Thank you all for your comments and concerns on my blog. To all of you concerned with the safety aspect, I usually stand outside and let the buyers go in and look at the vacant home, I tell them when there done to come out and let me know what they thought of the house.
By standing outside of the listing waiting for my clients, I have acquired many leads. I have closed two of them, I am in escrow with two of them and I actually received two listings. It is not always the person I meet but someone they know.
I think it is worth every second, all you have to do is show up a half an hour early, wait for your client and walk around outside. Someone usually always stops to ask me if I am an agent , then they want to see the house.
I hope I responded to everyones questions, Now I want to hear from someone who tries it.
I am working with about forty buyers right now, 25% of them came from doing this. When I have an appointment to show a house, I arrive 30 to 40 minutes early. I unlock the front door, then I go stand out in front of the house, waiting for my clients of course. I make sure I have my badge on and I am holding MLS printouts. With the market like it is, there are always people driving around looking for houses that are for sale. 9 out of 10 times someone will pull up and ask me if I am an agent. They usually do not have an agent, so I offer to show them the house since my clients haven't arrived yet. This has worked for me, maybe it could work for you. I usually only do this with our office listings. This is just a tip for getting leads. Have a great day!
