Why is an absorption rate important? It tracks the number of weeks that the current inventory will take to sell provided that sales are continuing at the same rate as last month. Here in Walton County and along the 30A Corridor, condos that are south of the corridor or closest to the beach area have only a 22 week supply left. Why is this important? Buyers need to keep an eye on this number because anything less than 26 weeks is an indicator that the market is beginning to shift. Once inventory is absorbed in any particular area or product type

In record numbers, I am seeing license plates from the following states: Texas, Louisiana, Alabama, Georgia, Tennessee, Ontario, Ohio, Minnesota, Michigan, Kentucky and Illinois. Seems like there are record number of visitors in the area this year. Why not? Temperatures have been unseasonally warmer this year and we offer a lot of sunshine most year round. It has even been more difficult getting a tee time on my favorite golf course, the Santa Rosa Golf course. It's all good though. I have shown property for now a full week everyday in a row. The market has picked up considerably in my area. I am running into multiple offers on properties and shorter days on the market overall. Inventory is shrinking and it appears that if 2012 is going to be a banner year for sales. Even signs of all new subdivisions are going in. Some by DR Horton and others, but they are selling. The report in Walton County just came out and for the month of November sales are up 5.41% in the Single Family Homes category and up 16.25% year to date overall. Sales of condos and townhomes were slightly down for the month of November, but still way up at 33.55% for the year. Residentail Lots in Walton County are selling and were up 10.19% for the month aand up 18.04% for the year. Featured complex this week is Bella Vita. Just like the name about a good life, life is good at Bella Vita. It is one of my most favorite complexes located off of 30A in the Blue Mountain Beach area. I have lost my MOJO. Not in real estate, but volunteerism. I have been a student and champion of my chosen field since 2003. I have fully dedicated myself to helping others, volunteering for projects, special events, fund raising, you name it. I am just tired. I can't remember how many times I have had to rearrange a client appointment just to make time for a meeting or other event. Well, my 2012 business plan has cut way back on these moments in my business that are not making me any money. I find that many don't even appreciate all that

Beachcrest is located off of the 30A corridor at 3768 Scenic Hwy 30-A, Seagrove Beach, FL 32459. Walton County has a building and zoning rule along this scenic highway of no more than 4 stories high, but this 1985 built 12 floor building was grandfathered in. It has 70 units and 200 feet of gulf frontage. All 70 units are 2 bedroom units and approximately 1,000 sqaure feet each. They have an outdoor heated pool, gazebo and BBQ area, and washer and dryers. The Monarch Butterfly has been arriving over the last week. More and more noticeable as I walk along the hiking paths of Santa Rosa Beach. http://edis.ifas.ufl.edu/uw311 This past week was also a full moon and the locals gather behind the Red Bar in Grayton Beach to howl at the MOON. It is a fun thing to do if you live here. The weather has been just awesome lately. Perfect blue skys and cooler temperatures. I just love the fall here.
