There were 273 homes sold in the month of April in Okaloosa County. For the year it is up slightly by 2.88%. There were 112 condos and townhomes sold in the month of April. In record numbers, I am seeing license plates from the following states: Texas, Louisiana, Alabama, Georgia, Tennessee, Ontario, Ohio, Minnesota, Michigan, Kentucky and Illinois. Seems like there are record number of visitors in the area this year. Why not? Temperatures have been unseasonally warmer this year and we offer a lot of sunshine most year round. It has even been more difficult getting a tee time on my favorite golf course, the Santa Rosa Golf course. It's all good though. I have shown property for now a full week everyday in a row. More good news along the Panhandle. Okaloosa covers cities like Ft. Walton Beach, Crestview, Niceville, and Destin, FL. In the month of December Total Single Family Home sales were up 16.83% over December 2011. For the year, Home Sales were up by 20,56% for the year. To top this news, NEW HOME SALES were up 41.48% for the year and this is great news for our local economy. Home building and related services feed the employment numbers in the County. The report in Walton County just came out and for the month of November sales are up 5.41% in the Single Family Homes category and up 16.25% year to date overall. Sales of condos and townhomes were slightly down for the month of November, but still way up at 33.55% for the year. Residentail Lots in Walton County are selling and were up 10.19% for the month aand up 18.04% for the year. Where does your business come from? Most of my business comes from past clients and referrals. The Internet also provides leads with people that I have never met before. Networking with others occassionally will produce a referral or a new client, but that five minute touch usually does not end up meaningful. Listening to another and keeping your mouth shut more often than you speak can be extremely useful and using your new aquaintance's name frequently while speaking to them can help ease you into deeper topics and a more profound connection with the person in front of you. Over the last few months getting buyers and sellers to the closing table has gotten harder. It is almost as bad as watching our current fiascal in Washington between both parties. Too stubborn to play nice. Things that used to be considered simple have taken on a new tone of their own. Buyers who make uncompromising demands and sellers who can't meet deadlines. I am not sure why it has gotten worse over the past few months in comparison to other months or years gone by, but it has. It is time for it to STOP. STOP IT RIGHT NOW. Whatever
