What should Sellers and Listing Agents be looking for in offers these days--aside from the price, because the price doesn't mean anything unless the deal will close.
Here is what I learned yesterday:

I went to a meeting yesterday about what's going on the mortgage world and how to protect our clients, and ourselves.  Here are a few of the things that I learned, in no particular order:
Make sure the purchase agreement includes language that protects the buyer, and their deposit, in the event that the loan does not fund for reasons outside the buyer's control (i.e. the lender going out of business) so that the buyer can get their full deposit back.Make sure that the lender in the transaction is someone that you and your client know and trust -- whether you are … (7 comments)

Marin County and Southern Sonoma County Real Estate Market Conditions Update for July 2007 - 08/14/07 08:05 PM
The table below shows the activity for the month of July 2007, sorted alphabetically by the name of the City.
The numbers for Corte Madera are affected by the sale of the Bill Graham Estate, which was originally on the market for $24M and selling, after 360 days, for $19.9M.  This was a 12,000 sf home on 11 acres, with (of course) views.
The numbers for Sausalito are affected due to 4 out of the 5 sales being condominiums.
For Tiburon, only one of the homes sold for under $1M at $885K.

Sunday Open Houses and Private Showings with Buyers' Agents - 08/03/07 04:56 PM
There has been some debate about the value of the Sunday Open House and who benefits from it.  I know that most buyers start their home search online and many start it without an agent.  With the advent of online brokerages that essentially encourage people to reprsent themselves, even more potential buyers will likely be attending open houses on their own.
However, are these agentless buyers preapproved?  Are they really buyers?  Or are they "just looking"?  If they are really interested in buying, but have not yet been preapproved, they many people's time could be wasted -- including the unapproved buyer.
