oregon real estate: Measure 37- Crook County Update - 04/08/07 05:10 PM
Measure 37 showed up again in the news today with an update about Crook County. Per the Sunday, April 8th Edition of the Bend Bulletin, Crook County Court has passed two revisions to the measure recently, reconciling discrepancies between the state's and the county's application of the measure. The main change is that property owners who want to develop their land under a Measure 37 claim will now be required to obtain both county and state waivers before proceeding. Before, the county could approve claims even if the state had not yet waived the land use laws on the property. Measure 37 watchers have

oregon real estate: Thinking about buying a home in a year or two? Check your credit now. - 03/28/07 11:54 AM
ARE YOU THINKING OF BUYING A HOME IN A YEAR OR TWO? CHECK YOUR CREDIT NOW. Many of us are aware of the pitfalls of credit. Unfortunately for some, they only become aware of their credit issues when they go to apply for a loan. Don't let this happen to you. Your credit and what's reported regarding it has become as much of a factor in obtaining a loan as your job, income and ability to repay. It will also stay with you for years. The old saying that "an ounce of prevention is worth a pound of cure" sure applies here. With that in mind, my personal recommendations are as

oregon real estate: Checklist for Buyer Loan Application - 03/27/07 11:14 PM
So, you want to buy a home. The media says it's a buyer's market and you're starting to see prices in your range. Where do you start? If you're planning on financing your purchase, the first step is finding out how much buying power you have. This is also known as a pre-approval and it is supplied from a mortgage lender or bank. Many sellers will require this letter of pre-approval to be submitted with any offer. In a buyer's market, this can be the difference between your offer or someone else's being accepted. Now more than ever, buyers need to take the extra steps to

oregon real estate: Measure 37- Good or Bad for Oregon ? - 03/09/07 05:55 PM
Passed in 2004, Measure 37 has brought local and national attention to Oregon. For those of you not familiar with Measure 37 and the controversy surrounding it, the Oregon November 2, 2004 Voter's Pamphlet describes it as follows: Measure 37 Explanatory Statement Measure 37 adds a new statute to ORS chapter 197. As specified in the measure, the owner of private real property is entitled to receive just compensation when a land use regulation is enacted after the owner or a family member became the owner of the property if the regulation restricts the use of the property and reduces its fair market value. oregon real estate: What do you think of dual agency? Feedback please ! ! - 02/18/07 04:44 PM
I don't like dual agency. I just plain down don't like it. When I first became re-licensed, I had to get familiar with all the new rules, one of which included dual-agency. It seemed from the start to involve so many conflicts of interest, it was hard to believe it was even an issue. However, I became familiar with the required disclosures and hoped it wouldn't affect me too much. Unfortunately, a day soon came when that would all change. I was contacted by an unrepresented buyer on a listing I had. Being back in the business a short time, I was hungry to

oregon real estate: Mobile Home Parks as Development Property - 02/17/07 06:25 PM
For many in Central Oregon, living in a mobile home park is their only option financially. The soaring prices of existing homes, new construction or even available land have made the dream of "home ownership" impossible. The closest they may come will be to purchase a manufactured home and place it on leased land in a mobile home park. So, what happens when the park their home is in decides to sellout for development? The answer may surprise you. Many of the parks that have been sold have literally forced their tenants to the streets. With no money or new park to
