home sales charts: Marin County, CA Home Sales Charts ~ 2001 through September 2011 - 10/28/11 04:15 PM
As you can see in the charts below, the average sales price of homes in Marin County is hovering right around where they were in 2004 -- which is about where they should be if you look at the historical curve and remove the artificial spike from the mortgage shenanigans from recent years.
The volume of home sales is about the same as last year, but certainly better than it was at the bottom in 2009.  All in all, we can't complain here in Marin County.  Life is good here.

home sales charts: Sonoma, CA Home Sales Charts ~ 2001 through February 2011 - 03/16/11 07:51 PM
As you see in the charts below the number of homes selling is up over the last several years, but the average sales price is down a bit from the same time last year.  Good news is that it is well above 2009, which is clearly the bottom.

As you will see in the charts below the average sales price in the beautiful wine country town of Sonoma is up a bit this month.  Several higher end homes closed to help boost the average with most of the sales being the distressed sales and the low end.

As you see in the charts below average sales prices have dipped substantially, proof that the distress sales are the homes that are moving. 
Buyers have spoken and they want the deals!  And there are deals to be had, hence the increase in volume.  So, all in all, things are looking up!

As you see in the charts below the average sales price in Marvelous Marin County is about where it was in 2004 - 2005.

While the volume of homes selling has been mostly pathetic this year, we have seen a slight uptick in the past month.  Encouraging, but we're not out of the woods yet.
I think this will continue through next year, with more distres sales coming on the market.  What is fueling the slight uptick in volume is realistic sellers who have learned that REOs are the competition and they must price accordingly.
