Historical Average Sales Prices and Number of Homes Sold in Marin County from 1965 - present - 06/29/08 01:58 PM
As with my previous post about the town of Sonoma, June's numbers have not been completely reported yet (as the month is not yet over) but I have time to do this right now so now is when it is getting posted.  This will get updated when I again have the time.
You will see that average sales price is down slightly this year from last year.  This number does take into account all the distress sales.  The number of homes being sold is far less than half of last year, which has been decreasing every year since the top of … (0 comments)

Historical Average Sales Prices and Number of Homes Sold in the Wine Country City of Sonoma, from 1997 - present - 06/29/08 01:51 PM
Now, it's only June 29 so this month's numbers are not complete, but I have time to do this right now and probably won't later, so it's getting posted today.  :)
As you will see in the charts below, the average sales price for 2008 (so far) is up from last year and years before.  And this includes all the short sales, REOs, etc.  The volume, on the other hand, is less than half of last year's total volume.  Again, the numbers for June have not yet all been reported, and I will update when they are.

For the month of May 2008 an encouraging 36 homes sold in this town for an average final selling price of $890,716.
The average original asking price of these homes was $965,322.

For the month of May 2008 (another encouraging number) 34 homes sold in Petaluma for an average final selling price of $608,176.
The range of final selling prices was from a low of $285,000 to a high of $1,575,000.
It took these homes an average of 106 days to sell.
Of the 34 homes that sold, 2 sold at their original asking price and 5 sold for more than their original asking price.

For the month of May 2008 200 homes sold in Marin County for an average final selling price of $1,287,204.
The range of final selling prices was from a low of $192,000 (for a condo in the Canal area of San Rafael) to a high of $9,750,000 (for an estate-type property in Belvedere).
