Interesting Financing Statistics from the California Association of Realtors - 06/14/10 11:59 AM
--  Refinances with cash-out drove the subprime mortgage market. Where refinances used to be uncommon and very difficult to obtain, they were a dominant force in the recent financial markets. 
--  Refinances actually added risk and constricted capital in the financial markets.  
--  Financial markets are now dominated by commercial banks, instead of the savings and loans, playing a large part in our financing. 
--  Approximately 65% of outstanding mortgages are cash-out refinances.  Forty percent of all loans were done with zero percent down.

Marin County, CA Home Sales Charts ~ 2001 - Present - 06/12/10 02:30 PM
A picture is worth a thousand words and the charts below do all the talking necessary:
1.  The average price is up slightly.
2.  The number of homes selling continues to increase.
You can clearly see when the doo hit the fan in September 2007 (highest average sales price and fewest number of homes selling--the top of the market).  We've been clawing our way out of this mess ever since. 
The good news is that we are seeing improvement.  Slow and steady, the way it should be.

Sonoma, CA Home Sales Charts ~ 2001 - Present - 06/12/10 02:15 PM
As you will see in the charts below the average sales price of homes in Sonoma varies widely from month to month depending, of course, on what closed that month.
What I find encouraging is the number of homes selling--on track with 2009, but well over 2008 and 2007. 
You can clearly see when the bottom fell out in the Fall of 2007.  It's been a rough road since then, but we'll be just fine in the long run.

As of June 7, 2010 25% of available listings in Marvelous Marin County are in escrow.
For the month of May 2010 239 homes sold in Marin County for an average final selling price of $940,982.
The range of final selling prices was from a low of $125,000 to a high of $5,500,000.
Of the 239 homes that sold 50 were distress sales.
It took these homes an average of 84 days to sell.
