The best thing about making it yourself is that you get to do it just the way you like it.  Or if you have any allergies, you can enjoy your favorite recipe by just omitting the item you are allergic to.  Enough talk, get's get going.  First get some cheap chicken parts, legs on sale are good, legs with thighs are better.  About 4-5 pounds.  Put in a pot of water, about 6 cups, and cook for 3-4 hours, over low heat.  I use a diffuser on my gas stove, allows me the freedom of not having to stir or mix … (3 comments)

  Here is the recipe.  Makes 6 loaves.
10-12 cups of bread flour, 2 cups of oat flour
5 cups of whole milk
1/4 cup sugar,  1/4 cup of honey
1 tablespoon sea salt
1 stick of butter
2 eggs, fresh yeast, about 1/4 cup or 3 packs of dry yeast

I'm not talking about what you would like to be paid, but what you were paid in the past.  And how do you figure this?  And do you keep a log? Let's just count hours spent with a client.  Not training, office time, meetings, mailings, computer time, etc.

Brother and Sister can you spare a fee?  Check this web site and see what you can do.  https://www.woundedwarriorproject.org/  If not a fee, than can you do something to help our wounded Veterans adjust to life after war?  My goal is to have at least one Realtor in each state contribute.
What a joy you will bring to not only the veterans and their family, but to know that you have a part in protecting our country.  Some of us are too old to join the military but never too old to help one of our heroes.

I'm talking AFTER expenses but before taxes.  Like if you were working for someone and they paid you by the hour.  Do you keep tract of all the time you do this and that for each client?  Yes, I'm also including telephone calls to the client, other broker, mortgage people, attorneys, office receptionist, home inspection, etc.  People think we put a sign out in front of your house and then go to the closing and collect the check, but don't know anything about the work we do in between.  What say you? … (3 comments)

How you may ask, can I take advantage of the cost of a first class stamp going up?  Here is just one example.
Go to the post office before the rate increase and buy $10 or $20 worth of one cent stamps.  Now, divide them into groups of five or ten.  Put them on your business card with a paper clip and give them out to all the people you meet.  At the mall, walking in the park, at the supermarket, anywhere and everywhere.  Great way to meet people and expose your business. I have a dell notebook inspiron 6000 and love it.  However, it's not without problems.  I must say their support system is the best.  No problems here.  I've called them with a teck problem and the next day a person comes and fixes it.  What is your experience?   Don't be afraid to express your "OPINION"

Can all you lovely ladies help me out.  I'm from the "Happy days" era, you know, 1950's as a young man.  I always liked white socks,  but my wife and RE coach say "Black socks, Ken".  I use black socks when I have a suit on, for showing my listing, or giving a listing presentation, but what about every day attire?  I put on a dress shirt and pants, but white socks.  Would that turn you off and not buy the house or give me the listing?

Compromise.  Sometimes I wonder. True story.  This recently happened to me.  I have a condo, in another state, that I wanted to sell.  I called a local Realtor and listed it.  Got a few showings but no offers.  I called my broker and said "I'm raising the commission."  Thinking it would make every broker in town take notice and bring a buyer.  I was correct.  And got an offer.  The offer was low and I said to my broker, "I'm not paying that commission on that offer." What does that mean?  I don't know.  Does your attorney know?  Is he a member of your local MLS service?
Has he seen the listing?  Has the listing changed from the first day till the day the offer is made?  I had a listing that had several changes from day one, so which mls listing are we writing about?  Don't let a sloppy agent make such an offer.  Ask to see the "binder" that he will be making.  Is the fridge you want in that offer?  Are the washer and dryer listed as well?  Is the gas line hooked up to that … (3 comments)
