Thank you all for your comments and concerns on my blog. To all of you concerned with the safety aspect, I usually stand outside and let the buyers go in and look at the vacant home, I tell them when there done to come out and let me know what they thought of the house.

By standing outside of the listing waiting for my clients, I have acquired many leads. I have closed two of them, I am in escrow with two of them and I actually received two listings. It is not always the person I meet but someone they know.

I think it is worth every second, all you have to do is show up a half an hour early, wait for your client and walk around outside. Someone usually always stops to ask me if I am an agent , then they want to see the house.

I hope I responded to everyones questions, Now I want to hear from someone who tries it.

 

I am working with about forty buyers right now, 25% of them came from doing this. When I have an appointment to show a house, I arrive 30 to 40 minutes early. I unlock the front door, then I go stand out in front of the house, waiting for my clients of course. I make sure I have my badge on and I am holding MLS printouts. With the market like it is, there are always people driving around looking for houses that are for sale. 9 out of 10 times someone will pull up and ask me if I am an agent. They usually do not have an agent, so I offer to show them the house since my clients haven't arrived yet. This has worked for me, maybe it could work for you. As everyone knows there are government programs out there to help buyers buy a home. Whether or not you are a first time buyer or not. One of the programs is called the Nehemiah Program, were they give you a total of 6% towards the purchase of your home. Broken down it is 3% towards down payment and 3% for closing costs. This program has helped over 200,000 people purchase a home.

Well, the president just signed a bill taking this and other programs away. He (the president) feels that buying a home is an investment and you should pay the down payment yourself. I agree that it is an investment but sometimes people need a little help to make there dream of owning a home come true. I did a little research and found out, that this veto does not come into effect until October 1, 2008.

So, if you were thinking of buying and need a little help from some of these programs, I would suggest getting out there and making some offers. Don't wait till it is to late, if your dream is buying a home, take advantage now, who knows what tomorrow brings.

For months this market has been unbelievable, low prices, low tax rates. Is something changing?  About a month ago I was able to go on my MLS and find hundreds of reo's, bank owned homes. Slowly but surely that number was getting smaller and smaller. The number of repo's have dropped dramatically. People are buying them up like hotcakes. Are you interested in buying a repo?
