Hope your weekend was relatively dry!
On a personal note we finished our first picking in our Hazelnut Orchard and just beat the rain by a couple hours.
We pick twice because of the steepness of our land.
If we get extensive rain we may not be able to pick the second time.
Pendings were down by two from last week, less in the $200k-$250k and two more in the $350,000- $450,000 range.
We have been having showings in the high end range and anticipate a few more this next week.

Two housing reports out this last week in which: May Existing Home Sales fell 2% from April, and were up 19% from one year ago. May New Home Sales dropped 33% from April, which was about 13% lower than one year ago, and a record low level. The difference would be in the way they measure sales contracts. Existing Home Sales are measured by contract closings and the New home sales are measured by contracts written up and signed. I have to say that news wasn’t the greatest last week on many fronts. The biggest jolt may have been unemployment the biggest jump in 3 months. You will see claims that they economy is growing despite the increase in jobless claims. Applications for unemployment benefits rose to 471,000 last week, up by 25,000 from the previous week, the Labor Department said Thursday. It was the first increase in five weeks and the biggest jump since a gain of 40,000 in February. We saw a decrease in overall pending sales of half from two weeks ago. We know that more people are out looking so we hope to see this rise this coming week. I am anticipating an increase of first time homebuyers writing offers the next week, which will help all the way up in the chain.

Showings seem to be steady with our listing inventory and we have had them in all price ranges as well.
Please look at the inventory and sales report I put together last week.
The sales were for the last twelve months and notice the large difference in “months of inventory” in the different price ranges. Remember this is just for our area and what “months of inventory” means is that if no homes were listed after last week it would take those amount of months to sell the existing homes for sale in each price range.
