I locally teach Fair Housing Rules to newREALTORS©. It is a subject near and dear to me. It is always worth reviewing these rules as written and amended on January 1, 2011. REALTORS© shall not deny equal professional services to any person for reasons of race, color, religion, sex, handicap, familial status, national origin, or sexual orientation. REALTORS© shall not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, color, religion, sex, handicap, familial status, national origin or sexual orientation. Ah, I couldn't have asked for more. It is just beautiful here today. I hope your last day of your year is spent reflecting on all of the good that you had this past year. We all have so many things to be thankful for. Even the smallest things, like my fingers that are typing this note right now, or my eyes that are reading this. First, what is an REO? Defined it is a Real Estate Owned Property. What is that? Property which is in the possession of a lender as a result of a foreclosure or forfeiture. Are you a good candidate to deal with the frustrations of a distressed property? Are you pre-approved yet? Or do you have proof of cash funds? Are you willing to make a reasonable offer? reo: When do you give the buyers the keys? - 10/06/10 04:44 PM
I had a situation where a South Florida Real Estate Company was the closing company on an REO property and the buyers wanted their keys the day they signed the papers. I tried to explain to their agent that since the funds were in the way of certified funds that still needed to be overnight expressed to the closing company in S. Florida that I could not give them the keys. One must not give out keys to any residence until the package has been verified and the transaction fully funded. I have not yet been given the go ahead. reo: Why are we using Title Companies out of our Area? - 10/01/10 09:02 AM
I am so frustrated to be forced to use Title Companies out of the County where the Property is located. This is how all foreclosures and REOs are being handled in our area and it is wrong. We don't have a relationship with these title companies, cannot walk in and take them originals, and cannot speak to them face to face when closings are going all wrong. It is so frustrating. My local title companies are responsive and I do business with them because of their customer service skills or I am friends with them from the Chamber of Commerce, etc.

reo: Anatomy of an REO - 08/15/10 01:10 PM
REOs by Kelly Klein, Broker / Owner / Realtor Lifeguard Real Estate, Inc. I got a call out of the blue about three weeks ago from an REO company who told me that they wanted me to list an REO for them. Would I accept the assignment? The deal was that they would pay a full x percent, but they got x percent back as a referral fee, the buyer's agent got x percent and I get the left over. Not such a good deal right away for me. I actually earn less than a buyer's agent. Unless I get lucky
