Good things continue to happen -- we just have to notice it.  One of the truisms of life seems to be how a silver lining is always there no matter how bad.  Just what do I mean that? In the Colorado Springs area our local foodbank broke ground yesterday on the first of three gardens that will supply fresh food to not only the Care and Share foodbank but will be distributedto 177 agenciesin El Paso County.

Does High Inventory = Great Inventory - 01/30/09 08:40 AM
In working with buyers this past year I am noticing that high inventory is not necessarily great inventory.   Several customers are looking for a specific type of home (ie some on small acreage or at a minimum a feeling of privacy).  Another are looking to stay within a specific price range (lets say under $300,000). When we go out and look at homes there seem to be a lot of homes on the market but not necessarily a lot of either the quality they want or the criteria.  Good houses, priced right, are selling.  This is my focus for my focus … (6 comments)

Insurance & Real Estate - 01/29/09 05:28 AM
Yesterday I attended a short class on Insuring Difficult Properties.   What I learned was of value and wanted to share this with all of you.  When a customer has narrowed their home choices down to 3-4 call an insurance agent in the area that you know and ask for them to run a CLUE report.  CLUE stands for Casualty Loss Underwriting Expense.  This system is the database for all claims filed for a home and can give you valuable information in time to correct it vs. at closing with no time for work to be completed.

Exchangers in Denver - 01/27/09 09:00 AM
This morning I went online looking for an exchanger in Denver to refer a high end deal.  What I found were a lot of companies and people for 1031 exchanges but not a real estate exchange (ie house for house, house for commercial, house for boat, etc, etc.).   I had a referral and could not find someone that looked like this is what they did.  Perhaps I don't know the appropriate search terms to look for.
I finally found it by typing in Colorado Springs exchangers and then located Mile Hi Exchangers.
