Why is an absorption rate important?  It tracks the number of weeks that the current inventory will take to sell provided that sales are continuing at the same rate as last month.
Here in Walton County and along the 30A Corridor, condos that are south of the corridor or closest to the beach area have only a 22 week supply left.  Why is this important?  Buyers need to keep an eye on this number because anything less than 26 weeks is an indicator that the market is beginning to shift.  Once inventory is absorbed in any particular area or product type … (1 comments)

Seaside, FL has an awesome turnout for its 10th annual Seaside Half Marathon this past weekend.  Although I do not participate, I do have a bird's eye view of the racers from my 4th story condo.  My dog Dolly who viewed the race for the first time in her life loved it too.

There were 3,700 runners and 300 volunteers this year.  This is the maximum amount of runners allowed for this race.  The race begins at Seaside and the turnaround point is Gulf Place along the 30A corridor.  … (0 comments)

30a: Beautiful Last Day of the Year - 12/31/11 10:20 AM
Ah, I couldn't have asked for more.  It is just beautiful here today.  I hope your last day of your year is spent reflecting on all of the good that you had this past year.  We all have so many things to be thankful for.  Even the smallest things, like my fingers that are typing this note right now, or my eyes that are reading this.  Take time to reflect on the good and wish for more good in the year to come.  Happy New Year from Lifeguard Real Estate !

In my local market area, I am beginning to see some incredible price increases overnight.  From prices like $860,000 up to $995,000 with agent notes that state that the seller is FIRM.  What?  They weren't FIRM just yesterday?  This is nuts.  This is why it is a very good reason to work with an Exclusive Buyer's Representative like myself.  I will help you discover prices yesterday and today and disclose to you what you need to know to make a good buying decision that will help you save thousands of dollars.

30a: Come Preapproved - 04/19/11 10:14 AM
Many buyers are uncomfortable with their buyer's representative asking them to become preapproved or show proof of cash funds for a home purchase.  As a buyer's representative this is the first step I take with my new clients.  I find if someone is unwilling to take this first step, then it is a red flag to a difficult transaction later down the road.  I certainly can't buy a car without first applying for a loan or walking in with the cash in my hand. A home is the most amount of money you will probably ever spend in your life, so it should … (3 comments)

I am sitting having lunch at the Santa Rosa Beach Club off of Hwy. 30A in Santa Rosa Beach, FL.  It is located in Walton County.  No wonder when I laid eyes on this place I knew exactly where I wanted to be for the rest of my life.  It just doesn't get any better.  I love it here. 
You should come for a visit too.  The Club is open to the public.  Many people hold weddings on the beach and use the club for their reception.  No wonder.  Can you say Heaven?

Writing blog posts and emailing people I hardly even know may seem to some like a waste of time, but for many it is a matter of asking the right questions.
