With seven of the tops ten hardest city falling in California, it became of crucial importance for the Attorney General to step in and fight for California's fair share. California Attorney General, Kamala Harris sheds light on the recent victory with the $25 billion foreclosure settlement against the five big banks. California will receive $18 billion from this settlement. Finally, California homeowners may see some relief for our battered state!



The California Commitment includes: 1) $12 billion of principal reductions and short sale relief for homeowners, 2) when banks receive credit for a dollar the bank only receives the money when the homeowner actually gets the money 3) Underwater borrowers who are current on their payments will be able to refinance their homes 4) there will be restitution for homeowners who have been unfairly foreclosed upon. This total commitment includes approximately $4 billion. Additionally, AG Harris retains the right to pursue the banks in the California state courts for prosecution should they not live up to the California Commitment. The next time you list a home for sale, whether you are the home seller or a real estate agent, do everyone a favor. Stop using the over used and sorely misguided marketing cliche' where you exclaim, "It will not last." This has become a laughable joke on many properties and surely the public are no fools. Anyone who has been searching for a home long enough has figured out how to find the days on the market. It's a little embarrassing to see this cliche attached to a home that clearly "HAS LASTED" when the days on the market are approaching or past one year.  If you are really going to try to market a property then a more effective method would be to highlight the benefits of the property. These benefits are what a prudent buyer is likely to remember. Oh i get it...the old, tired cliche' that it won't last creates urgency, huh? Uh, I don't think so once we are looking at slapping a birthday candle on the house for it's one year listing birthday. If you really love this cliche' then go ahead and slap it on your marketing while the home listing is fresh. But for heaven's sake... go back and re-visit your marketing pieces on a regular basis and re-vamp once you figure out that the house is still sitting there UNSOLD! The right marketing to sell your Ontario CA home could mean the difference between a sale today or your home becoming an expired listing.

What is An Encroachment and How Can This Affect My Home? Encroachments occur when one party builds upon another parties land. With many homes that have fallen into foreclosures, many of these encroachments are being called out by cities. Many cities are seeking to have the encroachments corrected by asking the owners to remove anything that is built upon city property. This could include backyards, patios, pools, spas, tennis courts, etc. Lately, I have seen all of these home improvements that have come under fire. In some cases, the cities have offered homeowners easements for a set time period such as a 15 year easement. Such easements generally state that the homeowners may keep the encroachments in use for 15 years and that once such period has expired, the homeowners must remove any and all encroachments.

 

When purchasing a home, it is important to obtain all disclosures regarding the home, including title reports, hazards reports and special addendums.

What Are home sales like in Chino Hills, California for December 2011?Home sales in Chino Hills, California for December 2011 through January 11, 2012 show that there are currently 278 single family homes for sale in Chino Hills, CA. This figure is down from 393 homes last month. To illustrate the wide range of budgets that Chino Hills accommodates, you can see that the lowest priced single family home is listed at $139,900 and the most expensively priced home is listed at $5,388,000.

Pending home sales stand at 68 this month, down from 74 the previous month. The average days on market for pending home sales is down to 85. Last month showed 99 days on market average. Last months average days on the market was 93 days.  Back up offers are being accepted by 60 homes that have pending contracts for sale.

Over the last six months through December 13, 2011 there were 350 closed sales of single family homes. These home sales ranged in sales price from $139,000 to $1,788,000.  Chino Hills real estate continues to remain stable with increasing buyer demand. A Chino Hills home in good condition and priced fairly is still likely to see multiple offers and will sell quickly. Remembering this will help buyers and seller alike.

College Park in Chino, CA is a master planned community located between the 60 and 71 freeways off Euclid. If you have been thinking about a tour of College Park, then here’s a good place to start.
   
In the month of December 2011, there are currently six active homes for sale in College Park ranging from $280,300 up to $499,900. The pending home sales are down from  five pending in November to three pending for December. Closed College Park Chino home sales for the past six months is at six. We are seeing a slight increase in the number of closed home sales. The average sales price for homes sold was $317,284.  The average sales price has shifted downward since last month. The average days on the market was 107, which is up from the 99 days we saw in November 2011.
