Marin County Month-By-Month Sales Charts ~ Updated June 2008 - 07/13/08 12:59 PM
They say a picture is worth a thousand words...  As you will see in the charts below the average sales price is holding pretty steady in Marin County, even when you factor in all the distress sales.  The volume, however, is still below last year's, which was even slower than post 9/11.  While we seem to be improving, we're not out of the woods just yet.

Sonoma, CA Sales Chart ~ Month by Month Average Sales Price and Number of Homes Sold ~ Updated June 2008 - 07/13/08 12:44 PM
As you will see in the charts below the average sales price in the beautiful wine country town of Sonoma fluctuates wildly from month to month.  The number of homes being sold is limping along.  However, if you look at neighboring communities like Petaluma and Novato it looks like there might be light at the end of the tunnel.  Just how far away is the end of the tunnel anyway?

As of July 12, 2008 21% of available listings in Marin County are in escrow - which some sources would say indicates a buyer's market.  I say it depends on the property and the neighborhood.
For the month of June 2008 an encouraging, but not exciting, 215 homes sold in Marin County for an average final selling price of $1,133,300.
The range of final selling prices was wide, from a bank-owned condo in Novato at $174,900 to a view home in Tiburon at $6,100,000 (which I personally feel is worthy of more than 6 photos).

For the month of June 2008 only 7 homes sold in Tiburon for an average final selling price of $2,615,714.
The average original asking price of these homes was $3,180,714.
The range of final selling prices was from a low of $575,000 to a high of $6,100,000.
It took these homes an average of 124 days to sell.
Of the 7 homes that sold, 1 sold at the original asking price, 1 sold over and the other 5 sold for less.

The range of final selling prices was from a low of $200,000 to a high of $1,375,000.
