&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;If you asked me to sum up the 2011 Real Estate Market for the Gulf Shores, Orange Beach, and&amp;nbsp;the surrounding coastal communities&amp;nbsp;in one sentence, I would have to say, &amp;ldquo;It was all good.&amp;rdquo;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;Of course with the already sloping 2010 economy, the market was even further disabled due to the Oil Spill and all of its fallout.&lt;span&gt;&amp;nbsp; &lt;/span&gt;With this being said, it should be a no-brainer that our area market be shining in comparison.&lt;span&gt;&amp;nbsp; &lt;/span&gt;As I have written about previously, 2011 was not only an improvement for our general tourist market, but an overall record in terms of the volume of dollars absorbed here in Gulf Shores and Orange Beach and surrounding areas.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;Since people were in such a bustle to get back to coastal Baldwin County after withdrawing the previous year, one would wonder if the sales market would also put on a good show.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;The coastal Baldwin County Real Estate market showed improvements in 2011 in all areas when compared with 2010.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;As you can see, sales are up, and it appears that prices may be ready to start an upward trend up as well.&lt;span&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;2012 numbers will help determine this more clearly.&lt;span&gt;&amp;nbsp; &lt;/span&gt;With our Gulf Coast communities banding together towards the common goal of plumping up our economy, efforts seem to have resulted in a positive result.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;National housing experts have mixed outcomes on the Real Estate Market as a whole.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Most say that prices will continue to fall, while REO properties will continue to increase.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Our 2010 to 2011 numbers are not in line with this forecast, as our foreclosure properties have decreased (and have almost diminished on the beach front), and prices have started to move up.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;Whether you are a buyer or seller, the market in our area can be seen as favorable.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Sellers have a much smaller number of REO properties to compete with.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Buyers can still feel confident that the prices they are purchasing have only just begun to rise.&lt;span&gt;&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;span&gt;&amp;nbsp;The only thing that is safe to assume is that things will change.&amp;nbsp; Nothing is constant, especially in the market, real esate and otherwise.&amp;nbsp; It's hard to imagine what 2012 has in store for us with the volatility of&amp;nbsp; international relations, and upcoming elections. The nation is likely in for ups and downs, ifs and whens.&amp;nbsp; That fact&amp;nbsp;has high probability of being a good bet.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;a href="http://www.avca.org/articles/index.cfm?action=view&amp;amp;articleID=3605" title="Gulf Shores volleyball" target="_blank"&gt;News of the AVCA's decision to bring it's 2012 Collegiate Sand Volleyball Championships to Gulf Shores&lt;/a&gt; next April is another score for Gulf Shores Travel and Tourism!&amp;nbsp; Before the final decision, Gulf Shores was in the running with hosting locations: Los Angeles, San Diego, and Orlando.&amp;nbsp; A big win for Gulf Shores travel and tourism 2012 numbers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The Collegiate Sand Volleyball Championship plans to bring 65 competing teams to the area, along with national broadcasting of the spring event by CBS sports.&amp;nbsp; The event will enlighten a whole new demographic to what our little Island of Gulf Shores has to offer.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Gulf Shores has already comitted to putting $30,000 into the event, including making necessary &lt;a href="http://www.ncaa.org/wps/wcm/connect/8045a1804138460286f98fd64a38ccb2/Building+a+Sand+Court+Suggestions+10+06+05.pdf?MOD=AJPERES&amp;amp;CACHEID=8045a1804138460286f98fd64a38ccb2" title="Volley Ball Court" target="_blank"&gt;court preparation&lt;/a&gt;, as well as hosting a team dinner/event.&amp;nbsp; There will also be both adult and junior volleyball tourney's running that weekend in hopes to amp up enthusiasm and involvement in the event which poses to hold a festival like feel for the weekend.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The weekend event will take place April 27th through the 29th and promises to plump up the population.&amp;nbsp; While March is historically a great month tourism-wise for our area, with nearly all of our primary feeder markets celebrating a vacation for their "spring break"- these spring breaker's taper off in the first week in April.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; But 2012 should see a busy April from start to finish.&amp;nbsp; The feeder markets of Loyola University, Tulane University, the States of Kentucky, Louisiana, and Ohio will all be closing schools for their spring breaks anywhere from April 1- April 13th. &amp;nbsp; Let's not forget that Easter is also falling in that timeframe (April 8th), making the first half of April free for travel to our beautiful beaches. Now, add in the CBS aired NCAA Collegiate Sand Volleyball Championship, and we have a recipe for April 2012 tourism revenue success!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; A representative from the Siesta Key Florida CVB, said the Sand volleyball invitational that their area hosts annually in April 2011 "Fiesta at Siesta" boosts their visitor numbers, but he said their event isn't quite the magnitude of the upcoming Gulf Shores event.&amp;nbsp; He stated that their event hosted 19 University teams last year and is more of an "invitational."&amp;nbsp; He also said the $120,000 from the extra 172 room/nights that the event brought to Siesta Key can't really be compared to what Gulf Shores should be in store for.&amp;nbsp; Our event will be on a much grander scale.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Adding together all of the elements: hosting 65 teams and their families/friends, Collegiate volleyball officials, in addition to the crew and production staff necessary for a national broadcast- along with any other sports enthusiasts that filter down-- and that April weekend is sure to be bustling.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; More importantly however, is the long term potential.&amp;nbsp; Just having the opportunity to put Gulf Shores in the national spotlight via CBS sports is groundbreaking in itself.&amp;nbsp; Any chance that Gulf Shores has to catapult it's little old self into the spotlight is just another dollar in the pockets of our areas investors, owners, and most importantly local community.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 2011 has been record breaking according to the numbers published by the GCCVB, and it seems it may be possible for 2012 to show '11 a run for it's money.&amp;nbsp; Only time will tell, but I think Baldwin County will all agree, we deserve it.&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; As of today there are 51 Beach Club condo units listed for sale.&amp;nbsp; Of those 51, the 5 lowest priced units (both 1 and 2 bedroom units)&amp;nbsp;are&amp;nbsp;currently Under Contract.&amp;nbsp; There is something to be said for this.&amp;nbsp; People see the value, and are ready to snatch one of these units up!&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp; &amp;nbsp;This Saturday December 2nd, 2011 marks the 2nd annual Gulf Shores Christmas Parade. &amp;nbsp;The parade starts at 4:00 and will run down Highway 59 from the Bridge to the Beach. &amp;nbsp;Last year the parade was graced with the Budweiser Clydesdales along with a wide variety of area business sponsored floats, The Gulf Shores High School Band, and more. &amp;nbsp;This year should be a similar string of participants, with candy, necklaces, and the like for your children (or even YOU) to scamper for. &amp;nbsp;According to the weather forecast Gulf Shores should be experiencing temps around 65 degrees- perfect for a parade!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; &amp;nbsp; Another Gulf Shores and Orange Beach Holiday event that you will not want to miss is the Back Country Trail Sleigh Ride that Orange Beach will be putting on. &amp;nbsp;The event will take place on December 9th, from 6-9pm and is free for all who attend. &amp;nbsp;Our beautiful Gulf Coast doesn't normally allow for a white Christmas, but Orange Beach will surely have all of the expected Holiday trimmings for your viewing pleasure along the sleigh ride trail. &amp;nbsp;Be sure to take part, and make this a new family tradition! &amp;nbsp;People wishing to take the "sleigh" ride will be picked up at the Orange Beach City Hall. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; &amp;nbsp;For 26 years now, this Gulf Shores and Orange Beach Holiday Event has been putting down the Canal for eveyone to enjoy. &amp;nbsp;The Nautical Night of Lights Boat Parade will be taking place on December 10th, 2011 from 5:30-8:00 pm. &amp;nbsp;The annual Holiday Event will start at LuLu's Homeport Marina and travel East down the Canal, Pass the Wharf, head around Bear Point, down the South end of Ono Island, to Perdido Pass, Terry's Cove and eventually ending up at Zeke's Marina. &amp;nbsp;Enjoy the tour of boated lights, a Gulf Shores and Orange Beach Holiday Event that was been a 26 year tradition- it must be good!&lt;/p&gt;
&lt;p&gt;&amp;nbsp; &amp;nbsp;Rounding out the month is LuLu's annual "Noon Year's Eve" Family friendly New Year's Event. &amp;nbsp;This Gulf Shores Holiday Event will take place on December 31, 2011 from 10:00 am to 5:00 pm. &amp;nbsp;This free Holiday Event will include face painting, sand castle contests, The Gulf Shores zoo with some of their animals, and music by Suite Caroline! &amp;nbsp;Let your children be part of your New Year's celebration this year at Lulu's Noon Year's Eve.&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;When I run a search of the MLS for Gulf Front condos in Gulf Shores, Orange Beach, Perdido Key and Fort Morgan, with a maximum list price of $150,000, the results return 46 active and under contract units.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Of these units, there is a handful of Gulf Front condominiums located in the Sugar Beach complex listed drastically under $100k.&lt;span&gt;&amp;nbsp; &lt;/span&gt;These units however, are listed as 0 bedrooms.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Essentially you would have the equivalent to a studio unit, and depending on what you are using it for, this may suit you! These units will generally have a pull out couch or murphy type bed in the living area, along with a kitchen and bath.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;Our search for a Waterfront Condo in Gulf Shores, Orange Beach, Perdido Key, or Fort Morgan for under $150,000 doesn&amp;rsquo;t just return results with studio type units.&lt;span&gt;&amp;nbsp; &lt;/span&gt;There are numerous 2 bedroom 2 bath units available on our gulf in this price range as well.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;Our New Zoo in Gulf Shores proposes to be the first self sustaining zoo in the United States.&lt;span&gt;&amp;nbsp; &lt;/span&gt;The new zoo in Gulf Shores has crowned itself the &amp;ldquo;amazing green zoo.&amp;rdquo;&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;Gulf Shores and Orange Beach travel and tourism brings in record revenues! 2007 was the top revenue year for our Gulf Coast community, but not anymore!&amp;nbsp; Gulf Shores and Orange Beach banded together to boost their travel and tourism efforts with marketing dollars and new campaigns to see that 2011 went over 2009s top numbers.&amp;nbsp; And it did! The summer season has brought in 18% more than the 2007 precedent, and year to date numbers are in line to be a 17% increase overall.&lt;/p&gt;
&lt;p&gt;Of course The Gulf Shores and Orange Beach travel and tourism numbers from 2010 were sagging due to the BP Gulf Oil spill.&amp;nbsp; The 2011 numbers are towering over 2010 by an encouraging 51%!&amp;nbsp; Without a doubt Gulf Shores and Orange Beach tourism would have seen an increase over last year with little effort.&amp;nbsp; But to triumph over a record year (2007) after such a depressed previous year is something to shout about!&amp;nbsp; We are back!&lt;/p&gt;
&lt;p&gt;The marketing efforts of Gulf Shores and Orange Beach Convention and Visitors Bureau along with the Alabama Tourism Department should be praised; they got it right.&amp;nbsp; Added events such as the Hangout Music Fest, along with the corporate sponsorship with the SEC and all of the great ads put together in conjunction with historic SEC coaches helped remind the Gulfs target audience that the Gulf is still here and open for business! Our beaches are as white as ever, and our community still encourages a family atmosphere, we are the place to bring your family.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The Press Register reported that the City of Orange Beach has decided to raise condo owners business licenses.&amp;nbsp; The price of the license hasn't seen a hoist since 2000, however, an Orange Beach and Gulf Shores &lt;a href="http://blog.al.com/live/2011/11/tourism_numbers_could_hit_reco.html" target="_blank"&gt;travel and tourism report&lt;/a&gt; suggests that visitors to our area could hit 5M this year.&amp;nbsp; Beach services and upkeep will need to be able to keep up with these numbers and raising the license fees will help add an additional $200k in revenue for the city.&amp;nbsp; &lt;br&gt; &amp;nbsp; &amp;nbsp;&amp;nbsp; The Baldwin county coast is in the lead for the gulf coast lodging/rentals market share according to recent &lt;a href="http://www.kristydoggett.net/invest-in-gulf-coast-property.aspx" target="_blank"&gt;Gulf Coast Convention and Visitors Bureaus reports.&lt;/a&gt;&amp;nbsp; These numbers are likely a result of the combination of recent advertising campaigns as well as the "urge to get back to the beach" - since many beach vacationers felt forced to skip their beach trip last year, due to the BP oil spill.&amp;nbsp;&lt;br&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Either way, hopefully our area condo owners will see the increased fee returned in their overall annual rental income and then some!&lt;br&gt; &lt;br&gt; Read the whole article here:&amp;nbsp;&lt;a href="http://blog.al.com/live/2011/11/condo_owners_license_fees_rais.html" target="_blank"&gt; http://blog.al.com/live/2011/11/condo_owners_license_fees_rais.html&lt;/a&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;li&gt;The # of Transactions increased by 1,226 transactions &lt;strong&gt;YTD&lt;/strong&gt;, which is a year over year increase of 24.71%.&lt;/li&gt;
&lt;li&gt;The # of Transactions increased by 672 transactions during &lt;strong&gt;June through August&lt;/strong&gt;, which is a year over year increase of 37.8%.&lt;/li&gt;
&lt;li&gt;The Closed Volume increased by $242,848,334 &lt;strong&gt;YTD&lt;/strong&gt;, which is a 24.31% year over year increase.&lt;/li&gt;
&lt;li&gt;The Closed Volume during the summer months increased by $150,802,576 during &lt;strong&gt;June through August&lt;/strong&gt;, which is a 42.32% year over year increase.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;A wide variety of deals continue to present themselves on all different levels, and if you are someone that has been on the fence there is no time like the present to get involved whether you are looking for a new primary residence or an additional investment opportunity.&lt;/p&gt;
&lt;p&gt;The numbers above are a strong indicator that the inventory is getting consumed and as soon as all of the distressed inventory gets removed from the market prices will most definitely start back up again.&lt;/p&gt;
&lt;p&gt;There are certain pockets that already exist where prices reached a bottom several months ago and have started ascending. No one can ever time the market perfectly (without just plain luck), and there is no doubt in our minds that if we haven't hit bottom we are close to it.&lt;/p&gt;
&lt;p&gt;So where do you go from here? Find the deal that is right for you then be aggressive and go after it with a vengeance because opportunity is staring you in the face. Don't look back in 12 months with a lot of "would of, could of, and should of's" because even though it is going to take some time to get there we can assure you Baldwin County is poised for a strong comeback.&lt;/p&gt;
