Consumer or industry professional, we’ve all witnessed a listing that seemed to be for sale much longer than market conditions would deem reasonable. Most of the time, it’s a condition of price.
But when the listing is pending and it stays on the market for a long while, the most probable reason is that the property is a short sale. And we all know that those transactions can be anything but short.

Seems like everything you need or want anymore has an App associated with it, whether for your phone or tablet.  All comes down to what consumers and business people want.  Ask and you shall have it.
It struck me that the same is true for buyer and seller clients.  It’s been a long time since someone asked a question that I haven’t heard before (but those are good too – great opportunity to learn something new).

Dublin, CA Attached Homes Market Report - January 2012 - 02/19/12 04:26 PM

If we just focus on January of last year to this, things look pretty darn stable, although there has been some volatility inbetween.

First quarter of last year showed properties taking longer to get into escrow, but that dropped during the year. While it has risen slightly since then, it's still much lower than this time last year.
 

WIth only 1.5 months worth of inventory, this segment is definitely going to create challengings looking for these property types. Expect competition, or wait for more inventory.

Dublin, CA Detached Homes Market Report - January 2012 - 02/19/12 03:56 PM

Median price is up slightly from the same time last year, but down since the September peak. The median price is moving up incrementally from its fall back in September.  It's trending in the right direction though.

Wow, homes are selling in half the time they did a year ago?  What's changed?  Inventory. The next chart will show that in more detail.

This explains why the Days On Market has dropped so dramatically. With just over one and a half month's supply, there is much demand for available properties, many receiving multiple offers.  Let's hope for the buyers … (1 comments)

Pleasanton Attached Homes, January 2012 - 02/19/12 03:13 PM

This is an interesting chart indeed, and it really shows a lot of variance in this housing category. The mix of properties on the market equates to a very similar median price year to year.  But the median price of sold home was higher than those listed for 5 months in this one year period. Some of Pleasanton's inventory is obviously considered very desireable, actually moving the median up over 20% when comparing January to January.

Average days on market has actualy increased for attached homes. In some cases, it's due to lender guidelines which may not have FHA … (0 comments)

The median price on homes for sale has risen. That is probably more a factor of the mix of inventory (larger and more expensive homes), than overt optimisim on the part of home sellers. And it's not a huge jump at that. The median home price of sold homes as dropped a little, probably not significant in and of itself. 

Days on market was considerably higher at the same time last year, with an 18% drop. Probably welcome news for sellers and reflective of inventory levels, creating competition at some price points.

Livermore Market Reports, Attached Homes - January 2012 - 02/19/12 09:33 AM

Attached homes sales don't follow the same patten as detached homes. Active list prices are up over last year at this time, but demand is down. You can see that average sold prices were less in Jan'12 vs. Jan '11, and that is apt to continue with out an increase in demand.

Days on market for this segment has dropped too. Varying contributors, but among those - more clarity on which complexes are FHA approved or not; faster short sale processing in some instances, and more cash buyers in this price range. Investors especially are swooping these up, as … (0 comments)

Is that optimisim I see, or just more sellers at varying price points entering the market after the holidays? It may darn well be a reflection of the limited inventory.  And with the median 'sold' price rising as well, it certainly seems that supply and demand is showing a positive response.

This is an amazing change. Days on market was very high comparing last year to this year. The spike in the summer and fall is somewhat predicatable as spring buyers exit the market and inventory builds a bit. Over the holidays when fewer sellers put homes on the … (0 comments)

A client called about a property that didn’t show up on the searches I send her, even though it met all of the criteria. I finally located the listing, but no matter where I searched, couldn’t find agent showing instructions.  After about 40 minutes of calls and research, I wondered if the seller or the agent really wanted this property to be found.  Here are the highlights:

The Baby Boom years saw the addition of several subdivisions in Livermore.  From 1950 through 1966, the Jensen Tract as it is commonly referred to, sprung up in the southeastern portion of Livermore. 
These modest one story ranch-style homes were primarily built with 3 bedrooms, 1 or 2 bathrooms and with 1 or two car garages. Some larger models have a 4th bedroom. Well, sort of.  Livermore resident Jason “Wolf” Hamlin has received a coveted Golden Ticket, sending him to the next round of the competition in Hollywood, with auditions set to air on February 8th and 9th.
