First let me remind you that I am a Real Estate Broker not a Home Inspector -- big difference. This week I had a little bit of a different twist on a mountain cabin in Colorado that buyers have under contract.
We discovered that the electricity was turned off which brought up the need to bring an electrician out to review the electrical in the cabin. aaaAAA-CHO! Are your seasonal allergies winning the battle? Have you checked your HVAC air filter lately? In a recent finding, 1-3″ air filters should be changed every 30-60 days. This of course depends on what is living inside of your house. If you have pets, particullarly high-shedding pets, every 30 days is not atypical. If your home is situated in a rural or mountainous region where it isn’t used often, say a vacation home, once or twice a year may be adequate. A couple of weeks ago customers from Switzerland were in town looking at property in Colorado. Throughout our correspondence prior to their arrival they continued to reiterate to me, "distance does not matter," we like remote. Where we live now is 2 hours to a bigger town. On Tuesday we had the unfortunate incident here in the Colorado Springs area of someone posing as a customer and getting a real estate agent to go show him land up in Woodland Park. As I understand it, they looked at property, he asked to stop and have lunch and while there slipped something in the agents drink. The agent was attended to at a local hospital.

Yesterday I attended a short class on Insuring Difficult Properties. What I learned was of value and wanted to share this with all of you. When a customer has narrowed their home choices down to 3-4 call an insurance agent in the area that you know and ask for them to run a CLUE report. CLUE stands for Casualty Loss Underwriting Expense. This system is the database for all claims filed for a home and can give you valuable information in time to correct it vs. at closing with no time for work to be completed.

Althought this appeared last January I thought it was worth writing about. The following article came out in the January 07 Business Week.
Investing in land has always been out there however not widely publicized. There are not many places where land values have not increased in value at percentages greater than the stock market has performed. Historically, when real estate prices gain a good amount of momentum it's usually because of one main reason pushing it (like oil).
