Inspection of the actual sales data would help us understand this graph better. Median price just means that of all the units sold in a given month, where was the middle?  Some of the properties which fall into the attached categories don't qualify for FHA, or their HOA's may not meet lender's guidelines where reservers, rental/vs. owned ratios and HOA dues arrearages are concerned. When that occurs, cash offers may be the only option, depressing prices. While this graph looks drastic, keep in mind the price drop is $10,000.

All of Dublin's charts are moving in a downward direction. March to March, the median home price is down 11% from last year, but then up over February '12. Sales in the distressed property sector continues to see the most activity.

There isn't a huge amount of difference from last year to this where days on market is concerned. But the huge drop is March is indicative of the quantity of buyers now in the market versus the available inventory.

The median price is down 11%. In part because the lower properties are the ones in high demand by First Time Buyers, downsizing buyers and investors, and they are in short supply.

If you're a buyer out there in this market, you should take one important thing away from this graph - if you see a property you like, act on it. With high priced properties, short sales and REOs still part of the market, the days on market wouldn't have dropped to 3 weeks on average unless the pricing was appealing and the supply low.
