A little bit about Fairfax, CA - 08/29/08 07:52 PM
Fairfax, California is a groovy little town West of San Anselmo and the Marin County seat, San Rafael.  Known for it's liberal politics, redwoods and oaks, bicyclists (who think they are on the Tour de France) and its diverse and colorful population, often seen wearing tie-dyed t-shirts and burning incense. 
Fairfax is also home to the most night life in Marin County, with quite the variety of small night clubs like 19 Broadway, Peri's, Café Amsterdam (which is being replaced by a revived Sleeping Lady Café) and don't forget about the Fairfax Theater.

I was looking something up on the California Department of Real Estate's website and inadvertently came across some mind-boggling statistics.  The population of real estate licensees in the Golden state as of July 2008 (540,735) are UP from 12 months prior (538,598) and 24 months prior (508,196).
I'm not going to pretend like I know the numbers that apply to the entire state, but here in Marvelous Marin County, and certainly in Sonoma County, the volume is the lowest it's been since 2001 with the September 11 attacks.

Marin County, CA, Average Sales Price and Units Sold 2001 - present - 08/10/08 11:59 AM
The charts below tell the story of Marin County Real Estate in recent years.  Volume is still down as is the average sales price.  Novato being hit the hardest, with approximately half of all sales in that town for the month of July 2008 being distress sales.  The rest of the County is faring pretty well in terms of property owners not being in distress.  But fears instilled by the media are still keeping many buyers on the fence.

Sonoma, CA, Average Sales Price and Units Sold 2001 - present - 08/10/08 11:46 AM
As you will see in the chart below the average sales price in the beautiful wine country town of Sonoma fluctuates wildly from month to month.  So far this year, even with all the REOs, the average sales price for the first seven months is at a high of $931,799.  People are coming to the table and buying those REOs, and the wealthy continue to love the grand estates.  It's the man in the middle that isn't seeing much action.

As of August 5, 2008 22% of available listings in Marin County are in escrow.
For the month of July 2008 231 homes sold in Marin County for an average final selling price of $1,090,461.
The range of final selling prices was from a low of $165,000 for a condo in Sausalito to a high of $6,595,000 for a home in Stinson Beach.
38 out of the 231 homes that sold were distress sales.
It took these homes an average of 82 days to sell.
