Why is an absorption rate important?  It tracks the number of weeks that the current inventory will take to sell provided that sales are continuing at the same rate as last month.
Here in Walton County and along the 30A Corridor, condos that are south of the corridor or closest to the beach area have only a 22 week supply left.  Why is this important?  Buyers need to keep an eye on this number because anything less than 26 weeks is an indicator that the market is beginning to shift.  Once inventory is absorbed in any particular area or product type … (1 comments)

One way to decipher a market is to analyze it.  I love to do this in all categories.  I am a bit of a real estate nerd and love to watch the numbers so I understand what is going on.
In my Investment Market, Condos under the $175,000 price range the numbers came as below:
 
Number of Condos in the Market in Destin and Santa Rosa Beach having at least one bedroom , one bathroom and less than $75,000 in price = 140 total

In record numbers, I am seeing license plates from the following states:  Texas, Louisiana, Alabama, Georgia, Tennessee, Ontario, Ohio, Minnesota, Michigan, Kentucky and Illinois.  Seems like there are record number of visitors in the area this year.  Why not?  Temperatures have been unseasonally warmer this year and we offer a lot of sunshine most year round.  It has even been more difficult getting a tee time on my favorite golf course, the Santa Rosa Golf course.  It's all good though.  I have shown property for now a full week everyday in a row.  I am also seeing a record number of … (1 comments)

Beachwood Villas sits on the North side of Hwy. 30A between Beachcrest Condos and One Seagrove Beach.  It is walking distance to the beach and is conveniently situated near a Tom Thumb convenience store, Cafe 30A Restaurant and Angelinas Pizza.
There are 14 well maintained buildings with 3 floors and 117 units in all.  There are 72 one bedroom units; 10 two bedroom units; and 35 three bedroom units.  There are two pools, BBQ areas, Clubhouse, shuffleboard courts, and tennis courts.  It is a popular destination for snowbirds during the months of January through March.

Ah, I couldn't have asked for more.  It is just beautiful here today.  I hope your last day of your year is spent reflecting on all of the good that you had this past year.  We all have so many things to be thankful for.  Even the smallest things, like my fingers that are typing this note right now, or my eyes that are reading this.  Take time to reflect on the good and wish for more good in the year to come.  Happy New Year from Lifeguard Real Estate !

The market has picked up considerably in my area.  I am running into multiple offers on properties and shorter days on the market overall.  Inventory is shrinking and it appears that if 2012 is going to be a banner year for sales.  Even signs of all new subdivisions are going in.  Some by DR Horton and others, but they are selling.  The demand for these new homes is up.  In fact, I have seen prices on the same product rise by over $20,000 in just 3 months time.  It is always about supply and demand.

santa rosa beach: Walton County Sales Trends for November 2011 - 12/07/11 09:06 AM
The report in Walton County just came out and for the month of November sales are up 5.41% in the Single Family Homes category and up 16.25% year to date overall.
Sales of condos and townhomes were slightly down for the month of November, but still way up at 33.55% for the year.
Residentail Lots in Walton County are selling and were up 10.19% for the month aand up 18.04% for the year.
The good news is that the number of Foreclosures filed fell 34.98% and the number of new filings or Lis Pendens fell 49.29%.

I have lost my MOJO.  Not in real estate, but volunteerism.  I have been a student and champion of my chosen field since 2003.  I have fully dedicated myself to helping others, volunteering for projects, special events, fund raising, you name it.  I am just tired.  I can't remember how many times I have had to rearrange a client appointment just to make time for a meeting or other event.  Well, my 2012 business plan has cut way back on these moments in my business that are not making me any money.  I find that many don't even appreciate all that … (4 comments)

Feautured Complex today is the Beachside Villas located at 11 Beachside Drive, Seagrove Beach, FL 32459

Hot buys do exist in this market area.  You just have to know where to find them.  One just came across my desk a moment ago.  It is a two bedroom, two bathroom condo that originally sold for $635,000 and now is on sale as a bank foreclosure for $179,000.  It is super clean inside and only needs a washer, dryer, and refrigerator.  You can furnish it for as little as $8,000 fully with everything in a designer fashion and then use it as a vacation rental or long term rental or choose not to rent it at all.

Beachcrest is located off of the 30A corridor at 3768 Scenic Hwy 30-A, Seagrove Beach, FL 32459.
Walton County has a building and zoning rule along this scenic highway of no more than 4 stories high, but this 1985 built 12 floor building was grandfathered in.  It has 70 units and 200 feet of gulf frontage.  All 70 units are 2 bedroom units and approximately 1,000 sqaure feet each.  They have an outdoor heated pool, gazebo and BBQ area, and washer and dryers.  There is also an on-site rental office for ease of guests.

The Monarch Butterfly has been arriving over the last week.  More and more noticeable as I walk along the hiking paths of Santa Rosa Beach.

This past week was also a full moon and the locals gather behind the Red Bar in Grayton Beach to howl at the MOON.  It is a fun thing to do if you live here.  The weather has been just awesome lately.  Perfect blue skys and cooler temperatures.  I just love the fall here.  You can read more about how the Monarch Butterflys migrate on their way to Mexico for the winter.  Not far behind … (3 comments)
