We've seen a spread larger than this for a single month's sales, but here are the two extremes.

I still remember the days when taking my kids to the toy store for a special gift was an exciting excursion for them. My kids are grown and gone, but my little dog Coco gets just as worked up about going to her ‘toy store’. She perks up when we pull into the parking lot, especially the one where she’s a familiar face to the staff. And it’s nice to know that she has choices – heaven forbid that she get ‘bored’ with the selections. Here she's ready to go down the slide in her fashionable pink 'sports bra'.

The above chart shows some very key data for the Livermore market. Average days on market has dropped from 52 days to 42 days when comparing Febuary of last year to 2012. The median sale price is down slightly, but you will notice that the average sales price is up.
Notice the corelation on the top left hand chart to the days on market vs. sold price. As the number of days drop, the price increases.
