What a great way to end the year. Bay County Florida is home to Tyndall Airforce Base located in Panama City Beach, FL. Sales Trends are showing signs of growth. Total Single Family Homes were up 16.62% for the year over last year's numbers. Condo Sales were way up with an increase of 23.68% for the year. Lot Sales were up slightly at 3.78%. The best news is that the number of foreclosures are dropping significantly and were down 39.44% for the year over last year. With inventory depleting, rising prices will surely follow. A closing that was supposed to happen, didn't. Along the beach areas of Destin, Florida there are several neighborhoods that are in a Cobra Zone. Cobra Zones are insurance zones where the Federal Government will deny flood insurance to home or commercial owners. Flood Insurance is available but only through insurance companies like Lloyds of London and at a high cost. The deal that went south recently had a yearly flood insurance cost of $30,000 per year. Today I took down all of the posts that dealt with market reports because they contained links to listings that I do not own. Guess what? I hardly ever take a listing. Tomorrow is Earth Day. I have recently adopted a mile in my neighborhood and walk it daily now with a trash bag and pick up mostly beer bottles. Why is that beer bottles are the number one item found along our roads anyway? Cigarette boxes are also another popular found item. Once in a while I find a coffee cup or a Subway sandwich wrap and cup. I like it best when I find money. Mostly pennies. I guess that is why they say pennies from heaven? Okay, I have to admit I have written 31 short sales in the last year and a half. Zero have closed. Am I excited about them? Not in the least. In fact, I advise my clients now that the name of this sale is a joke. There is nothing short about a short sale at all. I have waited and waited and waited. Today I am on my way to meet with the Tallahassee State Capitol Legislative Days where Realtors can address homeowner issues in the State of Florida. Being a Board Member of the Emerald Coast Association of Realtors, I do know my legislators and do hope that I am the voice of my customers. What's on your mind? Foreclosures in my market area are selling in an average of just 58 days now, down from 71. Multiple offers are appearing on the market again and buyers are bidding over the foreclosure prices.
