ca: Open House on a Hot Day – 7 Reasons To Do It - 07/18/10 03:09 AM
It’s supposed to hit 94 in Livermore, CA today. I’m holding a home open, its first Sunday on the market. Will there be visitors? I’m counting on it. Here’s my rationale. The temperatures reached the 100s earlier this week, so today will feel cool by comparison.
The Broker’s Open had a great agent turnout, and 4 different agents said they’re returning with clients on Sunday. We’ve had showings already and those folks came while it was very, very hot.
7 Reasons I’m Optimistic.
1) Those who are out searching in the heat, are apt to be more than Looky Lou’s. … (7 comments)

ca: Wordless Wednesday - Cool Kid on a Hot Day - 07/13/10 05:15 PM
Is this guy adorable or what?  And no, he's not related to me.  I just enjoyed watching him tromp around in his little tennis shoes and diaper when temps hit the 90s on Saturday.  Kids are just fascinated by the "Sprayground" at Lizzie Fountain, Downtown Livermore, CA.

ca: The Breakfast Stop - Livermore, CA - 07/11/10 04:15 AM
What a novel idea, at least in Downtown Livermore, CA. After expanding into a larger building for their popular beer and grub restaurant, the owners of The First Street Alehouse, found a great use for their previous space.
The Breakfast Stop is a convenient place to pop in and grab breakfast to go.  Simply choose your choice of breakfast sandwich, potatoes or fruit and a beverage.  Ala carte options available too.  A terrific solution for busy residents who don't have time for a leisurely sit-down breakfast.
Although, there are tables and chairs for those who prefer to dine in.  Simply circle … (1 comments)

I'm not sure how recent an addition these statues are to Downtown Pleasanton, CA but they sure caught my attention tonight, while strolling through town at the First Wednesday Street Party. A total of 11 statutues in the Sweard Johnson sculpture exhibition displayed in cities around the world, are now making their appearance in Pleasanton, CA.  Great conversation starters!

ca: Memorial Day – Honoring 3 Generations in My Family - 05/31/10 04:09 AM
Today for the first time, I’ll be attending a Memorial Day Parade. I don’t honestly know why I’ve never been to one before. My father is an invited guest and honoree in Rio Vista, California. As a decorated World War II Veteran, I’ve been hearing about this war for a lifetime. However, it wasn’t until I had sons of my own that I could understand the enormity of what affect that must have had on my dad, only 19 at the time.
He was in the Army, an infantryman with the Fighting First, also known as the Big Red One. He … (0 comments)

ca: Down Payment Assistance Programs - 05/24/10 04:33 AM
Most cities have funds available to help first-time buyers make their entry into home-owner status. There are eligibility requirements in terms of income level, and in some cases, residency. All require that the buyer have funds of their own, but these additional monies can go a long way towards strengthening an offer and the buyer’s chance for acceptance in multiple offer situations.
A great resource for education for first time buyers is the Tri Valley Housing Opportunity Center.  They conduct a number of classes, geared at helping people prepare for a successful home purchase, as well as providing other financial counseling.

ca: First Time Buyers – Buying a House is a Big Deal - 05/09/10 05:55 PM
Today’s first time buyers have the chance to be so much better prepared than buyers a decade ago. A host of information is available online and on television to educate you on the home buying process . Property searches can be simple with online sources. But, like any other form of information, too much can actually confuse the situation.
Knowing what you can afford is the best first step. Pre-qualification is important for a couple of reasons. It helps you determine your buying power, which can also help identify the best location to start your home search. Lenders use income to … (3 comments)

Now, let's get ready. And the biggest reasons?  You want to outshine the competition, so get ready to repair, de-clutter and stage.
Buyers have been out in force for awhile now and are probably seeing their fair share of distressed homes, many in short sale status, or already bank owned.  Some of these are tenant occupied, others are vacant. And as such, don't always give the best impression when a visitor walks through the front door.  Here's your chance to get your house in tip-top shape before it hits the market. … (1 comments)

ca: Have We Turned A Corner - Is it Now a Seller's Market? - 07/30/09 09:19 AM

A year or so ago, it seemed that the news sources blasted headlines about real estate conditions being favorable to buyers. It would be interesting to hear from today's buyers about their read on the current situation.  Of course, like all real estate markets, he who has the upper hand may depend upon location.
Here in the Tri-Valley of California (Dublin, Livermore, Pleasanton) it also depends upon your price range.  Buyers today are encountering quite a different picture than the one painted by the national news headlines not too many months ago. When inventories were high and listings languished on … (1 comments)
