colorado real estate: A Home Inspection Tidbit - 10/25/12 11:39 AM
First let me remind you that I am a Real Estate Broker not a Home Inspector -- big difference.  This week I had a little bit of a different twist on a mountain cabin in Colorado that buyers have under contract.

We discovered that the electricity was turned off which brought up the need to bring an electrician out to review the electrical in the cabin. When I called the local electric company to have the service turned back on, we found out that the service had been off for a couple of years.  Because the electric service had … (2 comments)

colorado real estate: Todays Savvy Investors Series - 09/14/11 11:03 AM
2011’s economy has been far from predictable, unless of course you own a crystal ball and perhaps a Ouija board. I say far from predictable because yes, we all assumed it was going to be a sluggish year, but we had some rollercoaster days on the market that made many skiddish. It made me think about the savvy real estate investors and what they are doing to weather the slump America seems to be in. As it turns out, this will be a series piece, as each investor is a little different and invest or make investment decisions differently.
Today we … (2 comments)

colorado real estate: 365 Things to Do in Colorado Springs ~ Day 11 Western Museum of Mining and Industry - 04/27/11 03:39 PM
Now through May 30th, there is an exhibit worth everyone's attention. It's called "A Facet of Coal", which explores the element of the past, present and future of coal mining in the West. Why is it important? Not only is coal mining an industry in Colorado, but as our resources become fewer and fewer it is important to understand what that means to coal usages. What will become of our power generators? Are there ways to use coal for cleaner endeavors?

In 1970, the Museum of the West was incorporated as a private non-profit with a mission to preserve … (2 comments)

colorado real estate: Why Change Air Filters - 04/21/11 03:25 AM
aaaAAA-CHO! Are your seasonal allergies winning the battle? Have you checked your HVAC air filter lately? In a recent finding, 1-3″ air filters should be changed every 30-60 days. This of course depends on what is living inside of your house. If you have pets, particullarly high-shedding pets, every 30 days is not atypical. If your home is situated in a rural or mountainous region where it isn’t used often, say a vacation home, once or twice a year may be adequate. Some judgement is needed for how often you should change your filters. The typical suburban home without pets can … (4 comments)

colorado real estate: Springtime Decorating - 04/21/11 03:23 AM
1. Use the colorfully-dyed shells of eggs to create small holders for tiny blooms, colorful jelly beans, or other candies. Use hydrangeas, daffodils cut short, even roses cut short.
2. Spring is maybe the one time in the whole year you can really celebrate colors. So why not bring in all of your favorite bright colors to make a Spring statement? You can achieve this through one color table cloth, another color (or stripes or polka dots) napkins, another 2-3 colorful flowers, other colorful bowls, plates, or glasses. Have fun!
3. Take a large basket and fill it with goodies even … (2 comments)

colorado real estate: Colorado Outdoor Entertaining - 04/20/11 08:08 AM
Outdoor dining and bar set-ups are not new concepts to real estate. They are ranging from plastic chairs rarely used, to exquisite outdoor entertaining areas. It is a small investment that can have a large impact on your visitors and on potential home buyers. This is the time of year we are all screaming to get outside. How nice it would be to invite guests over and ask them to relax out back.
To achieve this well, you will need a deck or patio area. Determine what is right for the space you have, and materials that will fit within your … (0 comments)

colorado real estate: Colorado Fire Protection Plan for Your Property - 03/21/11 02:12 PM
As Spring comes in and the beauty its brings with flowers (often times poking their heads through the snow) we also are reminded about being responsible Colorado residents for wild fires.  As we have learned the past few years here and in other states they are a fact of life.  Having a plan and responding to that plan is helpful and can be the difference maker as to whether your house is saved or not from a wildfire.
Here is a checklist of Fire Safety "things to do" on an annual basis and a link to more information if desired.

colorado real estate: Breakfast Nooks in the Kitchen - 03/06/11 09:16 AM
A breakfast nook by definition is a small space to eat small meals in. A breakfast nook, aka morning room, aka informal dining room, aka eat-in-kitchen surprisingly all mean different types of spaces you may be looking at. The breakfast nook is a small space in or near the kitchen typically with built-in seating such as benches with a long table, and windows facing east. A morning room is a small room off of the kitchen with eastern facing windows for the morning light. This space usually have comfortable chairs with a side table for holding cups of tea or coffee … (2 comments)

colorado real estate: Colorado Outdoor Rooms - 02/14/11 07:46 AM
Outdoor Room
Outdoor rooms are becoming more and more popular. In Colorado where we have over 300 sunny days, and moderate temperatures year-round, it’s no wonder we want to enjoy our outdoor space with a living room comfort.
With a touch of spring this weekend and early this week, many of us are thinking Spring! Now is the time to be thinking about your gardens and planning your outdoor space. Architects and Interior Designers recommend following the same architectural language as the home itself. Have a focal point such as a fire or water element, then plan your seating around that.

colorado real estate: Best Colorado BBQ - 02/12/11 12:56 PM
After a ranch closing in Fairplay we took off for a quick lunch, a celebration of sorts, and to grab a bite to each before heading off to look at a ranch on the way back toward Colorado Springs.  The title company we had the closing at referred us to a local restaurant but after finding it closed we were back on the road.  In route, we passed a small building, almost a house of sorts, with a BBQ sign out front.  Having a Texan in the car and thinking "BBQ in Colorado" did not seem to make a lot of … (9 comments)

colorado real estate: Colorado Small Development Responds to Consumers Request for Community - 01/08/11 02:53 AM
Lago Vistas is the example of what home owners are looking for in todays market.  Buying land and building a new home is a dream for many people.  For others, the opportunity to buy a brand new home, such as a Parade house, gives them instant gratification with a lot of upgrades that they might otherwise not have had.  What is new is the desire to buy, build and live in a development that has a strong sense of community.  Buyers are finding and expanding this sense of community in smaller developments such as Lago Vistas.

With only 50 total … (0 comments)

colorado real estate: Planning a Colorado Hut to Hut Trip - 01/06/11 01:36 PM
PLANNING A WINTER HUT TRIP:
A hut trip definitely takes a little preparation. Being pre-pared can make all the difference between a good trip or an amazing trip. Choosing a group leader will help you immensely in your organization. You’ll also need to take into account the weather, dividing up the load to be carried in, maps, transportation to the trailhead, etc. It is a good idea to research each hut at which you may be thinking of staying, and hut trips in general if you’ve never been.
ExperienceYou’ll need to take into account your skiing/snowshoeing experience and fitness levels. The … (0 comments)

colorado real estate: The Many Definitions of Remote - 08/25/09 03:27 PM
A couple of weeks ago customers from Switzerland were in town looking at property in Colorado.  Throughout our correspondence prior to their arrival they continued to reiterate to me, "distance does not matter," we like remote.  Where we live now is 2 hours to a bigger town.  I hear this regularly and over the years have learned to ask, "what does remote mean to you"?  It can mean:
Driving over an hour to work Living 45 minutes to away from town Having to take a ferry to get to work/town Driving by multiple restaurants, stores, shopping centers, residential and/or commercial areas … (4 comments)

colorado real estate: Real Estate Safety - 02/26/09 10:28 AM
On Tuesday we had the unfortunate incident here in the Colorado Springs area of someone posing as a customer and getting a real estate agent to go show him land up in Woodland Park.  As I understand it, they looked at property,  he asked to stop and have lunch and while there slipped something in the agents drink.  The agent was attended to at a local hospital.
This is sadly a very important reminder to always pay attention.  How can we know who is a customer and who does not have good intentions?  Here are a couple of safety tips that … (14 comments)

colorado real estate: How do you approach life? - 02/09/09 12:48 AM
In today's world there seems to be a lot of talk, writing and discussion about negative news and the media.  Yesterday I saw a clip that inspired me to write this post.
Metaphors are powerful for me in communicating sometimes intangible ways of being ~ both in the business world and my personal life.  In this case am I a love or fear based person?  Honestly, it depends on the day. I like to say many more days are about love, genuine care and concern for others and myself.  Then I have those moments where I feel attacked, beat up, let down … (4 comments)

colorado real estate: Living a Colorado Lifestyle - 02/07/09 08:26 AM
This morning I had the opportunity to remember one of the reasons I am in real estate and what my passion is.  A customer called and they just closed on their new mountain land in Colorado.  He and the boys were on their way up to initiate their land and have a game of paint ball.  Did I want to come along?  How fun would that be if I had not committed to doing an open house!  The last game of paintball I had was down at our ranch and I learned the goal really isn't to be out in an … (8 comments)

colorado real estate: Insurance & Real Estate - 01/28/09 09:28 PM
Yesterday I attended a short class on Insuring Difficult Properties.   What I learned was of value and wanted to share this with all of you.  When a customer has narrowed their home choices down to 3-4 call an insurance agent in the area that you know and ask for them to run a CLUE report.  CLUE stands for Casualty Loss Underwriting Expense.  This system is the database for all claims filed for a home and can give you valuable information in time to correct it vs. at closing with no time for work to be completed.

colorado real estate: Land Investing Draws More and More Interest - 06/05/08 04:52 AM
Althought this appeared last January I thought it was worth writing about.  The following article came out in the January 07 Business Week.

Investing in land has always been out there however not widely publicized.  There are not many places where land values have not increased in value at percentages greater than the stock market has performed. Historically, when real estate prices gain a good amount of momentum it's usually because of one main reason pushing it (like oil). This Land Grab is interesting because there are a few different factors affecting it all at once.
We've witnessed all of the following … (1 comments)
