Zillow has plenty of research and commentary to show how Akron Residential is slowly rotting from the inside, despite all the wonderful efforts of local business people. I used picasa 3 for this and have been enthused with the results now and in the past with Picasas capabilities.
I used to utilize Dell, but after a while all the normal services were unavailable and locked down, so HELLO Picasa!

On the way to dinner this evening with my Broker (step-father), we came across a stranded citizen!
Now we always go to dinner on Wednesday evening, but a couple of things were dramatically different tonight.
#1. I drove and picked him up. He has a high performance luxury vehicle that is horrible in snow
#2. We got pounded all day by snow
#3. Since I drove, we were Kings of the town in my 4X4 f-150...

I have used this site for years and although it, to my knowledge, has never paid a dividend, I enjoy the fact that only apartment complexes are listed on the site.
Ultimately, it appears some of the main administrators utilize national listing mediums, such as Wall Street Journal and For Sale listings to compile its list.
Again, I reiterate this is a nice organizational tool for Apartment complexes for sale.
This site seems to handle ass small as 5-unit up to major portfolio properties (500 units+).

They should speak for themselves... but just in case... On the one hand we start off with the odometer of my truck here in chilly Akron... Yes that dash represents NEGATIVE... Two pairs of gloves on and my fingers are still going numb...

NOI stands for NET OPERATING INCOME.
To get to NOI, you must first start with the Gross Income (rentals, laundry, etc) minus % for Vacancy which leaves the Adjusted Gross Income. Taking this number, you then apply the operating expenses (i.e. - Management, Maintenance, repairs, utilities, reserves, etc) which leaves you with your Net Operating Income. (i.e.-Income before Mortgage Debt)
Below find a brief numerical example...
GOI - $100,000
Vacancy - 10% - ($10,000)
ADJ GOI - $90,000
OP EXP - ($45,000)
NOI - $45,000

This winter, No Frozen Pipes!! A single water pipe can easily create thousands of dollars in property damage. The easiest way to prevent this is to have a property that is fully occupied with responsible tenants, all of which have utilities in the tenant's name and heat set above 50 degrees in every unit.
Preventative Maintenance helps!
Heat wrap insulated tape on exposed water pipes can help.
Also, make sure to use insulated expanding foam to fill any building leaks that allow air or moisture into building or near piping.
Avoid Frozen Pipes!

I am usually a positive guy, but the negative news all over the media finally got to me this morning and my "Sky is Falling" original post echoed this. I have read so many eclectic blogs on here from SEO to residential staging to mortgage rates to fall season photogs to how to market successfully....
But what is starting to grind my gears is the fact that very few of the "Featured" blogs deal with our economic crisis. I realize the activerain community is by realtors for realtors dealing with real estate issues, but if you don't think citigroup laying off 73,000 employees or Ford and GM possibly going bankrupt or firing 100's of 1,000's of employees then your sadly mistaken or maybe business is just too good for you … (8 comments)
