Hope this finds you all keeping cool in our summer weather! I got into my car after an appointment and it was 104 degrees! Can’t complain for I know soon enough I will be wearing sweaters and gloves! Typically as spring brings a little sunshine into the market with it will bring more showings.
We have seen a dramatic increase in showings in the lower price ranges and a slight pick up (which is actually pretty big) in the mid to higher price ranges.
Inflation creeping up, interest rates holding steady around 4.75% conforming 30 year fixed we are seeing that Buyers are getting a bit more serious about making decisions on a home purchase.

The weekly activity remains steady and looking a year back the only difference we see is a bit of a shift from 3rd Party (short sales) to Bank Owned. This is not surprising being that most of the time short sales occur with homes already in the foreclosure process ... if they don't sell then ownership goes back to the bank to sell. Interest rates are inching up (1% in three months) and with spring peaking around the corner we expect to see an increase in inventory
