I was just googling the search phrase Marin County Real Estate Market Conditions and came across an appraiser's blog, which contained this text: "March 13, 2007 I've always been disapointed in the way the Marin Independent Journal reports on the Marin real estate market .... The IJ relies on realtors that have a vested interest in creating and maintaining a positive perception ... regardless of what is really happening in the Marin real estate market." Sonoma, CA Real Estate Market Conditions Update, March 16, 2007 - 03/16/07 05:42 PM
So far for the month of March 2007, 13 homes have sold in the quaint, beautiful town of Sonoma. They have sold for an average sales price of $734,846. In addition to the homes that have already sold, there are an additional 19 homes pending. If all of them close, and it stands to reason that they will, that would put the number of homes sold for the month at 32. Marin County Real Estate Market Conditions Update, March 16, 2007 - 03/16/07 05:33 PM
So far, for the month of March 2007, 107 homes have sold in Marvelous Marin County for an average sales price of $1,123,318 and another 115 homes are pending. If all of them close before the end of the month, and it stands to reason that they will (perhaps even a few more), that would put the number of closed sales at 222, which would be an increase of 50 homes over February 2007--historically the slowest month of the year in Marin County. Marin County Home Sales, Units Sold, 2001 - 2007 - 03/09/07 10:26 AM
The chart below shows the number of homes sold in Marin County for the past several years. It is very interesting to note that the data point for February is almost exactly the same for every single year. While you can certainly see that the volume is down from it's peak in 2004. Sonoma, CA Sales Prices 2001 - 2007 - 03/09/07 10:22 AM
The chart below shows the volatile average sales price for the month over month. This varies greatly as people like Barbra Streisand purchase $35M homes one month and the next there might be condos and small cottages. This is a perfect example of the diversity in this beautiful little town. While things certainly have been slow around here, they are definitely picking up. We are even starting to see a few multiple offer situations. As it gets harder and harder to get into San Francisco and Marin, more and more people will be heading to Sonoma. Sonoma, CA Home Sales Volume 2001 - 2007 - 03/09/07 10:17 AM
The chart below shows the number of homes sold in the town of Sonoma over the past several years. There are currently 176 active residential listings in Sonoma, 26 are contingent, 19 are pending and, so far, 6 homes have sold in March.
