How Interest Rates Affect Your Purchasing Power - 01/30/11 03:18 PM
How Interest Rates Affect Your Purchasing Power What are interest rates going to do? No crystal ball here, but I do know they have crept up over .5% over the past 2 months. What that means is that you just lost 5% of your purchasing power. The chart below illustrates the difference 1% increments make in what your monthly payment will be. An increase of 1% in rate equals and extra $70,000 in interest paid over the course of a 30 year loan at $300,000!! There is no way to time interest rates. We are only off of our historical lows (2 comments)

How Long Do I Have to Wait to Purchase a Home After a Short Sale? We get asked all the time "How will a short sale affect my ability to purchase a home in the future? I say all the time, it really should be asked EVERY time. If you are a seller going through a Short Sale you need to have a game plan for AFTER the Short Sale. You are making a life decision with the Short Sale, don't stick your head in the sand when it comes to your long term objectives! A Short Sale should be used (5 comments)

Steelers are going to SMASH the Jets! - 01/23/11 03:28 PM
STEELERS Are Going to SMASH the JETS! Living in New England for the past 10 years I have made many FANTASTIC friends and been to some great places! Boston, Manchester, Providence, Newport, Worcester..they all have their own charms. I have ridden duck boats, ate tons of chowder, incorporated GUY and WICKED into my vocabulary, steamed lobsters, rooted for the Celtics and the SOX, followed the Phantom Gourmet's advice and learned to live with snow higher than you can see over. One thing I will NOT do. I WILL NOT BE A PATRIOTS FAN! I am from Central PA and I bleed (7 comments)
I don't use the word HATE very often, but I HATE CAPTCHAs. I mean hate to the point I have to stand still so I can hate them with my whole body (Louis C.K.ism!) They are evil, vile, terrible, grandmother kicking, puppy hating, rude, obnoxious, infuriating, drug dealing anti-Christ, plagues of the modern world. They make me refill my data over and over, miss the best seats on Ticketmaster and should be named in a class action lawsuit for causing mass mental breakdowns. I researched these scourges of humanity and this is (7 comments)

What if the Whole World Saw Your Feedback? - 01/14/11 06:54 PM
What if the Whole World Saw Your Feedback? Placed an order today for some new boots for snowshoeing on Ebay. One of the sellers listing at the LOWEST price also had feedback that was less than stellar. Comments noted were: did not return phone calls, sent the wrong merchandise and several stating that merchandise was not sent on time. Needless to say I went with a higher priced seller with fantastic feedback. Price is NEVER as important to me as service. Here is an example of the feedback system on Ebay:
Mortgage Help for Self Employed Borrowers - 01/10/11 06:26 PM
Mortgage Help for Self Employed Borrowers The purpose of being self employed is NOT to pay as much in taxes as you can. I get it. But for many self employed individuals writing off too much of their income can prevent them from buying a home. With tax season quickly approaching NOW is the time to get together with your Mortgage Professional to review your 2 years previous taxes AND be sure that your filing for 2010 is not going to throw a wrench in your Spring/Summer Homebuying experience. How is self-employed income determined? Underwriters typically average your previous 2 years (4 comments)
How Does YOUR Mortgage Professional Reciprocate? Need Your Help! - 01/07/11 09:09 PM
How Does YOUR Mortgage Professional Reciprocate? Need your help! Referrals: We all love em. But if you are sitting where I am it is hard to make those Realtors in your life feel special and reciprocate for their much appreciated business. I generate, on average, 3 or 4 non-Realtor-attached solid purchase referrals (wow, that needs edited) a year from my sphere. That doesn't go far when you have way more Realtors than that sending you business on a regular basis. So I need your help! What do YOUR favorite Mortgage Professionals do (other than get it closed on time!) to: 1. (13 comments)
Late 2010 I had an AWESOME and much needed vacation in Lake Powell, Utah and Vegas with a crew of my great friends. We had an absolute BLAST and the last thing we did before leaving (well the LAST thing was to bang the BlackJack table for another $300 to the good guys) was to jump 108 Floors off of the Top of the Stratosphere.
It...was..AMAZING! Standing up top you get the chills all over then the sense of free falling for all 108 floors until your abrupt landing! (1 comments)

Ten Things Home Buyers Will Simply Not Tolerate Right Now - 01/05/11 12:08 PM
This Blog caught my attention after being reblogged by Kathleen Cooper of JCKC Realty. Claudette makes some fantastic points! I would add, from a Lender POV, that most of these items can be remidied by a 203K loan! Great idea, especially for 3,4 and 6 to let you seller know that if they cannot/are not remidied they have to prep themselves for 203k buyers that are savvy to the product.
