Typically as spring brings a little sunshine into the market with it will bring more showings.
We have seen a dramatic increase in showings in the lower price ranges and a slight pick up (which is actually pretty big) in the mid to higher price ranges.
Inflation creeping up, interest rates holding steady around 4.75% conforming 30 year fixed we are seeing that Buyers are getting a bit more serious about making decisions on a home purchase.

Hope your weekend was relatively dry!
On a personal note we finished our first picking in our Hazelnut Orchard and just beat the rain by a couple hours.
We pick twice because of the steepness of our land.
If we get extensive rain we may not be able to pick the second time.
Pendings were down by two from last week, less in the $200k-$250k and two more in the $350,000- $450,000 range.
We have been having showings in the high end range and anticipate a few more this next week.

Yesterday we had a fire sale at our office!!! Got to work and a few minutes later our entire parking lot and surrounding streets were filled with emergency vehicles and fire engines!!! I didn’t even know we were on fire!!! Good news is that we weren’t and the house across the street that was didn’t burn down, thanks to our amazing Newberg fire department!!! Local Real Estate News: Many of us wonder now that the tax incentive for purchase of homes is over what we will see in our local economy. We will definitely know in the next few weeks how this is panning out. Pendings on properties under 300k for the last three weeks have been steady (21-25) A noticeable difference in the rising number of pendings in our area over 400k which is interesting. If you look at the following statistics, the majority of the activity is in the first time homebuyer price ranges, and much of this is due to the homebuyer tax credit nearing its end. I recently realized that much of the possible value of the $6500 version of the credit for existing homeowners may be being overlooked! We all know that when you sell in a buyer's market you may lose on the selling end, BUT REMEMBER you can also GAIN much more on the buyer's end by buying UP in value! Our local market continues to have gains in the lower price ranges and little or no change in the upper price ranges. This week we had no pendings or solds over $300,000 in our entire area last week. As you will notice 6 out of 13 homes that went pending were bank owned while 5 out of 9 sold were sold by a bank. While this may seem a bit depressing next week we may have better news above 300k!!

Good activity last week! Newberg homes sales and pendings increased in all price ranges. This is great news for the market and economy. Most of the activity is in the under $250,000 range, but with the $8,000 tax credit expiring soon we should see even more activity in ALL price ranges!
People are capitalizing on the great home deals out there! but there are lots more (no pun intended) :)

Showings slowed down a bit this last week and the number of pendings and solds were the same. All mirrored last week’s price categories.
Some great deals out there right now, the first time homebuyer tax credit is nearing its end so if you know anyone who is eligible now is the time to act.
In order to close by the end of November your co-workers, family and friends need to get an offer on the table.
