Oh boy! I am so excited! San Bruno Park puts on concerts every Friday in August starting at 6:00 pm

For the last two summers I made homemade gourmet popcorn and put them in sandwhich bags for my kids to sell for .50 cents each. They were so darn cute! My 4 year old daughter carried her metal pail full of popcorn and my 8 year old son collected the money! I have pictures somewhere that I need to find and post!

Anyways, this year's 2009 schedule looks like this:

Lee Ginsburg and I worked a booth at the San Bruno Farmer's Market last Sunday and had such a blast! We are always trying to think of ways to promote our buyers and sellers and when we heard that the San Bruno Chamber of Commerce was offering booths to promote businesses, we thought it was a great idea for us! Since our office, Prudential California Realty, is in San Bruno, I live in San Bruno, I do a good portion of my business in San Bruno, not to mention my kids go to school and play sports here, I knew a good amount of people that walked by! It was a really great experience!

It was also great meeting the farmers and workers at the Farmer's Market! I found out how the different farms work and promote themselves. I learned which fruit and vegetables were in season like tomatoes are best in the springtime because in the summer they are quite ripe! Hierloom tomatoes, my favorite, are expensive for the growers therefore they are more expensive for the consumer. They are quite a specialty! Blueberries, peaches and plums are ready to go right NOW!

San Bruno Farmers Market is a GREAT success!

If you haven't heard, the San Bruno Farmer's Market started on Sunday, June 21st and is continuing every Sunday through October from 10-2pm! Downtown Sundays will have live music, fresh fruit and vegetables, flowers, specialty breads and international food.

If you haven't checked it out, I highly recommend swinging by! I was there on the first day and enjoyed picking out a variety of strawberries, blackberries and blueberries. I also bought some carrots, all kinds of summer squashes, and peaches! They were all delicious!

There was also a kettle corn booth, a booth for coloring and laminating commemorative pins, and a featured business. This event is put on by the San Bruno Chamber of Commerce so a featured business is an appropriate and great way for a business to promote themselves! (That means you'll see me there one day, for sure!)

If you don't have plans on a Sunday this summer, try to make it to the San Bruno Farmer's Market! It's a great local event you won't want to miss!

Tanforan Race Track History

From 1899 to 1964, the Tanforan Race Track had it's glories and it's depression.
1899-1918: There was horse racing, airplane racing and car racing.
During WWI: The track was used as a training area and had tents to house the troops.
1923: A new grandstand was built.
1937-1940: Seabiscuit became the biggest money winner in horse racing.
1941: WWII began and became a gathering area for over 4,000 Japanese-Americans subject to relocation. Following the war, Tanforan re-opened and continued its racing schedule.
1964: After all racing stopped, a fire detroyed the track.
1971: Tanforan reincarnated as a shopping center!

The San Bruno Dale Wilson 4th of July Memorial Tournement was an awesome event! The 7-8 year old "Bruno" team came from behind in two of their games and won the championship title undefeated! San Bruno has always had a passion for Pee Wee leagues and All Stars. It's a great American feeling in San Bruno when you mix BBQ, legal "safe and sane" fireworks and lots of baseball games at San Bruno Park!

San Bruno Real Estate "Shake Up"!

Skycrest Village- New Homes- San Bruno

From the Skycrest Village, new homes in San Bruno, to the bank owned fixer uppers, San Bruno homes for sale are feeling the shift of a real estate "shake up"! Inventory over the past few weeks has dwindled down to a mere 40 homes for sale and 15 condos. That's not too many when you consider that San Bruno consists of 14,677 households.

Over the past 2 weeks 14 homes have "pending sales". That's one sale per day in just 2 weeks! We haven't seen movement in the market like that in quite some time. The recent average sale price according to the San Mateo County MLS (Multiple Listing Service) is $470,000.

Currently, there are 2 two bedroom condos for sale at the Peninsula Place Condominium complex listed at $279,000. Great opportunity for investment or living in close proximity to the airport and San Francisco. There are also still some great little ranch style homes for sale in the $300,000 range.

San Bruno real estate is prime property because of its nice weather, living on the better side of a fog belt, it's closeness to San Francisco and all of the conveniences and comforts of living in community that cares about its citizens. People are drawn to San Bruno for it's rich and diverse cultures, awesome parks and recreation activites, and dedicated school system, as well.

San Bruno bank owned fixer upper!

It's great to see this activity in the market. It's not centralized to the lower priced homes, either! Recently, I was involved in a "bidding war" for a house in the Rollingwood area of San Bruno which was handsomely priced at $564,000. This was a 4 bedroom, 2 bath home in average shape. We were up against 5 offers in less that one week!

The lower priced homes do generally get more multiple offers and a lot of them are being bought "all cash". Imagine that! I think the real estate "slow down" in San Bruno has pick up the pace and has buyers and sellers making new decisions of whether or not to buy or sell. It's a win win situation for both sides, it seems to me!

Signs of a Real Estate Rebound

I am not one of profound wisdom, but I am hearing some positive signs of real estate making a turn around, a turn around for the better! Basically, the thinking goes like this, "Hmmm, real estate values are down, not only do I still have my job but I have some cash sitting around, and rates are very low - and may not go lower. So maybe I will stop renting and buy a place (or pick up that non-owner occupied property, or that vacation home), or at least see what is out there." The market will tell you that at some price, there is a buyer for everything.

San Francisco, the San Mateo Peninsula, East Bay and South Bay are experiencing a surge in homebuyers who are jumping off the fence to try and get their hands on property that they could have only wished they could afford a few years ago. Real estate therapy for the home buyer, home seller and home owner is a pretty common request these days. Some of the most frequently asked questions start from what the current value of a home is in order to make a decent offer or sale to how one could lower their property taxes. It's a different market out there in real estate but there are some interesting things going on!

What is the current value of the home you are placing a bid on anyways?We got Zillow telling us one thing and the seller telling us another! It's tough to come up with decent comparables in some cases where there hasn't been a sale in months. We know that the value has dropped but what should we base our offer on? In many cases we have to base the offering price on comparable "active" properties. We have to check how long these homes have been on the market and if they have had any activity! Comparing the "active" homes and their condition, square footage, and location should help determine the current vale of a home in this market. This is also helpful information for people trying to sell.

How can I lower my property taxes? There is buzz all over town about lowering our property taxes and the good thing is, is you CAN! All it takes is filling out one form with the current value of your home compared to the "higher" price you purchased it for along with some handy recent comparable sales that you get from your Realtor. This package is turned in to your county recorders office and put to review. This could save you hundreds of dollars per year!

How to Rock Real Estate Sales in 2009!

If you are a full time real estate agent in the Bay Area, you may relate to some of what I am saying. It may not work for all "necks of the wood" but I have some strategies that really work. I know from experience. I had a lousy 2006 and 2007 in real estate sales...the worst ever even! Then 2008 came along and to my surprise, it started AND ended with a BANG!

The best thing I never stopped doing was prospecting. I took to heart a simple lesson that was bestowed upon us by our training broker, Michael Monozon, to prospect 2 hours a day, 5 days a week. The other lesson I used was Dirk Zeller's 5 x 5 rule which is 5 past client calls, 5 circle calls, 5 lead follow ups, 5 new contact calls, and 5 thank you or nice to meet you cards. I spent the rest of the time doing floor time, open houses, mall shifts, and learning about internet marketing including social networking!

Here is my simple business plan:

Monday- Friday

10:00 5 past client calls

10:30 5 circle calls

11:00 5 lead follow up calls

11:30 5 new contact calls (to farm and open house invites)

12:00 LUNCH!

1-3:00 Prepare my farming flyers for the month. These also go out every other month to absentee owners on the 1^st. Prepare past client and circle newsletters which go out every other month on the 1^st. Prepare property showings.

3:00 Farm 100 homes on Tuesdays and Thursdays, that's 200 per week!

Do 2 mall shifts per week 3-6 or 6-9 Monday- Saturday

Do 1 floor shift per week, no Sundays because I like to do open houses OR take it OFF as long as I do one open house per month.

That is how I do it! I made a comfortable living in 2008 by selling an average or 1-2 houses per month. I'm back on track and it's a great feeling! I hope that I can help someone who loves working in real estate like I do. It's not very hard but takes ambition, enthusiasm, and I know this is the corniest of corny "the power of positive thinking"!

Some have asked me, "Do you ever take time off? How do you make time for your kids or YOURSELF?" The answer is easy! I follow this plan and I get off work at 4:30-5:00 every day! I spend each and every night cooking a lovely dinner and enjoying it with my family. Not only that but we converse about the day around a large table and face a huge window which allows us to also enjoy beautiful sunsets together! I take a weekend a month off to go to Reno, San Francisco, birthday parties and other fun stuff that come up!

It was a great year in real estate for most of us who seriously work "full time". I am "positive" that 2009 will be even better!

My kids go to school within walking distance from our house, my office is only 8 blocks away, the corner store is 4 blocks away, and if we need to go San Francisco, it's only 10 minutes away! So that would be the number one reason to buy a house in San Bruno because a home near San Francisco is desirable because a lot of people work there and don't want a long commute, so....

Bay Area real estate "shake up"!

Can you shake it up anymore in the East Bay right now? What I mean is, I have been showing property to different sets of clients in Pittsburg, Antioch and Hayward and all the homes have 10-20 offers on them! What the heck is going on?? I thought this was a buyer's market!

Well, what we have observed is the real estate market in those areas have reached rock bottom!

In Antioch, there are two to eight year old homes listed for $199,000, bank owned REO's that sell for up to $100,000 over the list price with 10-20 offers.
In Pittsburg, there are sprawling older ranch style 4 bedroom homes on 12,000 square foot lots listed at $229,000, bank owned REO's, pending with multiple offers and back ups.
Hayward has some awesome deals that I don't even want to think about right now because they are being snatched up so fast!

Now, I live and work in San Bruno and there are:

10 houses for sale under $400,000- San Bruno
5 houses for sale under $400,000- Daly City
17 houses pending in San Bruno, SSF, Pacifica and Daly City UNDER $400,000

Now THAT'S a real estate "shake up" because we haven't seen activity like this is a few years now!

I learned along time ago, in my waitressing days at the Hyatt Regency in Burlingame, that service with a smile makes all the difference in the world to the consumer. When service industry people like their jobs, it makes a world of difference to the worker, as well! When I switched from waitressing to real estate, it felt like almost the same job, just a different product! When I was serving drinks at the lobby bar at the Hyatt and within a few hours went to our Prudential kiosk at Tanforan, I felt like I was still behind a bar but just serving a different kind of drink! Definately a more expensive one!

Now that I am an experienced real estate agent or Realtor, I am happy to say that choosing real estate was the best career decision I ever made. San Bruno real estate is really hot right now! Particularly if you are looking in the Mills Park, Huntington Park and Crestmoor areas. Prices have come down enough where buyers have choices and can qualify to buy in their favorite parts of San Bruno.

The least expensive home right now in San Bruno is $299,000 and it is on 6th Ave. I hope it sells soon because it is a great little house.

San Bruno Fourth of July is always a lot of fun for its residents and visitors alike. Safe and sane firework sales go to non profit organizations throughout San Bruno. We were at our friend's house on San Bruno Ave. the whole evening and had such a blast with 4 other families and our kids. We did fireworks in their driveway and celebrated with chile con carne, potatoe salad and nachos. Mmmmmm...good!

Not only are fireworks and barbecues a BIG and exciting draw for our city but we have the BEST Pee Wee Baseball tournaments for miles! This past July 4th, 5th and 6th our San Bruno 10U and 8U teams won their championships and we are PROUD! We were supporting our friends the whole weekend at San Bruno Park and Parkside Middle School from 8 am to 5pm each day. The weekend was full of sun, fun and PLENTY of BASEBALL!
