What has been happening in Walton County Florida lately? 
Single Family New Home Sales are up 205% over March of 2011 and for the year they are up 168.63%.
DR Horton seems to be the trend leader in this category.  They have more building permits than any other builder in Walton County at this time and new construction can be seen everywhere in the county from Mussett Bayou Estates, Santa Rosa Golf Villas, Peach Creek, Sacred Oaks, Driftwood Estates, Whispering Lakes, Water Oaks, and Windsor Estates.  It has put a lot of people back to work and you can catch positive … (0 comments)

The Walton County Sales Trends Report just came out for the month of December.  Like the unemployment rate going down to 8.5% Nationally, the employment is evident in Walton County Florida.  I am seeing new construction popping up all around me again.  It feels so good to see this positive trend.
Here are the numbers:
Single Family Home sales rose for the month of December by 56.14% over same period last year.
Single Family Home sales for the year rose by 19.58% over 2011 sales.
Condos and Townhomes rose 46.77% for the month of December over same period last year.

The report in Walton County just came out and for the month of November sales are up 5.41% in the Single Family Homes category and up 16.25% year to date overall.
Sales of condos and townhomes were slightly down for the month of November, but still way up at 33.55% for the year.
Residentail Lots in Walton County are selling and were up 10.19% for the month aand up 18.04% for the year.
The good news is that the number of Foreclosures filed fell 34.98% and the number of new filings or Lis Pendens fell 49.29%.

The 30A condo market shows the following results in the area of Absorption Rate.
FIGURING ABSORPTION RATE
Total number of condos on the market today in Areas 17 and 18 which is basically the 30A corridor is 331 condos for sale.  
Total number of condos that have sold in the last 30 days is 21.  
Take the number sold 21 x 12 months and this equals 252.  
Divide 252 by 52 weeks = 4.84 units per week are now selling.  
Active listings equal 331 divided by the number per week that will sell equals 68 weeks to … (0 comments)

December 2010 = 117 compared to December 2009 = 127.  Down 7.87% for the month.
YTD 2010 = 1381 compared to December 2009 = 1,278.  Increase of 8.06% for the YEAR!
Great news for the local economy.  Home sales are UP.
Total Condos and Townhome Sales
December 2010 = 62 compared to December 2009 = 74.  Down 16.22% for the month.

walton county: Thanksgiving at the Beach - 11/23/10 08:37 AM
It seems to be warmer than normal this Thanksgiving.  In my area, there will be plenty of visitors at the beach, on the golf course, boating and fishing.  Red Snapper and Triggerfish are abundant at this time of the year in the Gulf of Mexico.
My nail technician yesterday commented that the house is going to be so warm this year when her family comes to visit that they may even have to run their air conditioning.  This is highly unusual in late November.

I live in a place called Santa Rosa Beach, FL 32459. 
This is located in the Panhandle of Florida, specifically Walton County.  Walton County covers 65,000 square miles of space.  This is considered to be a large county.  It stretches to the Gulf of Mexico up to the Alabama line to the North.  Santa Rosa Beach now has 7,016 residents which works out to 108 residents per square mile.  All of Walton County has 48,279 residents.  There is still plenty of room to roam here and getting around is easy.  The Median Age is 42 and the Median House Value is $174,198.  … (1 comments)

The April deadline for new home buyers using the tax credit did in fact work and help spur sales in Walton County with closings in May.  While single family homes accounted for 32% of this increase over May of last year, it is also evident that the year to date totals were improved with the tax credit as well.  
What amazes me are the condos.  The condos increased over same period when comparing May 2009 to May of 2010 by 16%.  Not a huge increase, but an increase.  This is partly due to great deals being affordable again in this … (1 comments)

Taking a look at all facts of my own backyard I have come up with several predictions for 2010.  My area covers three counties.  These are Okaloosa County, Walton County, and Bay County, Florida.  Located along the Gulf of Mexico in the Florida Panhandle.  It is simply one of the most beautiful places in the United States to live and work.
In the last 12 months there have been 2,200 jobs lost locally.  This is not as high as the National Average and rates around 8.4% locally.

There were 101 homes that sold in Walton County in the month of August.  This is up over last year for the same period when there were 99.  This slight increase can be attributed to the $8,000 first time home buyer's credit as well as reduced prices and foreclosures that have hit the marketplace.
Condo sales were also up for the month of August.  There were 59 sales in the month of August compared to last year same period of 43 sales.  Condos continue to be a risky purchase in some complexes.  Not only do you have to qualify as a … (0 comments)

There were 17 new home sales in the month of July in Walton County.  This is down 26% from last year's figure.
However, there were 85 sales of resale homes in the month of July.  This was in increase of 7.59% and great news for our local economy.  Home sales have picked up and the month of August is starting off with a bang.  Buyers are back and they are buying our lowest priced products left and right.  As it should be.  Buy low and sell high.

I can send you a full report, but below are my comments.
Walton County Florida ranks third in the whole State of Florida for the lowest mileage rates in the State.  It is a beautiful county the size of the State of Rhode Island with 50,000 permanent residents.  The county stretches from the Gulf of Mexico to the Alabama border to our north.  If you have never been here, you should place this county on your must see list.  The diversity of the county from rich Horse Farms in the North … (3 comments)

walton county: New Year's Eve Resolution Fills my Local Gym - 01/03/09 10:00 AM
Okay, this is it!  Where did all of these people come from?  All of a sudden my local gym, the Grayton  Beach Fitness Center is packed!  I can hardly get around the equipment with so many people in there.  Who are these people anyway?  Okay, I get it.  These are the ones who committed to losing weight and getting in shape in 2009.
My guess is that the gym will be all mine again by Superbowl Sunday?  Any wagers?
