June 2010 residential real estate sales volume in Athens - Clarke County, GA slid 3% in June from May 2010 sales volume. However, this is still 2% higher volume than the the same period last year and 13% higher than the lows of last September. While down, this is not a indicating a negative trend nor a major weakening of the Athens-Clarke County housing market. However, the July volumes, which will come out later this month, will be a better indicator of the market. A positive indicator is that the D.O.M. (days on market) remained the same, 192 days, which is the low for the last year. Both (2 comments)
March 2010 residential real estate sales volume in Athens - Clarke County, GA showed flat sales for the third consecutive month. However, this is almost 10% higher volume than the lows of last September. This appears to be a positive indicater that the Athens-Clarke County residential real estate market is stabilizing. While the volume remained steady, the average Days on Market (D.O.M.) dropped by 3 days, another slightly positive indicator. Both the average and median sales price of homes remainded flat from February, with the average price down just over 8% from a year ago and the median price fairing better, down just under 4% during the same period. .This is (5 comments)
In Athens -Clarke County, GA, for the week ending Jan. 31, 2010 the real estate market in Athens, Ga. looks like this: There are 1460 active listings of which 1205 are residential, 13 are farm and land. This is an increase of 5 listings from the previous week ending 1/24/2010. There are 127 listings under contract. This number is the same as the previous week. There have been 7 closed sales duiring the period of Jan. 24, 2010 - Jan. 31, 2010, all of which were residential. This is 1 more closed transaction than during the previous week. The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June through December 2009. Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. December shows a decrese in the residential home sales volume. This should not come as a surprise. There was a rush to close sales by Nov. 30, 2009 to qualify for the first time home buyers tax credit, which has since been extended. Additionally, sales seasonally decline duringthe winter months. In Athens -Clarke County, GA, for the week ending Dec. 6, 2009 the real estate market in Athens, Ga. looks like this: There are 1539 active listings of which 1264 are residential, 13 are farm and land. This is a decrease of 9 listings from the previous reporting period. There are 108 listings under contract. This number is 26 fewer than the previous period. There have been 13 closed sales duiring the period of Nov. 29 - Dec. 6, 2009, all of which were residential. This is 6 more closed transactions than in the previous period. The following charts show the month to month residential real estate sales volume of the Greater Athens Ga metropolitan area for the months of June through September 2009. Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. After a two month trend downward, the sales volume rose slightly in October while the average D.O.M. decreased slightly after a two month increase. The total number of units sold in October was 112, up 6 units from September. D.O.M. fell to 197 days, down almost 3 weeks (4 comments)
Chart 1 shows the trends for both the number of residential units sold and the average number of Days on Market (D.O.M.) for those units. It appears that since the July peak, the number of residential sales has trended lower for the most recent two months while the D.O.M. has been trending higher.
