What do you need to do first? #1-May I suggest, find out what your home is worth, so you can price it right for a quick sale. #2-Do I need any help doing the above and who should I call? #3-Where do I want or need to go and what is the time line for this? House for sale 700 plus days, what do buyers think? What goes into your mind when you see that a house has been on the market for a long time? Something is wrong, right? Absolutely. If everything was just dandy, it would have sold within a reasonable time period, say 90 days, right? So, if you are a buyer, and see it's been on the market awhile, what are you thinking? For me, I'm thinking it's over priced, next I'm thinking the buyer, if any, canceled because they did not qualify for the mortgage, then I'm thinking if none of the (10 comments)

Fire safety, clean your dryer vent OK folks, when was the last time you had your dryer vent cleaned out? Don't remember? Then your just like me. Today was a cold day here in the Big Apple, so I decided to do a little work indoors. How about cleaning my dryer vent, must need cleaning by now. Can't remember when the last time it was cleaned, I'm guessing the last time the repair man came. Still can't remember. Look what I found.
Pretty bad right? Wait, there's more.

Is that the house they can't sell? I wonder what's wrong with it, it's been on the market a long time. Maybe there's a building code violation on it and the bank won't finance it until it's corrected. Ever ask yourself this question? Sometimes, there is a building code violation and that's what's holding up the sale. Any unit that has work not filed with the city, is illegal. Example; when an owner makes an additional alteration and the city has no record of it, the bank is going to reject the mortgage until the violation is corrected. The bank (7 comments)
in different seasons. That way if you sell in winter, you'll have summer videos and still pictures to show what the grounds look like in that season. You may even do spring and fall if your garden is exceptional with bright colors. We never know just what it is that makes a buyer fall in love with a property. (1 comments)

Home sellers take a walk! When selling your home, whether you're a Realtor or a FSBO, (for sale by owner), you should not be present when prospective buyers view your property. Why not you ask? I know my house better than anyone else. I know all the great features, like the skylights, 4 zone heating system, insulation, age of the central air conditioner, roof, full extension drawers in the kitchen, the custom bath I just had done, etc. Yes, you are correct. But your agent should know these answers, and be present to share them with customers and other agents. Yes (8 comments)
