Why is an absorption rate important?  It tracks the number of weeks that the current inventory will take to sell provided that sales are continuing at the same rate as last month.
Here in Walton County and along the 30A Corridor, condos that are south of the corridor or closest to the beach area have only a 22 week supply left.  Why is this important?  Buyers need to keep an eye on this number because anything less than 26 weeks is an indicator that the market is beginning to shift.  Once inventory is absorbed in any particular area or product type … (1 comments)

Seaside, FL has an awesome turnout for its 10th annual Seaside Half Marathon this past weekend.  Although I do not participate, I do have a bird's eye view of the racers from my 4th story condo.  My dog Dolly who viewed the race for the first time in her life loved it too.

There were 3,700 runners and 300 volunteers this year.  This is the maximum amount of runners allowed for this race.  The race begins at Seaside and the turnaround point is Gulf Place along the 30A corridor.  … (0 comments)

florida: Bay County Florida ~ Ends Year with Sales UP - 01/12/12 11:18 AM
What a great way to end the year.  Bay County Florida is home to Tyndall Airforce Base located in Panama City Beach, FL.  Sales Trends are showing signs of growth.
Total Single Family Homes were up 16.62% for the year over last year's numbers.
Condo Sales were way up with an increase of 23.68% for the year.
Lot Sales were up slightly at 3.78%.
The best news is that the number of foreclosures are dropping significantly and were down 39.44% for the year over last year.
With inventory depleting, rising prices will surely follow.

florida: Okaloosa County, FL ~ December 2011 Sales Activity - 01/11/12 08:59 AM
More good news along the Panhandle.

Okaloosa covers cities like Ft. Walton Beach, Crestview, Niceville, and Destin, FL.
In the month of December Total Single Family Home sales were up 16.83% over December 2011.  For the year, Home Sales were up by 20,56% for the year.  To top this news, NEW HOME SALES were up 41.48% for the year and this is great news for our local economy.  Home building and related services feed the employment numbers in the County.

I am wondering if the college football season affects your business at all.  I notice that on Saturdays when college football is on, my phone is not ringing.  Funny, it doesn't happen during NFL football on Sundays, just quieter on Saturdays.  Tell me, did you watch football yesterday?  I hope your team won.

30 Year Mortgage Rates are the Lowest Since 1971.
Feds to keep rates low to help spur the economy.  Never a better time to buy.  In 2000, rates hit 8%.
I remember buying my first home at 14.5%.  Home buyers today can buy a whole lot more home if they qualify.  You must have good credit, still come up with a down payment, and steady employment.

Tornadoes
The recent tornado outbreak has affected a lot of lives.  People in the hardest hit states are still in a search and rescue plan.  Power outages and homes and business have been destroyed.   May and June are normally the peak months for tornadoes.  This most recent activity may very well exceed the 1974 outbreak when we had 148 tornadoes with 300 lives lost in a 13 state wide path.

florida: Panama City Beach - 03/29/11 02:38 PM
Spring Break brought a ton of visitors to the area.  Spring Break weekend of March 19th was 100% occupancy at the beach.  The clubs and restaurants, the grocery stores and WalMart were all over capacity with people and running low on supplies.  Traffic was nearly at a stand still on Front Beach Rd. as I tried to show Gulf Front Condos.  I went about 3 miles in 1 hour and was entertained along the way.  Why so busy?  Spring Breakers love Panama City Beach and why not?  Our beautiful white sandy beaches are among the best in the world.  The temperatures … (2 comments)

There are currently 6,595 properties available for sale in the Emerald Coast Association of Realtors MLS system.
There are 1,692 properties currently under contract waiting for a closing.
There have been 2,743 sales in the last six months.  21 of these sales were foreclosures which is less than 1% of all sales.  582 of the total sales were short sales or 21% of all sales were short sales that successfully closed.  The majority of the sales were well priced properties with a motivated seller and a qualified buyer.

florida: Panama City Beach February Gulf Front Condo Report - 03/10/11 10:08 AM
I just looked at how many Gulf Front condos are for sale today in Panama City Beach, FL.
I found out that there are 708 of them.  In the month of February there were 67 sales completed for the month. 
I figured how many weeks of inventory we still have on the market and although the number is large at 45 weeks of inventory, it is a whole lot less than last year at this time.
My guess is that all of the fence sitters better get a move on.  Condo prices are still relatively low matching those prices from April … (1 comments)

Many times homeowners ask me what should I do, I can't afford to make my home mortgage payments any longer.
First and foremost, pick up the phone and talk to your Mortgage Lender about a possible Modification of your Loan.  Perhaps they can help you through a tough period.
