What the heck is a Heckem?  Oh, It's a reverse mortgage!  Actually it is referred to as a Home Equity Conversion Mortgage (HECM).  I have to admit I had little knowledge of Reverse Mortgages, and up until recently I had a very queasy feeling about them.  The whole idea just seemed to reek of milking money from seniors.

Sarasota home sales for September beat last September!  The Sarasota real estate market continues to be solid in September with 570 sales, compared to 547 in September of 2010 and 601 in August of this year.  Historically, the fall market is slower and isn't expected to pick up until our local season begins when seasonal homeowners and visitors cause a swell in local population and activity.

Sarasota Real Estate Market remains stable in August.  Inventory declines to ten year low!  The inventory of available properties in the Sarasota real estate market has been dropping for the last nine months and hit a ten month low in September.  Only 4,408 properties are currently on the market for sale.  In addition to this, sales in Sarasota for the last ten months have consistently exceeded 500 per month.  There were a total of 601 sales recorded in August, including 445 single family homes and 156 condos.

Whatever this means for the state of our housing market, it is not good.  Since the robosigning scandal of last fall, most banks put the brakes on new foreclosure csaes. It was time to re-assess, re-groug and re-scheme.
This lull in the foreclosure bonanza resulted in fewer bank-owned homes coming on the market, leading to leaner inventories and stronger demand.  It has been good for REALTORS and sellers.  Even short sales began to move along somewhat quicker, it appears the banks have been more amenable to a short sale when a foreclosure appears harder to accomplish.
