&lt;p&gt;They say a picture is worth a thousand words...&amp;nbsp; As you will see in the charts below the average sales price is holding pretty steady in Marin County, even when you factor in all the distress sales.&amp;nbsp; The volume, however, is still below last year's, which was even slower than post 9/11.&amp;nbsp; While we seem to be improving, we're not out of the woods just yet.&lt;/p&gt;

&lt;p&gt;As you will see in the charts below the average sales price in the beautiful wine country town of Sonoma fluctuates wildly from month to month.&amp;nbsp; The number of homes being sold is limping along.&amp;nbsp; However, if you look at neighboring communities like &lt;a href="http://kelleyeling.wordpress.com/2008/07/12/petaluma-ca-real-estate-market-conditions-update-for-june-2008/" target="_blank"&gt;Petaluma&lt;/a&gt; and &lt;a href="http://kelleyeling.wordpress.com/2008/07/13/novato-ca-real-estate-market-conditions-update-for-june-2008/" target="_blank"&gt;Novato&lt;/a&gt; it looks like there might be light at the end of the tunnel.&amp;nbsp; Just how far away is the end of the tunnel anyway?&lt;/p&gt;

&lt;p&gt;For the month of June 2008 an encouraging, but not exciting, 215 homes sold in Marin County for an average final selling price of $1,133,300.&lt;/p&gt;

&lt;p&gt;As of July 11, 2008 an impressive 33% of available listings in &lt;a href="http://cityofpetaluma.net/" target="_blank"&gt;Petaluma&lt;/a&gt; are in escrow.&amp;nbsp; (Is that light I see at the end of the tunnel?)&lt;/p&gt;
&lt;p&gt;For the month of June 2008 (drum roll, please...) 64 homes sold in the Chicken Capital of the World, for an average final selling price of $478,829.&lt;/p&gt;
&lt;p&gt;The average original asking price of these homes (without any price reductions) was $512,342.&lt;/p&gt;
&lt;p&gt;The range of final selling prices was from a low of $200,000 to a high of $1,375,000.&lt;/p&gt;
&lt;p&gt;It took these homes an average of 101 days to sell (but they are finally selling).&lt;/p&gt;
&lt;p&gt;Of the 64 homes that sold (get ready for more encouraging numbers)&amp;nbsp;5 sold at their original asking price and &lt;strong&gt;12&lt;/strong&gt; sold for over their original asking price.&lt;/p&gt;

&lt;p&gt;As with my previous post about the town of Sonoma, June's numbers have not been completely reported yet (as the month is not yet over) but I have time to do this right now so now is when it is getting posted.&amp;nbsp; This will get updated when I again have the time.&lt;/p&gt;
&lt;p&gt;You will see that average sales price is down slightly this year from last year.&amp;nbsp; This number does take into account all the distress sales.&amp;nbsp; The number of homes being sold is far less than half of last year, which has been decreasing every year since the top of the market in 2004.&lt;/p&gt;

&lt;p&gt;Now, it's only June 29 so this month's numbers are not complete, but I have time to do this right now and probably won't later, so it's getting posted today.&amp;nbsp; :)&lt;/p&gt;
&lt;p&gt;As you will see in the charts below, the average sales price for 2008 (so far) is up from last year and years before.&amp;nbsp; And this includes all the short sales, REOs, etc.&amp;nbsp; The volume, on the other hand, is less than half of last year's total volume.&amp;nbsp; Again, the numbers for June have not yet all been reported, and I will update when they are.&lt;/p&gt;
