LIVING GREEN - Tips, treasures and opportunity

I've always tried to live a healthier way of life, both for my family and for the environment. Unfortunately, the novelty of making my son's organic baby food wore off after 3 months. It was time consuming and tideous and he would usually end up screaming by the time this working mother could get food grinder out. I retreated to purchasing organic baby food from the grocery store because I wanted the best for him.

The environmental issues we are faced with have never been more significant and making changes can be overwhelming. Remember everything you put in a drain, whether it be in the tub, the toilet or the sink ends up one day in the ocean and ultimately in our drinking water. We have to reduce the amount of toxins we are putting in our water.

My first venture began with aligning myself with a company who would auto-ship products that claimed to be environmentally friendly, unfortunately it was difficult to substantiate many of the claims and after one follower told me she rinsed the family dinner of burnt spaghetti noodles in the floor cleaning product and her family "safely" consumed it, I was determined to find a better way.

I have tried to concoct my own cleaning products. The typical mix is vinegar and baking soda in various quantities and sometimes a squeeze of lemon juice. A working woman has multiple challenges with this; a) finding the time to concoct the mixture b) remembering what the recipe is and actually doing it c) often it isn't as effective as most of the toxic chemicals. After continually running out of time, I fell back into bad habits.

Today, I've made my changes easier to follow through with. At Kale's in Hawaii Kai I buy Biokleen products. Oxygen Bleach Plus is safer alternative to bleach that is both Chlorine Free and Color Safe, you can also use it to remove carpet stains. One 32 oz container serves 32 loads of laundry. From Safeway I've been using the Planet products, dishwasher detergent, dish soap and laundry soap. These products are certified biodegradable, not tested on animals and are effective for every day use. I want to do my part, and using safe, effective products that I can purchase off the shelf have made it easier to change my buying behavior. Speaking of changes, I encourage everyone to forgo plastic bags. They are an environmental disaster unto themselves. Bring your own reusable bags, and if you forget your bag... carry your groceries out Costco style, and don't forget to say something to your retailer... they need to make changes too! Imagine how much better we would be without the waste of plastic in our environment.

Today while waiting for an appointment I noticed a card promoting a company called Styrophobia. to be honest with you, I have stryophobia and completely got what they stood for. If you don't know, styrofoam is as bad as plastic. It also releases toxic gases into your food when it is microwaved and never ever biodegrades. You can learn more about alternatives to styrofoam at www.styrophobia.com . I am always interested in improving our planet whether it be through living green or building green. I'm not excited about the prospect of needing to move to Mars... although they do have water there! ;>

Making Your Business Fun and Profitable

In my life I have had many dreams. Some have come true and some are still fantasies, but knowing by putting yourself out there and believing in yourself is the biggest part of the equation.

I never thought a year and a half ago, I would complete any Marathon, yet last December I completed the Honolulu Marathon in a respectable 5 hours and 33 minutes. I never dreamt I would train for a Triathlon, yet this year I completed two and on my 48th birthday I actually placed 3rd for the Honolulu Triathlon Sprint in my age division. I didn't do it to win, I began my training to learn and have fun. Along the way I met people, I experienced an incredible change in my health and my life and I continue to have fun. I am currently in my 2nd year of Marathon training and my goal is to finish 30-45 minutes faster this year than last.

I shared this incredible experience with my son (that's us on the left).

What I'm saying to you is, choose your dream. The life you would lead if you didn't do real estate for a living. We all know it's a full plate, but unless you explore those little adventures you'll always wonder "What if?".

Last year I began an adventure into writing. Fiction of course! Which is why I am not seen on this blog as much as before. Out of that writing group came 2 referrals. People who got to know the real me and appreciated that side of me. I made new friends, many of whom I would have never met had I not pursued a dream.

My latest adventure is in the realm of acting. After having done my first HGTV show, My House is Worth What? I was bitten by the bug. I audtioned for my first paying role, landed it and shot a pilot... oh and I met a few more people who are now clients.

I'm a full time realtor with part time passions that help me in my business while I continue to help others. buying and selling their biggest investments. Living my dreams with no regrets, and a lot of new friends I might not have otherwise met. It's magic!

I challenge you to do the same ~ incorporate your own dreams into life and make them your reality.

Who says the market is slow?

This is my best year yet, so when I hear the market is slow, from other agents, I ask them, "How much of your business is by referral?" Mine is 88%. That means I am doing good work in cultivating trust and long term relationships with my clients and my contacts.

A lot of people ask, "How do you acquire that kind of referral rate?" In my eyes it's simple. Be yourself, be ethical, help others, be honest, don't be in this business "to make a sale", give your customers good advice and keep your snot nose clean.

This is a completely different real estate market from what it was 3 years ago. Gone are the days of 28 offers on a house, people picking up agents who have a pen versus those who have skill, strategy, integrity and knowledge. For those of you on the mainland, you've been living with a "real" market for over the past 12 months. In Hawaii, this is fairly new to us. Agents are no longer the order takers. In order to make our business thrive we need to be aware of what is happening nationally, regionally and locally. Our economic environment affects our future market a great deal. We have seen the closure of two major airlines, the downsizing of several large firms, and the local visitors bureau asking those who finance it for advice on how and who to market to.

It saddens me to acquire clients who were told in the recent two years to purchase and their investment would be "safe". Many of these buyers bought short term, which is never a good strategy.... it's a back up plan if you know the market implicitly well, have extensive financial resources and are risk acclimated. The sellers I see who had an agent who sold the on this concept are now often facing a short sale or losses, frequently the agent has left the business.

To investors and buyers who haven't been through multiple cycles in the markets, remember, an agent who does nothing more than write up your offer, is indeed an order taker. Look for an agent who gives you real advice, along the lines of the Clint Eastwood film, The Good, the Bad and the Ugly. Only when you have the full and realistic snapshot can you make the decision that is right for you.

Imagine my surpise when I log onto active rain to update a number of completely outdated items on my page and I find a bank. A bank? For a Campaign? I knew things were changing but... holy moly. Well change they have and so have I.

Things have indeed changed. The irony of seeing a bank on Active rain struck me. Over the last 6 month facing the deteriorating health of my mother, I strained to put my time into everything as if nothing was changing. Almost a year after the first set back in her health she peacefully passed on January 24, just after midnight. During the time she was ill I managed to get by with my life. Working 70 hours a week or more, caring for my family, juggling friends and keeping my mother company while helping her whenever I could. I gave mobile office a new definition and my extra 30 lbs. I put on gave me an unflattering unhealthy dimension.

Suddenly I was dealing with the grief of losing the closest friendship I had ever known, the woman who had given me life, helped me pick up the pieces after I made yet another mistake. She had given me everything she had to give and still found ways to give more. I gave but like most children, perhaps not so much. I didn't feel guilt, because I did everything I could do without completely losing my mind. But in reflection I realized I had lost myself to her illness, to my business and I rolled along bearing a burden not unlike a martyr and didn't recognize what I was becoming.

I tell you this story because I learned in the process, we are so good at giving and we rarely take time to care for ourselves. To explore our needs and fulfill our dreams. I had literally lost myself. I was angry at the world, my little world, for what I had let it become.

This cautionary tale, albiet brief, is something I hope you can benefit from. In December I ran my first Marathon, and my Mother was there to see me. Did I mention it was a damn good marathon in 5 hours and 33 minutes? More importantly it was the first step I took to try and carve some time away from my business and get rid of the resentment for what I wanted but was too busy doing everything BUT taking care of myself. Last week I did completed my first Triathlon in Lanikai - it was long, it was hard and it was a huge accomplishment for me.. I never ever thought I'd do either. The satisfaction I get of a good workout, of competing in a realm other than in my business is healthy and enables me to keep control of my now girlish 48 year old figure.

Business hasn't taken a back seat. But I put it where it belong in the grand scheme of things. After taking care of me, and after taking care of my family. My health and spirituality come first. With that I have more to give. So next time you think about putting money in someone's bank. Make sure it's your own account first, the account of health and peace of mind. Without that it doesn't matter how hard you work.

Thanks Mom, for the mosts important lesson yet. I miss you and I love you!

By the way, this is my busiest year yet. I'm not chasing business. I'm attracting it. Wish I knew about this in my 20's.

Next month is my 48th birthday. I'm not saying I've got everything figured out, but I think I'm on the right track...

Don Ho - Beyond Tiny Bibbles

It is with a heavy heart that I write to tell of the passing of one of Hawaii's most celebrated talents, Don Ho, who passed today at the age of 76. This story is not about his passing as much as it is about the impact he had on others. Those close to him and those who knew him from a far. From thousands of miles away Don Ho left his impression on everyone he touched.

My grandmother in law, was one who loved and reverred him from afar. One of her dreams was to put her toes into the sand in Waikiki and see Don Ho. Not only did she see his show, she received his kiss. It made her day, and her year - probably one of the most distinct memories she carried with her. Don Ho left a significant impact on all he touched.

I recall the first time I knew what Don Ho was, he was singing "Tiny Bubbles" on TV. I was a kid when he first sang that song, but he was already a worldwide sensation. I think it was in the 1960's (am I that old?). It was to be decades after I moved to Hawaii that I would cross paths with the famed entertainer and experience his light warmheartedness and Aloha Spirit first hand.

I first met Don Ho through a longtime friend (Richard Faun) and his then assistant, Haumea Heibenstriet, who at the time and at present represents is so much more than that in his life. I was taken by her protectiveness of the man, and the image, but also at her heart. She was a big part of his life. In those days, I hadn't been to a Don Ho show, but knew of him through people who were a generation ahead of mine. After meeting Haumea, I was invited with friends and family, to attend his show at what used to be know as the Waikiki Beachcomber. That show was my first exposure to the living icon.

I've been in Hawaii now 28, almost 29 years and when I think of Aloha, it is synonomous with Don Ho and the people he associated himself with. I attended his show back in the late 90's. It was a fun, and eventful experience. He took the time to get to know each of us and took a group photo. I even received one of the coveted "post-show" kisses. The woman who was responsible for us attending that event and meeting Don Ho, was his later to be wife, Haumea. She danced in his show, never took the limelight and was always there when he needed her.

I had lunch at his and Haumea's bequest when I was in technology back in the early 2000's. Don was in great health and spirit and ever his flirtatious self offering to teach me golf with his unique style of giving lessons. I remember thinking how many women in previous generations would have given their eye tooth to be sitting where I was. It took place at a restaurant owned by Fred Livingston and carrying his name, called, of course, Don Ho's located in Aloha Tower. He wasn't often in the restaurant, and when he was, he would have a big floppy hat on. Tourists rarely detected his presence as he was always flying under the radar. He was funny, unguarded and well protected. His friends always helped look after his best interests.

I was happy to see that after some health issues, he had married his long time companion and best friend, Haumea. My thoughts and prayers go out to Haumea his love, and his family. I am blessed to have crossed paths by such an incredible man, and even more so by the friends he chose to surround himself with. In celebration of his life... Thank you for the lasting impression you made on all of us. With Warm Aloha...

Investing in Real Estate 101

Chances are if you are reading this you have not had much chance to experience the fun and excitement of investing in real estate. Most of the people I know who are avid real estate investors are self taught. Several of my more affluent real estate investor clients were brought up in families that were avid real estate investors and much of their wealth came from those type of investments.

If you are not one of the lucky ones that was born into a family that is real estate savvy, you will need to learn the ropes. You can read all the Rich Dad Poor Dad books that give theory, but you'll want to go far beyond books and actually set up a network of knowledgeable contacts that can support your venture. Buying a home for a residence is one thing, but buying a home to invest in is an entirely different ball game. The type of contacts necessary to fulfill a decent real estate investment strategy... Loan Officer, Attorney, Realtor, Accountant and possibly a property manager. Choose these contacts carefully as their advice and knowledge can make or break your investment success capability.

Your loan officer is going to be a business partner of sorts and you will need a good one with a strong reputation. When you venture into the realm of investment real estate cash is more important and typically lenders will require a more substantial down payment than on a residence. Also, you will probably pay a higher interest rate since this is not for your primary residence.

In Hawaii, the type of property (Fee Simple or Leasehold )you are purchasing is important . Fee simple is much easier to finance. Leasehold will depend on the length of the lease. In the condominium realm, and especially in areas like Waikiki, the percentage of owner occupants will also play a role in your ability to finance. Lenders prefer to see 50% or higher owner occupancy. With Condo-tels, lenders are not as likely to provide funding on these properties since their portfolios are fully leveraged. Condo-tels are like hotels, but you can own the room and they usually have a management company that provides services such as, cleaning, maintenance, reservations, front desk and other amenities. These amenities do vary by project.

You'll also need to decide what type of investor you want to be. Are you going to "Buy and Hold" or will you "Buy and Improve to Sell"?. This will also be a key part of your buying strategy. Cash flow is another consideration. Most first time investors purchase condominiums or townhomes. They tend to be easier to rent and manage in the Hawaii real estate market.

If you are a "Buy and Hold" investor, then cash flow will an important factor to consider. You'll need to look at the purchase price, monthly payments, maintenance fees, association fees, and ensure you can handle the overhead. Determine which type of property rental will be. Long term rentals can be easier to maintain tenant occupancy and cleaning overhead. Short term rentals (30days or less) may be restricted to certain buildings, areas and also subject to a transient tax. If you are a "Buy, Improve and Sell" investor you will need to keep a good eye at market fluctuations, interest rates and know where the likely venue is your buyer will come from. Ensure you have experienced, dependable, contractors to help you with the improvements, obtain the necessary permits, and manage the sub-contractors. Having these contacts in line prior to purchasing a property is key because delays in improvements and work can cost you big dollars and be the demise of your real estate investing business. Make sure you run numbers for your investment overhead, cost of improvements, financing, taxes, any necessary maintenance, projected months off market while improvements are being made. You'll also need to consider how much time like properties will require to be sold and how much inventory there is in your price category. If your price range is full of like properties you will spend a lot more time on market.

Bottom line is the experts bring to the table, realizing your capabilities and limitations, doing your homework and keeping an eye on your goal while managing the tasks at hand. Choosing a realtor who understands the principles of investing and can help bring some of your necessary experts to the table is a huge bonus. Well established agents have the contacts and resources to help you realize your dreams.

Pray for Peace...War is not the Answer

I'm not sure if I'm the lone wolf or if we as a country are in a complete state of denial.

It appears, a certain leader (George W. Bush) of our country has lost his conscience. Can we stop him?

I only hope that our children have a country left when he is removed from power.

Why, are we not , as a people, as a government, addressing this?

I am disturbed by reading about all the innocent soldiers who have given their lives and lost because of erroneous reason s attributed to terrorism & more popularly "Weapons of Mass Destruction" which seems to be confused with "Egomaniac Promoting American Destruction".

How long do we think the world will let this charade continue? The line between East and West has been drawn.

In the name of our children please pray for peace and remember the futility involved in lives lost due to a cause that doesn't hold water...This is not a religious plea, but rather a plea to use our energy to initiate change.

Forget Global Warming, Forget the crazy man in North Korea - if we don't stop what's happening in the Middle East. We won't have a globe to warm or protect. Recognize the significance of this madness.

Destination Kapalua Maui - Mercedes Golf Championships January

Held at the Plantation Course at the Kapalua Resort in Maui each year, this tournament bring some of golf's biggest names. Unfortunately with Tiger's baby on the way and Michelle Wie preparing for the Sony Open, two of my favorite names are not present. The Mercedes-Benz Golf Championships are the creme de la creme of golf, in a an extraordinary setting. No cameras were allowed during play time so the best I could do was to get the in-laws and my son under the merchandise sign.

On the other hand, my son got a big kick out of seeing Vijay Singh shoot one of the only birdies on the 8th hole. Vijay is the favorite, and while he's a bit of a male chauvanist, he is indeed a great golfer.

There are also some interesting faces present here. Alice Cooper of Rock n Roll Fame, Dennis Hopper - star of one of my favorite movies, Easy Rider.

One the the big local advertisers here is Ocean Vodka. Seems the trend in Hawaii is now to make things from deep sea water, I guess if you go deep enough, you can get fresh water - no salt. You can only get it in Hawaii.

The Mercedes-Benz Golf Championships benefit a large number of local charities.

Don't expect to take too many photos if you go, they ask for you to give them your camera until play is over. Cell phones are discouraged as well.

Dude! Surf's UP!!! Makapu'u and Sandy Beach, EAST Shore Oahu, Honolulu, Hawaii

When I read the paper this morning, there was no mention of impending high surf on the South Shore of Oahu. Not that I was looking for it since winter months are the time for Oahu's North Shore to shine whether it be the Triple Crown of Surfing, or Eddie Aikau Big Wave International Surf Contests. Granted Eddie Aikau's contest takes place when the waves are 20+ feet or more.... but it sure was big for the South Shore today!

I grabbed the camera after I dropped my client's off because I have not seen this is some time. 8 - 10 foot waves on the southeast shores today. Amazing stuff.

The waves appeared to be coming into the shoreline near Rabbit Island. In almost 30 years I can't remember seeing it this big.

Behold the giant hurricane in the water. There were actually youngsters surfing in this mess. It was at least as dangerous as it appears. I have witnessed tragedy in these seas on this beach long before today.

To say the surf was BIG on Sandy beach would have been a gross understatement. 1/6/2007, Kelly Mitchell, Honolulu realtor Oahu Hawaii. Wow!

Notice the orange flags at Sandy Beach. Orange Flags denote the dangerous conditions of the surf. If you have not surfed in Hawaiian water before make sure to observe the conditions and current as well as discuss the conditions with the lifeguard. Too many people have been a victim of their own egos.

Respect the ocean. It is far more powerful than any of us will ever be.

Brilliant Marketing or Dim Agent?

In my day I have had the pleasure of dealing with some of the most intelligent people in real estate around. Today was not that day. I got reeled in like a fish! After showing a home that appeared to be in excellent condition,, with no major WARTS, my clients were ready to put down an attractive cash offer. The home is owned by a Listor/Agent. As always, for the benefit of my client, I try to squeeze as much information out of the Listor/Agent as possible. What is her background, experience, how long has the house been on the market, why are you moving, what do you like about the neighborhood, how are your neighbors, how many offers, oh really, and how much were you offered? etc.

GET SMART! up front.

I got quite a bit of information. Even to the bottom dollar and with the inclusions my client's wanted. Several thousand dollars off asking (of an already reduced price). What's wrong with this picture? I paused. Can I call you back?

I took another walk around the house and what did I find? A crack running the ENTIRE length of the garage about 1.5-2 cm's wide. Hmmmm I said. That is very interesting. How could that happen? We are not on a hill, not an area that could have poor drainage. Hmmmmm. What else could be wrong??? Why not mention of this before I showed? Hmmmm.... that's not a small thing.

I called the Listor/Agent and asked several more questions, then inquired about the crack in the garage. Ooooh! I was told. That was just a little crack. Little? I asked. You should have seen the one in the house... THAT one was HUGE!!!!!!!! Ooooh! I said.. tell me more. Well the crack in the house was a lot bigger than this one. Sooooooo big, said the Listor/Agent we had to jackhammer around it then fill it with some epoxy bonding stuff, but stuff much stronger than that. Oooooh I said. But you know those are the problems associated with homes in the neighborhood. Sure, yah right.

Well I know out of the homes that I am familiar with on that block, not a single last one has had problems like that. So there is something more entirely to the picture. I guess what really peeves me is this person should have disclosed the house had issues in the first place. Before we even took a look at it. Whatever my client's decide to do, whether it's go through the whole investigation and due diligence regarding this specific problem, or walk, that fact is they are sooooo excited about the house and unnecessarily so. Beyond the great looks on the outside, there is a questionable agent on the inside. Daft or Brilliant? I'm thinking the former versus the latter.

At any rate, it could cost my clients quite a bit more money just for us to get thru additional due diligence. It might have saved us all time to say something up front. Is there something I'm still not being told. Quite possibly, so I will advise my clients not to budge an inch until they talk direcyty with the contractor who did the work, get a home inspection from the best we have available AND do a soil test. That is if they decide that they want to do anything at all besides run.

Buying a Home in Hawaii? Understand a bit how they are built.

Buying a home in Hawaii has many different nuuance to how the decision should be made. First it's the where are far as areas, Windward, East Shore, South Shore, Leeward or North Shore. Once you determine that then you choose a neighborhood or a micro-environment (since they have all sorts of different nuances) then you begin looking at homes. Not everyone thinks about construction much on our homes until they get inside them.

You see Hawaii, in the established neighborhoods, is comprised primarily of older construction, usually 1950 - 1975. Most of the homes built during this period are single wall construction. Some are built on stilts, some on slab and our roofs are a collage of what the heck is that? Single wall construction is probably the single most terrifiying things for our mainland buyers, unless they'v seen it before which in most cases they have not.

There are many benefits to single wall construction.

1) If you have to rewire, it is very easy to do. No double wall to go through, same with plumbing.

2) All the single wall construction I have seen is made out of pine. One of our most durable woods, long lasting and termites aren't thrilled with it.

3) There is a rumor that single wall construction breathes and expands better in hurricanes. I have talked to people who have been in single wall construction homes during hurricans and they seemed pretty impressed with how well it withstood Iniki (below) on Kauai (courtesy of NOAA).

We have pitch and gravel still (did you EVER have that), composition, tile of course and many of the other types you see on the mainland.

Because our market on the south east shore, Diamond Head, Kahala, Kaimuki, Aina Haina and Hawaii Kai are all very long time well established markets, we are seeing more and more of remodels in the name of double wall construction and shake wood roofs (one of my favorite) and monier tile roofs.

Moving to Hawaii is a little like moving to another country. We have many different cultures, many different customs and a hundred little neighborhoods to experience them all in. Some people come to Hawaii knowing exactly where they want to purchase. They have the advantage of traveling many times to the island or may take a friend or relative's word for a neighborhood.

If you have never lived in Hawaii, be assurred that each individual's experience is unique. Each experience is never repeated because of the many differences and nuuance the island hold. One resource you might find helpful for rounding out your first visit is a trip planner, complete with an event advisory calendar, courtesy of the Oahu Visitors Bureau.

I had a couple in town who are relocating from the East Coast come to visit. Before they got on the plane they had some ideas on where they might want to live. Many from people they had talked to who offered their own opinions oon where the couple should live. With that said the couple began to focus on East Oahu and Hawaii Kai, a longer drive than they might have originally considered, but based on other people's opinions of the area. The more time they spent on the island and the more time they spent exploring the island the more they began to understand what really fit them and their lifestyle. In the end the decision was made to live on the Windward Coast, approximately 12 miles away from where they thought they wanted to live.

It is important to talk to your agent about the nuances of the different neighborhoods and the things that separate them from other neighborhoods. For example, Manoa is a wonderful area, with many grand homes, schools and a great place to bring up kids. It is also a lush, area that is prone to daily rains and the average rainfall in the month of December is 7.2 inches (avg. over a period of 72 yrs). Many homes have incredible mountain view s. If you enjoy regular rainfall and a very green tropical environment, Manoa is the place for you.

Just 4 miles away is the neighborhood of Diamond Head, consider one of the drier sides of the island, next to Waikiki. Nearby there is surfing off the coast of Diamond Head, there are trolleys that round the lookouts and buses going to Hanauma Bay. Diamond Head is the sunny side of the island and holds a different kind of charm and appeal, particularly to those most active lifestyles.

Although Diamond Head is a hop and a skip from Waikiki, the pace is vastly different as is the makeup of the people in the area. You don't feel at all like you are near one of the most frequented tourist areas on the map.

So You Want to Become a Realtor

Looking at real estate as an industry and as a profession can be a pretty intimidating thing. Unless your family was involved in investing and bought multiple properties, chances are you hadn't been exposed to much of the how to's of the profession. It took me years of consideration before I finally decided to take the plunge and if I can share with you a few things I've learned along the way, I hope it will help you undertand what it's like to start and how you can be successful.

In this land of over 6300 licensee's what you won't hear when you go to real estate school is approximately 35% of all the agents on Oahu will do 2 or less transactions within a 12 month period. Had I heard this when I started, I probably would've headed for the door, but my goal is not run you out the door but to give you a real world idea of what to expect and some ideas to put you well past the two transactions a year (or less) track.

1) Choose the right school. Even if you have a business degree (in Hawaii you can waive the classes with a BS/BBA) there is so much to learn, if you skip the class you will miss out on key points that will make your life easier later on. Training is crucial in this business.

2) Save enough money or prepare to be supported by friends, or family while you begin your business. Becoming a realtor is not a job, you are starting a company. In that vein you must act and respond as an Entreprenuer. Meaning, you live, work, eat and sleep the business until it is no longer a start-up.

3) Choose an excellent company to hang your license at. Excellent companies don't hire just anybody. They INTERVIEW you to make sure you are a good fit, and you should also INTERVIEW them to make sure they are a good fit with you. An excellent company will be well established, have full time, extremely experienced management, coaches and support, as well as systems and technology you can use to build your business.

4) Sundays are your friend, your very best friend. One of the best ways to get better versed on your real estate dialogue is to work open houses (every Sunday at least initially), practice presentations on friends and family and have regularly scheduled business appointments with prospects and or busines contacts that can provide you with referrals. Help other agents with their open houses if you don't have a listing. It's a great way to meet buyers who don't have an agent.

5) This business is constantly evolving. You will be evolving too! Training is ongoing and what you don't have to take you should consider as an addition to your arsenal. Recognize your shortcomings and develop those skills that are weak.

6) Set goals for your business and your personal life. Without goals you have nothing to achieve, no benchmark. Strive for balance - it can be a saving grace.

7) Embrace technology. It's not an option if you want to survive in the Internet era.

8) Know that nothing says more about you than your clients. Treat them well, have a good sense of Ethics, integrity and do the right thing. It goes a very very long way.

9) If you are worried about money, prospects and people can sense that and will not respond positively to you.

10) Make your work fun and understand that you are making a difference in people's lives. You are helping them with the single most important investment in their life.

It can take up to two years, for some even longer, to get their businesses to a point where they are making enough money to make them comortable. A real full time agent is one who makes their bread and butter from real estate, they invest in real estate and they do what they tell their clients to do. This is an amazing business and it takes guts, a desire to learn and a need to do the right thing to be truly successful.

My Philosophy of Working in December has CHANGED!

If your market is anything like mine, you'll appreciate what December does to people and the subsequent New Year. Agents go in to hiding, some disappear entirely, others call you from God knows where and some just don't bother. There are some that are still their perky happy selves answering calls, returning calls promptly and showing property, but for the most part I notice a distinct absence of regularity during the holidays.

This year I worked full steam through the holidays (with a day of rest here and there) and found it to be pretty invigorating, in particular, today when I was in the office. Many of my co-agents were still running at the slo-mo rate, talking as if someone had placed their finger on their cassette recorded voice, s l o w i n g d o w n their dialogue, energy and everything else comprised of personality. One was looking at the phone as if compelling it to do something for them, or ignoring the phone altogether and massaging their keyboard as if that could draw a ring from the phone.

I read an article about the latest greatest agent on the planet. His name is Royce Cablayan and he was featured as the 10th most Prolific Real Estate Agent by the Wall Street Journal. The article is interesting and his philosophy is a good read too. I really like the fact that he was from Hawaii originally of course. I sent Royce a short email on Saturday December 30th 2006, congratulating him on his remarkable award. True to a prolific agent's form, he humbly responded on December 31st, New Years Eve. and offered a few words of encouragement.

You see Royce doesn't take time off in December. He takes it on October. I think I now know why. The next time you consider taking time off in December, remember, most agents are off anyway. If you are in a resort/vacation hot spot like I am, vacationing 2nd home buyers are everywhere and they love to go to open houses.

Buying a Home in Hawaii - Leasehold vs Fee Simple

There are two types of property ownership in Hawaii. One, called Leasehold and the other Fee Simple. Both have something to offer and each is incredibly different. Buyers and investors alike are likely, at least initially to consider both types of purchases. All buyers considering real estate purchases in the State of Hawaii should be completely aware of the type of conveyance that is taking place.

Fee Simple Ownership is a property that is conveyed with no obligation to the previous owner. You buy the property outright with no strings attached after the sale has recorded under the terms and conditions specified in the contract. This is the most common type of home ownership and is the most prevelant type ownership for mainland US transactions.

Leasehold Ownership means you are leasing the land from a Fee Simple Owner for a specified period of time, under certain terms and conditions. Quite literally you are renting the property from the landowner. Leasehold purchases were very popular in the 70's in Hawaii when it was a much less expenses way to take ownership of property and the leases terms were for 25-55 years. You could have a leasehold single family home or a leasehold condominium/townhome.

Don't be left in the dark... When considering a purchase for Leasehold property and before you get too excited about the low low price ask:

How long is the lease? If the lease is less than 25 years you will have some difficulty financing it
Is there are step up increase, how often does it happen and how much is it? Many leases will have increases in the lease rent built into them. If it is a Fixed Lease, the rate does not change. Most Fixed Leases are for 25-30 years. Some leases can go from very low monthly fees to exhorbitant fees after the fixed period ends.
Is there a renogotiation date and what are the terms of a renegotiation? If the lease has a renegotiation date in it, the land owner can do many things. They can put whatever price they want on it, or go with the current market price for land (which typically has increased substantially since the lease began) or in rare cases, keep it the same.

Another area for consideration is what happens when the lease expires. Usually a couple of outcomes are possible, a) Surrender of the property back to the property owner, including all improvements. b) Reversion of the land to the property owner.

In some instances, though there is no guarantee, you may be able to renegotiate the lease or get an extension. You may have to surrender the property in it's original condition, meaning all improvements etc. may have to be demolished and removed, or relinquish the property with it's improvements.

In any case, you should make sure you understand the leasehold agreement completely and the risks involved with this type of purchase. Many people who bought leasehold back in the 1970's found themselves with expirations, in renogitations (you do not get to call the shots) , or grossly increased lease rents and on a fixed income. Not a pretty picture.

Either way, make sure if you do consider leasehold, go into this with your eyes wide open, understand the drawbacks and risks, and by all means, make sure you have a good agent to represent you and help you comprehend the agreements and the lease.

How Do You Gauge Success?

When I first started in the world of business I equated success as having the top title and the biggest paycheck. It took me a lot of hard work, a loss of my personal life and cost me a lost relationship. Once I achieved the goal I thought I wanted I realized not only was it an empty goal, but it was a goal that once acheived left me feeling unfulilled, unhappy and looking to reinvent myself.

It also made me look at what I considered success with a more detached eye. A chance to analyze it, to look at people I felt were successful from many different fields and come to a more highly evolved determination at what success was. Indeed, what my later, more highly evolved definition of success became is vastly different from what I thought it was back in my early years. The way I see it, success is not success if you say to yourself, boy look at me, I'm successful. Success an ongoing ability to realize you can make positive change in our world in big and small ways, affect that change, and help people in such a way that you've changed their lives in a positive way. It means giving back without asking for in return. It means being open to others whether they can do something for you or not. It means giving back in many ways, not a single charity or event. It has to be a way of life.

In real estate I've found the tremendous duty an agent has to represent their clientele appropriately. The responsibility of giving sound advice, and helping them make the right decisions with all the available information whether it costs you "the deal" or not. It's not about "the deal" it's about the relationship. How successful I am relies completely on my ability to help my client's achieve their dreams, understand the benefits of investing in real estate and making decisions that fit their goals to buy and sell real estate that will benefit them most. It humbles me.

Yesterday a friend told me how successful I was in the business of real estate. I told her it wasn't me. It was my clients who were responsible. I had been given their trust and the opportunity to give advice, recommendations and share with my clients my knowledge base.

Honolulu Hawaii - Arriving on the island of Oahu

Honolulu is one of my favorite cities on the planet. I've lived and worked here for almost 30 years and can't imagine living anywhere else. It's what I consider a true cosmopolitan city. We are ranked 5th in the nation for having a mixed race population which gives the island a flair and flavor rarely found in other cities. I do travel a fair amount to outer islands, the mainland and out of country, but there is no airport I'd rather arrive at than the Honolulu International Airport. Our average daily temperature is 80 degrees, sun is our middle name and we have some of the cleanest air in the world. 72% of our total population lives in Honolulu County.

Honolulu is much like a small town would be if the population were a million. It's slow going to get initially wired into the town, but with the right contacts, a good attitude and a considerate disposition you can go far.

When you step off the plane, it smells different, it could be the air is laden with plumeria, or pikake or the fresh ocean breeze that envelopes you. It's absolute magic. I feel a sense of peace when I arrive. It's more than coming home, it's knowing this is where I am supposed to be.

Driving out of the airport is equally as welcoming. Seeing the majestic Ko'olau Mountain range and the brilliant greens, your occassional rainbow , lite misty clouds, and our huge PINK military hospital, Tripler Army Medical Center. Apparently the General at the time liked the look of the Royal Hawaiian Hotel, our pink palace in Waikiki and made the hospital the exact same hue.

My favorite route from the airport is to take Nimitz Highway, to Ala Moana Boulevard and in through Waikiki. The highway begins to wind as you pass the Piers and get closer to Honolulu Harbor. Once you pass the giant cruise ships, you get close enough to the water and then beach to enjoy the view. The first glimpse of the view is at Kewalo Basin, home to sports fishing boats, sunset cruise boats, and the long standing Fisherman's Wharf restaurant.

After Kewalo Basin is beautiful Ala Moana Beach Park containing more than 100 acres of room to play, swim, sun, picnic and have fun. The park is headquarters of competitve ocean going canoe paddlers, fisherman and boaters alike. It is home Magic Island, an extraordinary piece of land with it's very own beach, jutting out into the ocean. If you head to the park's largest parking lot and drive due south towards the ocean once in it, you will be on Magic Island. It's an incredible place to watch a sunset, bike, roller blade or run. You can also see Diamond Head from this location as well as the shoreline of Waikiki.

The trip from the Airport to Waikiki is a road very well traveled and one you'll want to repeat again and again... so, when are you coming to Honolulu?

Hawaii Kai - Honolulu, Oahu Hawaii - Living in the 'BURBS...

About six miles from Kahala and 8 miles from Diamond Head is a well-populated suburban community called Hawaii Kai. Hawaii Kai is one of the most popular, family oriented neighborhoods located on Oahu's southwest shore. It has everything you need, from shopping to great restaurants and it is easy to just stay out here and almost never travel back to "Town" (the busier areas of Honolulu).

There are several neighborhoods included in Hawaii Kai, Kalama Valley (in the valley of course), Queen's Gate (many homes on the Hawaii Kai Championship Golf Course) and Koko Villas (brand new construction as of 2005) are all located near Sandy Beach. Sandy Beach is home of body surfer, and body boarder with some of the most treachorous shore break around. There are marina front homes in Hawaii Kai in West Marina, oceanfront homes in the prestigous neighborhood of Portlock. and gorgeous view homes in Na Pali Haweo and Mariner's Ridge. The diversity of Hawaii Kai is a major attraction for residents. There is something here for everyone.

Real estate in Hawaii Kai begins around $400,000 for a one bedroom condominium and homes start at around $650,000 for an older modest starter home.

Hawaii Kai is home to the very first "Roy's" a remarkable adventure in island fusion cuisine. This are can easily sustain a Costco, two supermarkets, two shopping centers and two Starbuck's. there are two small shopping centers, Koko Marina featuring an 8 plex theatre, as well as Hawaii Kai Towne Center and dozens of retail stores and restaurants. There are even several marina front restaurants.

Kalanianaole Highway runs parallel to Moanalua Bay. The Bay leads directly into the Marina and there are even a few marina front restaurants. Moanalua Bay has ocean sport activities including parasailing, jet skiiing and kayaking.

It is home to Hanauma Bay, a Nature preserve with some of the world's finest snorkling. The Bay is protected from large waves and is also a great place for beginning scuba divers. It can be tricky to get in if you don't know a few of the basics. Hours are 6am-6pm, closed on Tuesdays and if you don't get there by 8:30am you run the risk of a long long wait. It's a great place to picnic, sun and swim and don't touch the fish or marine life, they are protected by law.

Hikes in this area can challenge any fitness level. A personal favorite is Koko Crater. Wooden railroad ties of about 1100 steps challenge you to the top of the 360 degree panoramic views. The Hawaiian name for Koko Crater is Kohelepelepe. Koko Crater also has the beautiful Koko Crater Botanical Garden containing almost 200 acres of land so be sure and take time out to walk amongst. Another good hike is in Mariner's Ridge, also known as Kaluanui Ridge just up the hill from the Hawaii Kai Post Office. Bathrooms and water are rare on these trails so be prepared.

If you are looking for an area that has wide appeal this is it.

Kahala - Peaceful Sophisticated Island Living, Honolulu, Oahu Hawaii

Near the slopes of Diamond Head exists a neighborhood with probably the largest quantity of nice level lots on the island. Kahala is known as the creme de la creme of the best places to live on Oahu. It's regal homes exemplify some of the pricier pieces of property in an area that is inhabited to a degree by part time residents who come the the islands for a few weeks.

Kahala has seen a revolution of sorts. Once predominatly inhabited by Kama'aina (local people) progress and the Japanese boom in real estate back in the 1980's changed the face of the most widely recognized road, Kahala Avenue. Showcasing luxury oceanfront homes, in some cases 20,000 square foot lots, price ranges for home begin at $1.4 million for a fixer upper in this area. The average lot size is about 10,000 square feet. Kahala Avenue is also the route most visitors drive as they come around Diamond Head heading off to our spectacular Nature reserve, Hanauma Bay.

The allure of Kahala is the proximity to one of the longest sandy beaches with easy public access, the nominal commute to downtown and quick drives to many other parts of the island. There are beautiful walks here. Kahala Mall provides shopping and dining experiences with over 90 retails stores, restaurants, theatres and banking establishments.

The Kahala Resort once known as the Kahala Hilton in the days when Frank Sinatra visited, is a world class resort that caters to the upper crust of today's well-heeled visitor and celebrities alike. It features five restaurants, generous beachfront, gorgeous views from almost every room and an afternoon Island Style complete with Jasmine tea, scones and clotted creme. The Kahala even has a "swim with the dolphins" experience.

Adjacent to the hotel is the exclusive Waialae Country Club, rumored to have a waiting list of almost 20 years for membership. The Waialae Country Club is also home to the PGA Tour's Sony Open each January.

Kahala is the place to see, be seen.

Diamond Head - Living the Island Lifestyle, Honolulu, Oahu, Hawaii

Many people think of Diamond Head State Monument as a national monument which it probably should be, it is truly the single most recognizable landmark in our state. To me, Diamond Head is much more than a pretty view from Waikiki. It's more than the Magnum P.I. shows made it out to be. It's home to hundred of mongoose, endangered local birds and people who thrive on running, hiking and walking in and around it. The photo above shows a picture of Black Point (taken from Diamond Head lookout), a sleepy private neighborhood where Tom Selleck (and I - no not together!) once lived.

One of the better small surf areas on Oahu is on the South Shore. There are four lookouts you can see watch the whales from and you can drive right up to them. Below,, there is a trail leading to one of the most beautiful beaches on Oahu where the surfers push off from. On one side of the lookouts you can view the magnificent estate where Doris Duke the tobacco heiress and sometime friend of Imelda Marcos lived.

Diamond Head is just over 4 miles if you walk or run all the way around it. It's got a shoulder for pedestrians and leads directly down to the Gold Coast of Waikiki and our biggest park, Kapiolani Park which is another haven for hikers, bikers and runners. Kapiolani Park and Waikiki are directly behind me. I am at the top of Diamond Head after having hiked in through the crater. This hike is not for the weak, but is a relatively easy hike in terms of no special equipment being needed and it is realtively safe for all.

Triangle Park is on the East side of Diamond Head and home to numerous soccer teams of the 10 and under group in the fall. It is also the starting point for many cyclists who ride scores of miles and return to this hub.

Kapiolani Community College is at the back of Diamond Head, featuring a wonderful culinary program among many others.

Real Estate in the Diamond Head are and Oceanfront land are at a premium here. Oceanfront homes usually begin around $2.5 million and go up to $25 million. If you like luxury and the best of everything this is the place to live. Ocean view properties run much less, starting at around $1.5 million and up depending on architecture, square footage and appointments. It is difficult if not impossible to find anything, view or no view, tear down or better for under a million. If you're looking under a $1million, and want to be in the area, then look closer to Kaimuki (behind Diamond Head), Kapahulu (northwest of Diamond Head) or consider a condo on the Gold Coast of Waikiki.

Whatever you decide to buy, or where you decide to live, Hawaii has it all.

How did you spend New Year's Eve? Probably not at Open House!

First of all let me say I'm a huge fan of parties. Especially the biggest party of the year. When my client called to ask me if I was holding an open house on New Year's Eve (which I had soooo NOT been planning to do) guilt got the best of me and I said well I wasn't, but that sure sounds like a good idea.

Good idea? Good Idea? I kicked myself as I looked at my schedule. Talk about starting the New Year off with a Bang or is it Ending the Old Year with a Bang??? Well I couldn't run an ad since it was past the deadline and would probably be a waste of money any way. I'd have to rely on catching traffic from the main streets and hoping someone would take pity on my poor lonely solitary realtor agent self.

I put my signs out, opened up the fabulous house, took in the fabulous view on the marina and selected some upbeat music. Rod Stewart's Baby It's Cold Outside wafted through all the rooms. Granted it's not so cold here, but we're all aware of what Denver is going through. Speaking of Denver, I hope our friend Kristal Kraft is safe and warm and home very soon!

Well I sat there for an hour and fifteen minutes and not a single soul walked in. Yep, I knew it, it was going to be a total bust. No one was coming to my open house, heck they were probably at their respective parties. I could here the firecrackers start to go off. You see in Hawaii, there was a tradition started by our local Chinese people, which is at the end of the New Year, you have to scare away all the bad spirits so you pop fireworks to get them to go away. Or something along those lines. Never mind that Chinese New Year is still weeks away and everyone including the grandma's gets out their 10,000 black cat firecrackers and strings them up to the moon so they'll pop and put enough sulfur out there to cloud our air for a week. Sorry that was a tangent.

At last, someone walking down the driveway, AHA! Another agent. Yay someone to talk to to make friends with to show me I'm not the only person left on the planet! Had a great conversation and I asked her what brought her in... She had to kill time between her last appointment and meeting the gardeners at her listing. That's okay, she loved the house and will remember it.

Then much to my surprise, the next 2 hours were filled with people. Wonderful clients who read my blog, came to my open and I will be helping them get acclimated in Hawaii and help them find a new home. Another, whose mother has just received her citizenship and will be looking for a new home, another relocating from Guam and needing to buy a new home. All told, 3 sets of clients, all buyers, wonderful people lookinng for homes in a great neighborhood . Hawaii Kai, whom I will help find their next home for.

Next time you think about taking New Year's Eve off, think again!

ROUTINES IN REAL ESTATE

Routines? Can they, do they exist? How big to you have to be to get routines in place and keep your business running smoothly.

Transactions running smoothly seems to be the easiest. It just that with us as real estate agents, we have so many things to do, so many variations of things to do that getting into a routine can be next to impossible.

Here is a day in the life (these are usually all 7 days)

1) Make Coffee

2) Freak Out

3) Check Hot Sheet & forward to buyer/seller as appropriate/call seller/seller's agent/ or buyer as appropriate

4) Freak out

5) Look at weed blower and think about clearing desk with it again. It would be a shame with all those nice piles.

6) Remember to send thank you's to five people

7) Call 5 people and ask for referrals

8) Follow up on 10 leads via phone to see if they can have life breathed into them and schedule appointments

9) Freak Out

10) Lunchtime - oh did I forget to eat? Run to Starbucks! Get coffee, I should have gotten 5 hours ago

11) Drive the neighborhood, look at new listings to see if they'll work for clients

12) Go into office, advertise seller's listings to all 245 of co-agents, also share buyer's needs with 245 agents to see what they have coming on the market

13) Return calls/address email/ make nice to important receptionist who holds the keys to my world. She is VERY important to me!

14) Take call from son freaking out, wants to leave school at 4pm

15) Did I eat lunch? Shoot - does Starbucks Coffee count as a meal? It is now 3pm.

16) Run across street to Sushi restaurant, get to go sushi and run back to office. See bar, be thankful it is closed. Sit sushi next to glass of untouched water.

17) Begin first sip of first glass of 10 required glass of water.

18) Shoot across town to do a showing.

19) Forgot to pick up son... Freak out...

20) Forgot to eat lunch...

21) Call client and congratulate them on closing, deliver keys.

22) Call husband and beg to pick up son

23) Review, tweak and enhance marketing plans on listings

24) Log on to Active Rain (9pm)

25) Watch Surf while looking for more properties

26) Schedule showings

27) Eat Dinner - hey wait Did I eat Lunch Yet???

28) Think about what day I might not have to work

29) Freak Out - Go to Bed

Beyond the PERSONAL STUFF and the FREAK OUTS... Does anyone have a better way of organizing their business?

Here is a crazy idea... What if we had an annual face to face meeting place (tax deductible of course) where we could meet once a year, put some names to faces, create some stronger relationships and help facilitate a strong referral base of business for one and other. Imagine the possibilities!

WHAT DO YOU THINK? You could all come to Hawaii

for the first one ! ;> Seriously, we could piggy back it on another event (NARS or a U2 concert) so we wouldn't have to fly all over the world, but I honestly am making some real friends here who I would like to meet. Imagine, Broker Bryant's Real Estate Ramblings AND "The Lovely Wife"...Broker Bryant's...Wife! - in the SAME ROOM, or Kristal Kraft with her incredible business insight... Rick & Ines - Enrique Garcia always warm and inviting! Or the tech and blogg savvy Mary McKnight? We could get "Singing in the Rain" (Rich Jacobson) outta of the rain for a change! Oh the possibilities!!!!!!

What a Night that would be. I'll help plan it if we have enough interest. We could even negotiate the location, as much as I'd prefer to have you on my turf we can fly to any fabulous place in the nation... it would have to be a destination with incredible shopping...
