Now this is SERIOUSLY WORTH REBLOGGING!
We can't stress enough everyday to FSBO that we are spending thousands of dollars annually to attract buyers and many times, we don't have the home they are looking for, but when one fits the search, whether FSBO or listed, we need to make the match, so please open your mind and accept our buyer.  After all, what is more important, spending a little commission, or spending another year of taxes and insurance and watching your value continue to slide?

Maybe this is a stupid thought process, but I have a burning issue to discuss after President Obama announced this evening that a compromise has been reached.
He outlined a 10 year recovery plan to reduce the debt 1 trillion dollars and a few other wild promises.
But here is my dilemma...
Why does a Congress and a President who have for the most part less than 2 years to go, come up with a LONG TERM PLAN?

Bank of America strikes again with a new level of right hand not knowing what left is doing! - 07/29/11 11:19 PM
Today was closing day on 1 short sale I have been negotiating since May with Feb with Bank of America.
The negotiator set today because the appraisal done by the bank expired today so she didn't want to order another.
Well Tuesday, we update all the financials as typical and are waiting for clear to close. 
Wednesday, they enter in equator, AWAITING VALUATION, so I call the negotiator, only to be told, she didn't know why but they called for a new appraisal, but it was a RUSH and we should still make Friday, today to close.

Okay, so we finally have our Football back, but do we really?  We have already heard our favorite team, Miami Dolphins has some interesting personnel changes... Reggie Bush for example coming to Miami?  Quarterback trade?  And with the stadium only being 2 hours from Port St Lucie, along with the Florida Panthers, or Florida Marlins, we are close enough to travel to most major league sports and still live in a very reasonably price area.

Amen sister.  I have never seen it stated so elegantly.
People, buy the home, put an inspection contingency in the contract, hire a home inspector, and let a professional tear the home apart and look at anything you want them to, but DO NOT TEAR APART SOMEONE ELSE'S HOME unless you are contracted to purchase it.

Here's an idea to make everyone happy and create a WIN WIN!
How about you take your 30 photos and your virtual tour but you place them on the MLS with restricted access only by brokers.
And you post right in the listing that is going viral that if that additional photos and virtual tour are available only to a Licensed Agent and then you are doing 2 things...
You are protecting your clients privacy and you are encouraging the public to call a REALTOR to work with them as a BUYER AGENT.

How is everyone dealing with this incredible heat?  I have to say, want to lose weight real fast?  Just work outside for a couple of hours.
I thought I would detail my boat today and I started at 9:30 trying to beat the heat sort of.
Came in at 2:00 PM and I think I shed 10 lbs.  A gallon of gatorade, a gallon of water, and a dip in the pool was all required just to cool down to a reasonable level.
And I'm a native Floridian and I'm actually used to this, but 105 heat factor is just too much … (6 comments)

I have grown up with this program and being a Florida guy born and raised, I can't help but be sadden today as the program comes to an end.
But for even more reasons, I am really sad at the thoughts of what lies ahead for those communities effected by this program ending.

Why is my house so HOT? Is my A/C going out? It's only 6 months old! - 07/18/11 11:53 PM
Hey everyone.
I won't keep you long but I thought more than a few could benefit from my experience recently.
We have been in our home for just at 6 months when we just didn't seem to get cool enough.  So we called the A/C guys to balance the system as they told us this might be necessary after a few months.
They came out and they checked every rooms output and said the system was performing perfectly.
So as a last resort, they thought to check the ducts.  They went up to the attic and came down rather quickly.

This is not atypical at all.  Consider carefully the TRUE COSTS of actually using a warranty versus what it will save you.
My personal story is with Laptops today.  The laptop costs you under $500 for most cases, but the extended warrantly costs $300 more.  And then when I tried to use the warranty, 3 out of 5 repairs were not covered. 
It never even repaid for the cost of the warranty for what it saved on the repairs they would approve.
