The company I work for, Alain Pinel Realtors, has come up with a pretty cool idea. A consumer centric search site for all open houses in our market area – the San Francisco Bay Area. That’s right, not just those from our brokerage, but competing brokerages as well.
Let’s face it – any database is only as good as those who actually use it, but instead of coming up with yet another site that agents must log into to list their open homes (think Realtor.com, Redfin, Movoto), it pulls the information from where you enter it now – the local … (0 comments)

We've seen some headway in the complextion of our local market - a small percentage of the overall inventory is distressed properties.  Traditional sellers have re-entered the market, understanding that recovery for the market is slow.  Several things are still working in favor of the sellers - prices are very attractive, interest rates have stayed at the lows that prompted much activity last year, and inventory is still under 'normal' market levels.  That said, buyers are fewer and far pickier. A year or so ago, it seemed that the news sources blasted headlines about real estate conditions being favorable to buyers. It would be interesting to hear from today's buyers about their read on the current situation.  Of course, like all real estate markets, he who has the upper hand may depend upon location.
Here in the Tri-Valley of California (Dublin, Livermore, Pleasanton) it also depends upon your price range.  Buyers today are encountering quite a different picture than the one painted by the national news headlines not too many months ago.
