      <title>Why Are You Wasting Your Time and What Are You Really Paying For? </title>
      <description>&lt;p style="text-align: left;"&gt;Most Realtors and real estate investors that I know are paying for leads in some form or fashion. Typically it is one of two ways that they are "paying". They are either advertising in a variety of publications to bring new clients in OR they are paying some lead generation source to provide them with potential new clients.&lt;br /&gt;&lt;br /&gt;So, my question to the hundreds of thousands of Realtors in these situations would simply be "What are you really paying for?" &lt;br /&gt;&lt;br /&gt;Here is the way that I see it:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;QUANTITY VS. QUALITY&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;In a perfect world....You would only pay for a lead if it had the potential to turn into a client, which in turn has the potential to turn into commissions. &lt;br /&gt;&lt;br /&gt;So, if you are paying for hundreds of leads a month but only a fraction of them REALLY have the potential to turn into a client then again I ask...."What are you really paying for?"&lt;br /&gt;&lt;br /&gt;I have a tendency to view things in a very pragmatic way and it seems to me that if I have to spend my time "digging" through hundreds of leads with the possibility of getting one or two each month that are ready to do business - not only have I invested money, but I have invested a tremendous amount of time too. All for a chance at one or two people. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;WOW! What a waste of time, money, and energy.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Let me explain where I am going with all of this.       <title>What Can We Do That The OThers Cannot?</title>
      <description>&lt;p&gt;At the risk of coming off like a commercial, I just get asked this so much that I thought I would blog about it today.&lt;/p&gt;

      <title>The Time Is Now!</title>
      <description>&lt;p&gt;The real estate market continues to have its troubles and there doesn't seem to be any real positive news at the macro level. On the other hand, at the micro level there seems to be a lot of our licensees that are still working their plan and making things happen every day.&lt;br /&gt;&lt;br /&gt;Times like these certainly require an enormous amount of focus, versatility, adaptability, and faith. The licensees that we see doing the best have embraced the fact that the market is what it is right now. There is no changing it. Roll-up your sleeves, prepare to get dirty, and dive in.&lt;br /&gt;&lt;br /&gt;People that wanted nothing to do with short-sales a year ago, now have to embrace them and become a master at the technique. People that didn't quite understand lease options or seller financing programs, had to adapt and learn to incorporate them into their exit strategies. This type of focused approach to staying on the path to success has really contributed to several of our licensees actually continuing to grow their business right now.&lt;br /&gt;&lt;br /&gt;Now granted, we have certainly had more than our fair share of licensees calling us and discussing how their business is hurting right now. I am empathetic to those of you that are going through that part of the business, because God knows I've been through more than my share of ups and downs in business. But the one thing that I know to be true in all of my years of business is that it is usually darkest right before the dawn.&lt;br /&gt;&lt;br /&gt;It cannot always be great. We all made a lot of money when the market was so easy. Buy it, fix it, flip it. Simple simple.&lt;br /&gt;&lt;br /&gt;So now we're faced with real world business decisions on how to compete in a much different market. The market will certainly turn for the better. In all likelihood it will be sooner than you think. So prepare yourself now for how to compete in this market. Take advantage of all of the different techniques available in real estate today to both buy and sell your property. There will be more wealth created in this "slump" that at any other time in real estate.&lt;br /&gt;&lt;br /&gt;I've had it put to me a lot of ways by my mentor. There are some things that he always pressed upon me and I'd like to share them with you.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Never give up. &lt;/strong&gt;You will almost surely fail. Nothing works the first time it's attempted. If it was easy, everyone would be doing it and you wouldn't have an opportunity in front of you.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;One day at a time.&lt;/strong&gt; No matter how difficult your situation is, you can get through it if you don't look too far into the future, and focus on the present moment. You can get through anything one day at a time.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;When you're ready to quit, you're closer than you think.&lt;/strong&gt; There's an old Chinese&amp;nbsp;proverb that goes like this: "The temptation to quit will be greatest just before you are about to succeed."&lt;br /&gt;It's an old Chinese&amp;nbsp;proverb for a reason.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Stay out of your Comfort zone.&lt;/strong&gt; The greatest things only happen when you are truly uncomfortable and you forget about "security". Wiht great risk comes great reward. If your business is down, you certainly have to do something different.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Life isn't fair.&lt;/strong&gt; If you expect life to be fair, you are setting yourself up for BIG disappointment. Life is what you make of it. Successful people make their breaks.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;And lastly,&lt;/strong&gt; &lt;strong&gt;Make a decision&lt;/strong&gt;. The greatest power that we have is the ability to make a decision to be successful. Sitting around and hoping that things turn around is a decision - a decision to let your fate be decided by someone or something else.&lt;br /&gt;&lt;br /&gt;There are millions of people in America today looking for someone to step in and help them with their housing problems. We hear from thousands of them each month. Rather than turning and running for cover because of all of the doom and gloom on the news.&lt;/p&gt;

      <title>Don't You Have A System To Sell?</title>
      <description>&lt;p&gt;I am repeatedly being asked why I haven&amp;#39;t gone the route of &amp;quot;seminars, books, and tapes&amp;quot;. The implication being that... as someone who buys and sells a lot of houses, has had a thriving real estate investment business, and also someone that owns a great real estate branding company, somehow I would dare to think of myself as qualified enough to go out and teach others.&lt;br /&gt;&lt;br /&gt;Well, the truth is that I HAVE shared my investing and marketing knowledge with a lot of people over the years. Especially people that have connected to me through my business, 1-800-SELL-NOW. But, I have such a distaste for the majority of these &amp;quot;wanna be&amp;quot; guru types in the market that I would hate to ever be associated with that market.&lt;br /&gt;&lt;br /&gt;Don&amp;#39;t get me wrong, there are a lot of quality people out there that are genuinely trying to help people achieve their dreams of financial freedom through real estate. In fact, I was meeting with one this week - Larry Goins. Larry is as good as they get in the market - a quality guy trying to help as many people as he can. You&amp;#39;ll never meet a guy that is better thought of in this industry.&lt;br /&gt;&lt;br /&gt;But for every Larry Goins and many others, there are literally thousands of &amp;quot;gurus&amp;quot; that 1) think that they know more than they actually do and 2) are purely looking at the books, tapes, and seminars as a profit play. &lt;br /&gt;&lt;br /&gt;Being in my situation, I&amp;#39;ve seen or talked to a lot of them at one time or another. It&amp;#39;s always a little upsetting to me to see guys that have been in the business for a couple of years, have purchased a few homes within a 30 mile radius of their house, and suddenly they have this &amp;quot;wealth of knowledge&amp;quot; to go out and sell you a $100 or even $5,000 system that will somehow work in your own backyard. &lt;br /&gt;&lt;br /&gt;So for the sake of not insulting the people sitting in Wichita, KS, Boise, ID, Orange County, CA or any other market that is drastically different from the markets that I invest in - I have never decided to pretend as though I have a system that will absolutely, positively work in their backyard. Now I am not on a soap box or anything, I just choose to focus on what we do very well and do it everyday. I get a lot of satisfaction from working with our clients around the country.&lt;br /&gt;&lt;br /&gt;If you want a system - I can certainly give you my two cents on who I think can help you organize your business and provide you with some of the best tools - just ask. At the end of the day though it really comes down to a few things in my humble opinion:&lt;br /&gt;&lt;br /&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Market your business&lt;/strong&gt; - let the world know that you exist. Bring buyers and sellers to you. There is absolutely no reason in the world to have to go looking for a deal when the deals can come directly to you. This is the single best investment that you can ever make in your real estate success. Create a local presence!! 1-800-SELL-NOW is a great tool to use for this. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Know your strengths and weaknesses&lt;/strong&gt; and be prepared to partner with others to help with your weaknesses. If you market your business and in turn the calls come in - always have a way to profit from every client. I made this mistake and it cost me BIG TIME. I thought that I had enough buyers in my market....and stopped building out my list a few years ago. BIG MISTAKE - will never happen again. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Measure your results&lt;/strong&gt;. Take what is working and exploit it to the fullest. Look at where you are getting the best return on investment in time, money, and energy - then dial into it. Business 101. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Just do it. Get involved&lt;/strong&gt;. Be willing to take some measured risks and get some quality experience under your belt. If you have bought books and tapes and been to countless seminars but still have not done a deal, then what are you waiting for. NOW IS THE TIME. The market will never be any better than it is RIGHT NOW. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Lastly, don&amp;#39;t let someone else steal your dream.&lt;/strong&gt; Real estate is hard work and is A BUSINESS. Treat it like one. Have a plan and work it. If some guy down the street has the next &amp;quot;greatest idea&amp;quot; and wants your money to prove it - be cautious. The Internet has allowed so many so-called gurus to pop up with little or no qualifications. They buy a mailing list, berate you with emails, and then play the law of averages hoping that a small percentage will purchase their program......it&amp;#39;s a business! But it doesn&amp;#39;t have to be your business! DO YOUR HOMEWORK AND DO BUSINESS WITH QUALITY GUYS THAT CAN REALLY HELP YOU GROW YOUR REAL ESTATE BUSINESS.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;P.S. One more thing to think about...&lt;strong&gt;Hope is not a strategy&lt;/strong&gt;. I see a lot of real estate professionals in this market &amp;quot;hanging on&amp;quot; with the last shred of hope that it will somehow turn around for them. Don&amp;#39;t be that guy!!&lt;/p&gt;&lt;p&gt;If your business is off, calculate where you want to be and then most importantly - implement a definitive strategy to get there. The market has changed. If you haven&amp;#39;t changed your strategy as well, then you&amp;#39;re a dinosaur. It&amp;#39;s only a matter of time.&lt;/p&gt;&lt;p&gt;Figure out what the market is serving up to you and then how you can create revenue from it. I can tell you beyond a shadow of a doubt, that there are a lot of people right now making an ENORMOUS amount of money in this market - it&amp;#39;s not bad for everyone! I will give you a perfect illustration of this.....&lt;/p&gt;&lt;p&gt;We have a new licensee that is a realtor. Investors&amp;nbsp;were buying up every other house in her market. So she approached us about using 1-800-SELL-NOW to get the calls&amp;nbsp;FIRST from the local home sellers. Effectively positioning herself between the investors and the home sellers. SHE&amp;quot;S KILLING IT NOW. When the investors want to buy houses now - they are starting to turn to her.       <title>1-800-SELL-NOW, Five Things That People Want To Know</title>
      <description>&lt;p&gt;Last week was a really interesting week. We received a lot of interest from realtors and real estate agents about our video postings on YouTube and Facebook. There seem to be a few consistent questions that I thought I would answer here:&lt;br /&gt;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How do you see the process flow working if a real estate agent or realtor uses 1-800-SELL-NOW?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Well, keep in mind that a customer is calling 1-800-SELL-NOW because they are looking to sell their house NOW. They are obviously motivated. Now motivation comes in varying degrees, but they are definitely motivated enough to call.&lt;/p&gt;&lt;p&gt;SO, we see agents laying the ground work with the customer by saying that the agent is definitely in a position to help them sell their house now either through a cash offer from local investors or by getting the house listed for the right price to move it. However, either way the agent will need to come see the house to evaluate the house. This gets the agent in the door.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Getting in front of the customer is the important part of any deal of this type......building rapport immediately and helping the customer to solve their real estate problem.&lt;/strong&gt; If you want to have the opportunity to close more deals - you need to get in front of the customer.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How much does your service cost?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;We license our brand by geographic territory.....DMA, State, County, or even Zip Code. So the price will depend on the number of households in the area that you are purchasing. The more households - the higher the cost. On average it is about $75 a month for a normal zip code.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How can you route calls by zip code?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;If you dial 1-800-SELL-NOW right now the first thing that you will hear is &amp;quot;&lt;strong&gt;Thank you for calling 1-800-SELL-NOW, please enter in the 5-digit zip code of the property that you are calling in reference to, so that we may route your call to the appropriate party.&amp;quot;&lt;/strong&gt; Upon entry of that zip code, our system then routes the call to the appropriate licensee for that territory. Same thing over the web. This allows our licensee to feel confident with their local advertising.....if the call comes from their licensed territory - they are getting it. NOTE: This also protects our licensees with cell phones. More and more people have cell phones from other area codes - with our system this is a non-issue.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;How many calls can I expect?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Well, like anything else it will depend on how much you advertise the number. The licensing fee that you pay 1-800-SELL-NOW covers the cost of the routing and exclusive use of the brand. However, you still need to let people know in your territory that you exist. SO, whether it is through business cards, direct mail, val-pak, yellowpages, print, radio, or television - you have to get the word out. What we are saying is that incorporate our number in everything that you currently do. If you do, the customer will remember this brand easier than anything else that you are doing without it and in fact you will get more calls.&lt;/p&gt;&lt;p&gt;On average, where our customers spend a minimum of $1500 in advertising a month they receive between 30 and 60 calls directly from motivated sellers.&amp;nbsp; These are the cream of the crop because they are ready to transact&amp;nbsp;NOW!&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why do you say these are &amp;quot;better&amp;quot; or &amp;quot;more convertible&amp;quot; leads than your competitors leads?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;There are a lot of our clients that spend a lot of money on lists, subscriptions, and other forms of marketing that bring them leads. In the majority of these cases these leads do not call the agent directly and require the agent to make a call to someone that may or may not be ready to transact business immediately. On the other hand, our customers call the agent directly AND in most cases they are ready to transact business immediately. They are looking for a real estate professional that can help them today.&lt;/p&gt;&lt;p&gt;Cold-calling a person that may or may not be ready to do business VERSUS&amp;nbsp; A customer calling you directly because they are looking for someone to help them sell their house now.       <title>We Gave Away Millions In Listings </title>
      <description>&lt;p&gt;I&amp;#39;m always fascinated when I take a couple of steps back away from our business and try to look at it from a different angle.&lt;br /&gt;&lt;br /&gt;As you know by reading my posts, that&amp;#39;s what has been happening to 1-800-SELL-NOW in the last few months. &lt;br /&gt;&lt;br /&gt;More and more of our clients have begun using our service to not only generate calls for investment opportunities, but they have also begun to use our service to generate calls that they could turn into listing opportunties or even acting as a buying agent for cash investors.&lt;br /&gt;&lt;br /&gt;The point is that we have been forced to look at our business differently because the market has required us to do so. And Thank God for this - it has opened up our business to a new segment that we had not really considered before.&lt;br /&gt;&lt;br /&gt;The world has now opened up for 1-800-SELL-NOW beyond our wildest imagination. Realtors from around the country are now coming to us in hopes that we can bring them better leads that result in REAL clients. In reviewing the last week, I found something fascinating. A customer who:&lt;br /&gt;&lt;br /&gt;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Called 1-800-SELL-NOW directly because they are ready to SELL NOW &lt;/li&gt;&lt;li&gt;Is looking for help from a reliable, respectable, and trustworthy professional to help them get their house sold as quickly as possible &lt;/li&gt;&lt;li&gt;Is ready to invite this professional into their home and begin the process IMMEDIATELY &lt;/li&gt;&lt;li&gt;Is anxious to work with someone as opposed to being in a situation where they&amp;quot;may or may not&amp;quot; be ready to work with a realtor &lt;/li&gt;&lt;li&gt;Represents revenue potential today - not weeks, months, or years from now&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;We get calls everyday from areas that we do not currently have a presence (it shows you the real value in the number - they hear the number in one market and never forget it - they call when they get home).&lt;/p&gt;&lt;p&gt;Like I said, our usual process is to begin looking for someone in that area that can help the caller with their problem. If it turns into a customer for 1-800-SELL-NOW - great!       <title>What If You Could Turn The Majority Of Your Leads Into Listings?</title>

      <title>Client Generation VS Lead Generation</title>
      <description>&lt;p&gt;&amp;quot;Kent, 1-800-SELL-NOW is not a lead generation company, it&amp;#39;s a CLIENT generation company&amp;quot; &lt;/p&gt;&lt;p&gt;These were the words of one of our best customers to me last night on a call. &lt;/p&gt;&lt;p&gt;Until that moment I had not realized that just by saying &amp;quot;lead generation&amp;quot; I was lumping our company in with every other &amp;quot;wanna-be&amp;quot; lead-gen company in real estate. I have been so focused on trying to get our message out there that I may have actually hurt our chances of attracting great new customers to our service. So no more. No more mentioning &amp;quot;lead generation&amp;quot; with the brand 1-800-SELL-NOW. From now on it&amp;#39;s &amp;quot;client generation&amp;quot;. &lt;/p&gt;&lt;p&gt;Now in all fairness, &amp;quot;client generation&amp;quot; is very appropriate for what we do for our customers. &lt;/p&gt;&lt;p&gt;Imagine a world where as a real estate professional..... &lt;/p&gt;&lt;p&gt;*** You did not pay for cold leads and then have to pick up the phone and call these people.....hoping to knudge them and nuture them just enough that they turn into a customer. &lt;/p&gt;&lt;p&gt;*** You did not have to spend hours upon hours working these leads just to have them push you off for a few months while they &amp;quot;think about it&amp;quot;.....or even worse - go to your competition. &lt;/p&gt;&lt;p&gt;*** You took calls or inquiries directly from a customer that is highly motivated and ready to do business NOW. NOT TOMORROW -THEY ARE READY TODAY. &lt;/p&gt;&lt;p&gt;*** The customer came to you and treated you as a real estate pro whom they trust and respect to help them find a solution to selling their home. Inviting you into their home to discuss the options that you can provide for them - cash offers, short sales, listing, etc. &lt;/p&gt;&lt;p&gt;The last two points are why we are &amp;quot;client generation&amp;quot;. Our customers take these types of calls EVERY DAY!! &lt;/p&gt;&lt;p&gt;In a normal client acquisition cycle, realtors would or could take several months on average to take a lead and actually turn that lead into a client. &lt;/p&gt;&lt;p&gt;In our client acquisition cycle, realtors are literally taking calls with someone that could and most likely will become a client within 24 hours. We have customers that are turning 60% of their leads into clients - whether listings or investment deals. &lt;/p&gt;&lt;p&gt;YES 60% &lt;/p&gt;&lt;p&gt;Now compare that number with any other system that you are using to bring leads and you can now see why we are saying.... &lt;/p&gt;&lt;p&gt;We Are Client Generation - Not Lead Generation. &lt;/p&gt;&lt;p&gt;If you are averaging anything close to the industry norms of 5% or below, we are worth a phone call or email to check us out.
