The volume, however, is up a bit from last year.  So if you are feeling like things are looking up, it's not your imagination.

As you see in the charts below average sales prices have dipped substantially, proof that the distress sales are the homes that are moving. 

Buyers have spoken and they want the deals!  And there are deals to be had, hence the increase in volume.  So, all in all, things are looking up!

As you see in the charts below the average sales price was pretty flat all year throughout 2009, but way down from 2007.  The volume, the sheer number of homes selling in Marin has been pretty sluggish as well.  However, we did have a small year-end rally.  :)

December closings are typically fewer than most other times of year, but in 2009 December was actually on of two "high" months for the year.

You can literally see when the free money stopped flowing in September 2007.  I am optimistic that 2010 will be better than 2009.

As of January 6, 2010 32% of available listings in Marvelous Marin County are in escrow.

For the month of December 2009 217 homes sold in Marin County (53 of which were distress sales) for an average final selling price of $884,270.

The range of final selling prices of these homes was from a low of $107,900 to a high of $5,400,000.

It took these homes an average of 131 days to sell.

As of January 6, 2010 a mere 15% of available listings in Tiburon are in escrow.

For the month of December 2009 11 homes sold in Tiburon for an average final selling price of $1,902,727.

The average original asking price of these homes was $2,478,336.

The range of final selling prices was from a low of $365,000 to a high of $3,800,000.

Of the 11 homes that sold all sold for less than their original asking price.

It took these homes an average of 192 days to sell.
