Charts are great for showing the big picture. The median price spike for 2013 was in November, but it has now been surpassed by March of this year, with a slightly lower median in April. Still up 9% from April of last year.

There is a noticeable change in December of last year. Looking just at this chart, it bears the question, what the heck happened? Another in the series of artistic utility boxes in the City of Livermore's Urban Artist Program. This particular box sits at the intersection of Livermore Avenue and First Street, at what is commonly referred to as Flagpole Plaza.
Through a collaborative effort, the Livermore Arts Community has rallied around to give artists a 4 sided-pallate to express themselves, and beautify the city.

This market segment had a lot of volatility when the market first dropped, but boy, is it making a comeback. A 31% increase in median sales price, compared to October of last year. This is a popular segment for First Time Buyers in Livermore as well as investors. But many of condo complexes have met their cap for non-owner occupied units making this a challenge for investor buyers. First timers are in tune to the market - they can often pay less to own that to rent!

It's always interesting to compare the extremes of the market in any given month. Seeing those swings can certainly put some context to the median home prices, which are simply the mid-point of either end of the market for that month.

Short sales and foreclosed properties are requested by buyers for most cities and Livermore is no different. Several years ago, they comprised between 60 and 70% of the market. The perception is that they are a better value, so buyers continue to ask about them specifically.
The graph below illustrates the percentage of total units sold in the distressed properties category as of June 30, is 44%. 
Of the active listings currently on the market in Livermore, 26% are either short sales or bank foreclosures.

With my son and family coming for a 2 week stay, we were seeking out fun things to do with the baby. We've seen a spread larger than this for a single month's sales, but here are the two extremes.



277 N. I St. for $122,260. Three bedrooms, 2 bathrooms this was a manufactured home in the North Central part of Livermore. And REO and offered through HUD, it went pending in two days from the time it hit the MLS.

I still remember the days when taking my kids to the toy store for a special gift was an exciting excursion for them. My kids are grown and gone, but my little dog Coco gets just as worked up about going to her ‘toy store’.  She perks up when we pull into the parking lot, especially the one where she’s a familiar face to the staff.  And it’s nice to know that she has choices – heaven forbid that she get ‘bored’ with the selections. The above chart shows some very key data for the Livermore market. Average days on market has dropped from 52 days to 42 days when comparing Febuary of last year to 2012.  The median sale price is down slightly, but you will notice that the average sales price is up. 
Notice the corelation on the top left hand chart to the days on market vs. sold price. As the number of days drop, the price increases. The upper right hand chart illustrates that the number of active listings have decreased, yet the pending sales is on an uptick.
