Which Bay Area Companies Are Doing Well? You may be surprised. - 03/19/09 01:24 PM
Given the current state of the economy I thought some job seekers (and employees) might be curious to know who is doing well these days.
I was reading the North Bay Biz's 2009 edition (the 19th annual) of the top 500 ranking businesses in the North Bay and some of the companies I found on there were a little surprising.  (If the banks, health care providers and car dealers are hurting, you may not know it by this list.)
Here are a few rankings that not necessarily surprised me, but certainly caught my eye:

Sonoma, CA Average Sales Price and Units Sold 2001 - present (chart) - 03/07/09 06:07 PM
As you will see in the chart below the low-priced homes and distress sales are what's moving these days.  In part, because when buying everyone wants a screamin' deal.  Plus, loans for more expensive homes just aren't as available as they used to be.


If you have been thinking about buying a weekender or second home in Sonoma, now would be a great time to do just that.

As of March 6, 2009 only 20% of available listings in Marin County are in escrow.
For the month of February 2009 only 84 homes sold in Marin County (32 of which were distress sales) for an average final selling price of $671,908.
The average original asking price of these homes was $778,248.
The range of final selling prices was from a low of $100,000 to a high of $4,000,000.
Of the 84 homes that sold 3 sold at their original asking price, 13 sold for more than their original asking price and all other sold for less.

As of March 6, 2009 only 12% of available listings in Tiburon are in escrow.
For the month of February 2009 only 4 homes sold in Tiburon for an average final selling price of $959,000.
The average original asking price of these homes was $1,210,975.
The range of final selling prices was from a low of $151,000 to a high fo $2,100,000.  (Only 1 home sold for more than $1M with all others selling at $815,000 or less.)

As of March 6, 2009 an encouraging 35% of available listings in Novato are in escrow.
For the month February 2009 21 homes sold in Novato for an average final selling price of $590,429.  Oddly similar to Larkspur and Greenbrae.
The range of final selling prices was from a low of $135,000 to a high of $1,400,000.
Of the 21 homes that sold, 3 sold over their orignal asking price with all others selling for less.
It took these homes an average of 141 days to sell.

To illustrate how difficult it is to get financing for higher priced homes, for the month of February 2009 ZERO homes sold in Kentfield.  Not one.
The same was true for January 2009 and December 2008, with the three previous months not being much better.
Only 4 homes sold in Kentfield in November 2008, only 2 in October 2008 and only 1 in September 2008.

As of March 6, 2009 36% of available listings in Petaluma are in escrow.
For the month of February 2009 25 homes sold in Petaluma for an average final selling price of $380,027.
NOTE:  A whopping 20 of the 25 homes that sold were distress sales!
The average original asking price for these homes was $408,036.
The range of final selling prices was from a low of $205,000 to a high of $1,100,000. (Only 1 property sold for over a million, everything else was $485,000 or less.)
