You want me to meet you at a vacant home with a lockbox on it in a bad part of town and I don't know who you are and you at first tell me you are a cash buyer.  So I ask to see Proof of Cash Funds in the way of a letter on your bank's letterhead or financial advisor's letterhead.  Oh you can't do that?  Oh, I see you are pre-approved and not really a cash buyer.  Okay, then I ask you to show me a copy of your preapproval letter.  You won't do that until you make an offer on a home.  Really, like I want to go to a vacant home and meet with you when you won't even do me the courtesy of showing me that you can afford to buy the property.  No thanks, NEXT.
