&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; font-size: 14pt;"&gt;It has been a while since I posted and I wanted to check in.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Hard to believe that it's almost the middle of June, but time flies when you're busy.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I have really been busy with buyers and sellers too while adding some designations so that I'm current on real estate trends and techniques to help my clients.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; font-size: 14pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; font-size: 14pt;"&gt;It has been a great Spring and I'm ready to launch into Summer (hard to tell we're not in the middle of Summer already from the temps)!&lt;span&gt;&amp;nbsp; &lt;/span&gt;Don't forget if you live in the &lt;a href="http://www.springhilltn.org/index.html" target="_blank"&gt;Spring Hill, TN&lt;/a&gt; area or are visiting to check out &lt;a href="http://www.springhilltn.org/movienight.htm" target="_blank"&gt;CityFest&lt;/a&gt;.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; font-size: 14pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;This event is scheduled for the 4th Saturday of each month and will be held at the UAW Union Hall starting at 6 p.m.&lt;span&gt;&amp;nbsp; &lt;/span&gt;There will be food, fun, music and a free movie that begins at dark.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Let's enjoy some family fun this summer!&lt;/span&gt;&lt;/p&gt;

      <title>Replacing a Roof</title>
      <description>&lt;p&gt;&amp;nbsp; Maybe I should first lay a disclaimer that I am not a roofer.&amp;nbsp; My late Dad knew how to do a little bit of everything, and growing up on a farm, I was a part of that labor when we put a roof on our own house way back when. Putting a simple tabbed shingle on a straight line ranch is a little different from the architectural shingles going on larger houses with different angles, lines, and dormers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; I wanted to research, and I found that each individual roofer tends to have their own biases, pro and con. I discovered that my "twenty year shingle" doesn't have enought grit left on it to hardly allow one to get traction walking on the roof after only 12 years.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Just like any other products, different installers prefer certain brands. Some swear by the old style, simple tabbed shingle because they contend the architectural shingles "won't last".&amp;nbsp; Others will say that opinion holds no basis, and will certainly outlast ME! (That argument I probably agree with.)&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Some vote for metal roofs because they "won't wear out" while opposers say, the house "vibrates" more than you know, and eventually, some of the nails will "back out" and allow for leaks.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; Probably the biggest surprise of all is the wide spread in quotations....not for the differences...but for doing the same thing.&amp;nbsp; For one quote, I wondered if the person first of all, was going to pay more for the shingles from his buddy's local, independent lumber yard in a rural town (good ole' boys) and just tripled the overall quote, keeping 2/3 for the labor.&amp;nbsp; I actually saw one quote where the roofer would tear the old, original layer off and start over for less money than another that advocated installing the same quality (30 yr. or lifetime) shingle and overlay on top of the shingles that are already there.&amp;nbsp; I really don't have to "go figure" on that one.&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="line-height: 115%; color: #244061; font-size: 14pt;"&gt;&lt;span style="font-family: Calibri;"&gt;Today I attended the first day of the annual Tennessee Association of Realtors 2011 Spring Conference in Franklin, Tn.&lt;span style=""&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;It seems that every year, there are fewer and fewer people who are attending.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;The workshops are always informative and I believe in staying current on changes, trends and general knowledge about the real estate industry.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="line-height: 115%; color: #244061; font-size: 14pt;"&gt;&lt;span style="font-family: Calibri;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="line-height: 115%; color: #244061; font-size: 14pt;"&gt;&lt;span style="font-family: Calibri;"&gt;I&amp;rsquo;ve recently obtained the Accredited Buyer&amp;rsquo;s Representative (ABR) and Certified Distressed Property Expert (CDPE) designations and classes for both definitely had room for more attendees.&lt;span style=""&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;I know for some, it seems the market is slow.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;I&amp;rsquo;m staying very busy working with my clients and by obtaining these designations.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Of course, I&amp;rsquo;m at the office tonight, catching up on email and paperwork.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;These hours and the work ethic it takes to be successful is not for all&amp;hellip;could that be why the crowd is shrinking?&lt;/span&gt;&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span&gt;This multi-day (March 31 &amp;ndash; April 3) festival is the largest annual celebration in the county.&lt;span&gt;&amp;nbsp; &lt;/span&gt;There are multiple events taking places in different locations in this Tennessee city such as live music, arts &amp;amp; crafts and flea market, Mule Pulling, Gaited Mules, Draft Mule Show, and a Mule Day Parade.&lt;span&gt;&amp;nbsp; &lt;/span&gt;It will be four fun filled days of everything Mule!&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;If you are lucky, you&amp;rsquo;ll even get to meet the 2011 Mule Day Queen.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

      <title>Reviews - What are we to believe?</title>
      <description>&lt;p&gt;&amp;nbsp;Not too many people I know wouldn't appreciate a pat on the back now and then, figuratively speaking anyway! In our industry, we may get reviews occasionally, and sometimes we may even ask someone we have gone the second &amp;amp; third mile for to help them get over some hurdles in the process if they mind writing a&amp;nbsp;"recommendation" for us on our website.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Sometimes, unsolicited "reviews" and "recommendations" may be negative, and can be an avenue for some disgruntled client, or former client" to vent their frustrations and take it out on us! Our local newspaper even runs a special insert this time every year where people "vote" on the "Best" among all kinds of businesses..including ours.&amp;nbsp; In looking over the "survey", I needed to vote for businesses I never even heard of, and for types of businesses I never found a need to shop with...so how could I possibly know which one really did the best job in their field?&amp;nbsp; Well, it helps sell more papers I suppose&amp;nbsp;(that edition anyway), strokes some people's egos, and the "winners" tend to buy an advertisement. Like in political races, it's really all about who gets more of their followers to vote for them.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Have you ever sat in your doctor's office and wondered how he or she ranked in their graduating class? ( I wouldn't recommend asking them!)&amp;nbsp; Knowledge comes from studying and learning, experience comes with time, and wisdom in making the right decisions, to Bible believers, comes from God! Do we always "score 100" on the tests of life? Not hardly! Twenty-five percent or more of licensed realtors in our state got out since 2007; That's when I went "full-time".&amp;nbsp; I've never experienced the years when realtors could just "show up". I work very hard though, and so far, I'm still "here". I participate in our local association, serving on committees and chairing two at this time. I strive to attend continuing education classes far more than just enough to keep my license active, and am pursuing designations that I hope are pertinent to reaching my goals.&amp;nbsp; And yes, I pray for wisdom too.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; So, hats off to all of you out there trying your best to do things right. Congratulations to my fellow survivors! Here's hoping 2011 is going to bring us some great totals for the year!&lt;/p&gt;

Our Middle TN news media reports that Williamson County, where&amp;nbsp;Franklin is located, is said to be #3 among the top 10 counties for job growth. Franklin and Brentwood are active areas just south of Nashville proper.&amp;nbsp; Columbia and Spring Hill, where I live and primarily work is just south of Franklin and Nashville. A lot of people choose to live here and commute north to work. Generally, the farther north from the AL line towards Nashville, the more real estate tends to be valued at.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; At our company's Kick-off Meeting for the year, we were told that approximately 25% of realtors in TN retired their licenses since 2007.&amp;nbsp; That is when I committed to "full-time" after being "down-sized" from my previous career day job.&amp;nbsp; Old timers told me if I could survive starting out in these times, I might really have some fun if the real estate economy ever gets halfway back to whatever "normal" means. Well, so far, I have tried to make every year better than the previous. It is a challenge to climb to the heights of income earned in a previous line of work, but then, I tell myself, I didn't reach those pinnacles in just a year or two either.&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Now that I've been at this a little while, I have appreciated getting acquainted through business dealings and friendships with agents with other companies in the area.&amp;nbsp; I have had time, or made time, to get involved with our local association, serving on committees and even two as chairman. Since my continuing education is already met for my license requirements through next year, I can branch out and use the time for things I am specifically interested in....maybe some professional designations.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Tennessee Weather - You've Gotta Love It!</title>

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;Today and yesterday, it has reached 60 degrees in my neighborhood between Columbia and Spring Hill, Tennessee.&lt;span&gt;&amp;nbsp; &lt;/span&gt;It has been absolutely great to be able to go out and start sprucing things up a bit in the yard, cleaning out leaves that have collected lately and such.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;Yesterday while I was out, there were even two little neighbor boys who pulled off their shirts and picked up the water hose.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Luckily their Dad stopped them just in time; I mean it was warm, but not&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;em&gt;that&lt;/em&gt; warm!&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;This morning, as I drove to church, I met a gentleman before 9 a.m. driving his convertible - sans the top!&lt;span&gt;&amp;nbsp; &lt;/span&gt;Guess we all are really liking this break between snows.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I mean, it was just last week that I posted a Wordless Wednesday photograph of the deer in the snow watching me as I drove to work.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;The extended weather forecast has some potential stormy weather next week on a day forecast to be in the upper 60's before we have the potential of snow on the following day.&lt;span&gt;&amp;nbsp; &lt;/span&gt;What a mixed bag we have here as we wait out winter in anticipation of Spring.&lt;span&gt;&amp;nbsp; &lt;/span&gt;You've gotta love it!&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-family: Calibri; color: #000080; font-size: 14pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

      <title>Is It Really December?</title>
      <description>&lt;p&gt;It's hard to believe it's December already.&amp;nbsp;&amp;nbsp;It seems in years past, when it got cold and started getting dark early that business dropped off.&amp;nbsp; Don't know about you, but I'm working as steady as I've been all year.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I started thinking, is anything really different this year, or am I really different this year?&amp;nbsp; The more I work as a Realtor, the more I realize I'm a workaholic, just as I've been in previous careers.&amp;nbsp; There's nothing like sharing the experience with a jubilant buyer or an ecstatic seller.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;I just celebrated my fifth anniversary as a licensed agent.&amp;nbsp; I've completed three full years with a company that encourages professional growth and I've made the most of those opportunities.&amp;nbsp; I have made a concerted effort to learn something from each transaction that I'm involved in as this industry, like others, is constantly evolving.&amp;nbsp;&amp;nbsp; I even earned my Social Networking Professional designation from Crye-Leike.&amp;nbsp;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/7/5/5/8/8/ar12929864488557.jpg" height="166" alt="" width="385"&gt;&lt;/p&gt;
&lt;p&gt;I guess this is the prelude to my year in review.&amp;nbsp; I've expanded the number of counties in which I've assisted buyers and sellers.&amp;nbsp; My office in Columbia, TN is in a wonderful location since I can easily travel to surrounding towns - Lawrenceburg, Pulaski, Hohenwald, Lewisburg, Chapel Hill, Spring Hill, Franklin, and Nashville to name only a few.&amp;nbsp;&amp;nbsp; The opportunities to assist folks&amp;nbsp;are endless. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Just last week, we had the surprise of a December&amp;nbsp;snow in Tennessee with temperatures a good 20 degrees below normal.&amp;nbsp; When the office was officially "closed", where was I?&amp;nbsp; Well of course, I was at the office!&amp;nbsp; Don't get me wrong, what I'm doing&amp;nbsp;requires lot of dedicated effort; things don't just happen.&amp;nbsp; You have to seize the moment.&amp;nbsp; Needless to say, if you aren't there; well, you can't seize.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I close with a promise that you will be seeing more blogs from me.&amp;nbsp; There is much to talk about and I can't wait to tell anyone who will read, all about the great places in middle Tennessee.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>A Realtor's Ride</title>
      <description>&lt;p&gt;So I first thought, I'd really like to use my motorcycle in my real estate business.&amp;nbsp; Then I faced the reality of taking clients and hauling signs...that wasn't a good fit.&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/6/1/3/7/7/ar128728410877316.jpg" height="164" alt="" width="250" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Driving an SUV worked well for urban showings, but not too good for previewing farms - crossing ditches and climbing hills.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then there was also the need to lay down the back seat so I could carry oversized real estate signs.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So today I took the plunge and "stimulated the economy" by trying a new ride.&amp;nbsp; I traded for a high profile Dodge Ram Quad Cab pick up with a bed.&amp;nbsp; Now maybe I carry anything or anybody anywhere.&lt;/p&gt;
