WHILE RECENTLY GIVING A CASH FOR KEYS EVICTION, I HAD A PREVIOUS HOMEOWNER WHO HAD REMOVED A STOVE FROM THE PROPERTY AFTER THE INSPECTION. THE HOMEOWNER TOLD ME SHE WOULD NOT RETURN THE STOVE AND I CALLED THE BANK AND ASKED THE ASSET MANAGER IF IT WAS OK. SHE AGREED AND AFTER HANGING UP THIS LADY WENT CRAZY!!! SHE STARTED TO JERK LIGHT FIXTURES FROM THE WALL AND AFTER A FEW UNSUCCESSFUL ATTEMPTS STARTED TO BE REALLY COMBATIVE WITH ME. I THEN HAD TO BEGIN TO TELL HER THAT THE HOME WAS NO LONGER HERS. SHE TRIED TO SLAM THE FRONT DOOR ON MY ARM AFTER ME TELLING HER IT WAS TO REMAIN OPEN AS LONG AS WE WERE IN THE HOME TOGETHER, SHE THEN STARTED TRYING TO SWING AT ME AND JUST KEPT SAYING BLOK ME. BOY, DID THIS MAKE THINGS WORSE. LETS JUST SAY THIS DAY ENDED WITH A VISIT FROM OUR LOCAL PD AND REMOVING THE PRIOR OCCUPANT FROM THE HOME. AFTERWARDS THE QUIET EX-HUSBAND ALSO THERE FOR THE WHOLE SHOW STATED YOU SEE WHY I GOT A DIVORCE!!! ALL IM TRYING TO SAY IS THAT IF YTOU DO THIS TYPE OF WORK BE CAREFUL, IT DOES GET ROUGH SOMETIMES AND JUST KNOW YOU CAN PUT YOURSELF IN A PREDICAMENT. BE SAFE OUT THERE AND REMEMBER, BEFORE YOU WORK WITH BANKS ASSETS ALWAYS KEEP SAFETY FIRST.
How many of you out there have a Point 2 website? I just got started with one this past week and have been throughly thrilled with it. Do any of you have any suggestions? is there a way to add a domain without registering it with Point 2? As luck may have it I have had 7 actual buyer leads that I have spoken with and are moving within 30-90 days. I have to give kudos to Roland Woodworth ald a big A Rainer for getting me started. Any tips any of you may have in other markets with this site would be greatly benefecial. Thanks for your responses in advance and keep on Raining!!!
Ramen noodles anyone? I was just wondering out there how many of you enjoy Ramen Noodles. I have found several varities of ways to make them. like Ramen noodles with Tuna Fish, Ramen with Cheddar Cheese and a fresh garden tomato. Bell pepper and Ramen. Let me know if you are out there and have this same fetish for Ramen, as maybe we can share recipies. i would also like to hear your ideas on making Ramen, please dont think Im a weirdo for blogging this.
Oh to update the last blog, my clients ended up buying the house, and the sellers brought the dog to closing. Many jokes passed around the table as my buyers were tempting the attorney to start a lawsuit for the dog bite in lieu of their closing costs. Oh well, all is fun and games in the good ol professio of real estate. Farewell on this story. I'll keep you posted of more funnies.
While showing a property a month ago the showing center reminded me that there waas a small friendly dog in the kennel in garage. When we arrived and opened the door what a shock to find a two pound puppy laying on the couch. My clients daughter was terrified as the dog yapped and barked, so being the good old real estate agent (full service at that) I decided to show her how harmless this little pooch was. As i was coaxing this pup he seemed a little nervous and ducked his head and as I stroked his cute little head he startled and bit my pinky causing a bleeding wound. Just FYI all dogs can be visicious, and I believe that now the dogs bark was more comforting to the daughter than the bite to my pinky. Just thought someone would get a kick out of this....
I beg to say, have you ever had this happen. While out showing a property a year ago, it had startes a terrential downpour of rain. While running from my clients car to mine, I dropped my phone unknowingly. I was sitting in my truck watching the four in the Camry in front of me drive away when I noticed a silver object fly from underneath the driver side rear tire. At about the same time I noticed I had no phone and it all came into play as I jumped out to retrieve my soaking wet, muddy Blackberry. I was frantic as I had spent am lot of money on this investment tool. As I laid it in my lap, frustrated and looking for paper towels almost dreading the drive home I noticed the little red light still flashing. As i cleaned it and hit a few keys it immeadiately returned to what seemed normal working order. It had a cracked face and a split down the side, but it still worked. Believe it or not this phone still works as i still use it for another line as I have bought a new curve. Should I be the poster child for RIM Tech and Cingular, you decide. As for me I swear by my Blackberry as it is like Timex...takes the lickin and keeps on ringin...
I have often wondered how many successful agent choose the right builder for their custom build clients needs. I have one that is coming up in 9 months and just as a poll would like to put this out there to agents who are seasoned in this process. How do you select a "good builder" other than the obvious of honoring their work and warranty, making sure that they have a good reputation, and that they jive with the client. I know that you seasoned agents have a more detailed in depth lokk at this matter and I hope that somone will reply and let me know how I can rest assured when helping to select a great builder for this retiring couple. 1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence. Keep in mind what distances and routes to each of these places are acceptable and what are not. Do you ride the city bus? Are you in need of Disability amenities?
2. Determine what the best features of the neighborhoods are. This is especially helpful when comparing different neighborhoods.
Are there parks nearby? Is it visually appealing? Are there quiet areas, streets, cul de sacs? Are the people friendly in the neighborhood? Is the neighborhood clean? Yards, streets? Are there nice trees and foliage? Do the lots have large or small yards? Are there walkways and are they easily accessible? Handicap Access? Is it a safe neighborhood? What are the market values of the homes in the area? Are there many houses for sale? How long ago was the community developed? What is the average age of the people in the area? Are there families with small children in the area? What is the proximity to schools? Are there community events or organizations?
3. Walk around in the neighborhood. The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet your new neighbors.
This is more city specific to Clarksville, TN. It is about recycling. Why is it that our county landfill recycles at their facility and not at the consumers mailbox. I have found that most cities recycle plastics, glass and paper products right from the curb. I find it hard to belive that after being packed on a garbage truck that all our waste is divided. I think this is very important as we grow and Lord knows we are, rapidly. I find that relocaters are shocked and outright offended at our great city that we do not have curbside recycling. Let me know how you feel and lets make a change for the better of our environment.
How many times have you heard as an agent that it is "bad market and we dont want to sell in a bad market" How are you educating your sellers? Even in our distressed times with foreclosures popping up on every block we are still selling a large number of homes here in our market. I deal in a lot of short sales and foreclosures of property and it seems a little depressing everytime the bank calls with an assignment.
