We have a public communications program you might be interested in. The city will notify you by text or e-mail during an emergency. It might be a road closure, parking rules change, school closure etc. You just need to register your information and they will send you a message when it applies. This is only a test program for now. You can get a no cost audit, on your homes efficiency, by calling keyspan at 1-800-860-0815 or visit them on the web at www.keyspansaves.com. You must be a gas customer with an active account. Realtors take note. If you have a listing that uses gas heat, they also qualify, even if the house is unoccupied. They will give a visual audit and look at windows, boiler, insulation, thermostats, etc. They will give a report at the end of the audit. How cool is that? NO COST AUDIT. The best thing about making it yourself is that you get to do it just the way you like it. Or if you have any allergies, you can enjoy your favorite recipe by just omitting the item you are allergic to. Enough talk, get's get going. First get some cheap chicken parts, legs on sale are good, legs with thighs are better. About 4-5 pounds. Put in a pot of water, about 6 cups, and cook for 3-4 hours, over low heat. I use a diffuser on my gas stove, allows me the freedom of not having to stir or mix (3 comments)

I'm not talking about what you would like to be paid, but what you were paid in the past. And how do you figure this? And do you keep a log? Let's just count hours spent with a client. Not training, office time, meetings, mailings, computer time, etc. So, we have the listing presentation, input to the MLS, Open Houses, showings, negotiations, inspections, appraisal, contract stuff, walk through and closing. OK now that I got your attention, this blog is all about helping our brave men and women who were severely wounded. What can we do? I'm looking for at least one Realtor in each state to help a wounded vet to either buy or sell a property, and not accept your fee. Sound like too much? Don't forget to advance your clocks ahead one hour on Sunday morning. They tell us do it at 2 AM but I'm not up at that hour, so I'll just forget to advance some clocks and I'll do others before I go to bed on Saturday night. I started to do the cars already. My car is easy, but my wife's car, I need to look at the manual. Thank the good Lord I don't have to do the computer and my cell phone. I'm talking AFTER expenses but before taxes. Like if you were working for someone and they paid you by the hour. Do you keep tract of all the time you do this and that for each client? Yes, I'm also including telephone calls to the client, other broker, mortgage people, attorneys, office receptionist, home inspection, etc. People think we put a sign out in front of your house and then go to the closing and collect the check, but don't know anything about the work we do in between. How you may ask, can I take advantage of the cost of a first class stamp going up? Here is just one example. Go to the post office before the rate increase and buy $10 or $20 worth of one cent stamps. Now, divide them into groups of five or ten. Put them on your business card with a paper clip and give them out to all the people you meet. At the mall, walking in the park, at the supermarket, anywhere and everywhere. Great way to meet people and expose your business. Cheapest form of advertising I can think of. OK. (8 comments)

Can all you lovely ladies help me out. I'm from the "Happy days" era, you know, 1950's as a young man. I always liked white socks, but my wife and RE coach say "Black socks, Ken". I use black socks when I have a suit on, for showing my listing, or giving a listing presentation, but what about every day attire? I put on a dress shirt and pants, but white socks. Would that turn you off and not buy the house or give me the listing? Comments please. (1 comments)

Compromise. Sometimes I wonder. True story. This recently happened to me. I have a condo, in another state, that I wanted to sell. I called a local Realtor and listed it. Got a few showings but no offers. I called my broker and said "I'm raising the commission." Thinking it would make every broker in town take notice and bring a buyer. I was correct. And got an offer. The offer was low and I said to my broker, "I'm not paying that commission on that offer." On full price or somewhere near full price, OK but not on such a (5 comments)

What does that mean? I don't know. Does your attorney know? Is he a member of your local MLS service? Has he seen the listing? Has the listing changed from the first day till the day the offer is made? I had a listing that had several changes from day one, so which mls listing are we writing about? Don't let a sloppy agent make such an offer. Ask to see the "binder" that he will be making. Is the fridge you want in that offer? Are the washer and dryer listed as well? When you hire a Realtor, how do you know you are getting all you deserve? How do you protect yourself so that you will in fact receive ALL offers to buy your property? Sometimes, when an offer is made the agent will say, "I would not even consider that offer, my homeowner would kill me if I made an offer like that." Well, the law in the State of New York says that we MUST present that offer. So, have your agent write in the listing agreement that all offers must be presented. Now exactly what is an offer?
