northern co: Insurance and the Tornado, Windsor, Colorado - 06/02/08 03:44 AM
 This weekend I was able to visit with several of my homeowners that lost their homes in the tornado and how things were going for them.  Now keep in mind these people lost about everything and my guess is that they are still in some shock.  However the news is uplifting.  They are all pleased with the way they are being serviced by their insurance.  They have all been relocated or at least have found a place.  They have money in their pockets and new beds, bedding, some clothing and food.  They are putting things together piece by piece.

northern co: Homes Clean Up After Windsor Colorado Tornado - 05/30/08 04:40 AM
The clean up here has been inspiring and amazing.  What a place to call home!  My daughter Hannah and I went out the other day and just started to clean where needed, the next thing we knew we were joined by other volunteers.  It was an amazing experience.  We over filled a 20 yard dumpster in 30 minutes!  A great experience.  Once it was full we all walked to another area and started again.

Wow, what an amazing day.  Yesterday was the first day homeowners that were hit hard by the tornado in Windsor, Colorado were able to get to their homes and assess the damage.  Once they had time to see what their home was like it was time to call in the community to help; and help Windsor did!  From noon until 6:00 at night (curfew still in place) we worked.  We cleaned yards, found boxes, loaded boxes, covered what we could, secured homes and moved people.  You see the pictures on television but they are just that, it isn't until you are there with the debris, your friends and family that … (1 comments)

I was curious about what style of homes are selling in comparison to others last year.  So I decided to run the numbers.  I only ran homes that sold last year in Windsor in Weld County.  What I found is this:  54% of the homes that sold were Ranch style, 4% were Bi-Levels, 6% Multi Level and 36% were 2 Story homes. 
We already know that Ranch homes are more expensive do to the building costs.  We also know that anyone can buy a ranch home, due to the lack of stairs and accessibility. Multi level homes and 2 stories still appeal to many … (0 comments)

northern co: Absorption Rate for Windsor Homes Priced Between $100,000 and $150,000 - 04/08/08 03:21 PM
The absorption rates vary per price point.  When considering putting your home on the market it is one tool that is used in determining price.  Price points that have an absorption rate of longer than 5 to 6 months is considered a buyers market.  Does this mean that there is a lot of negotiating for homes priced in those having a longer absorption rate?  No, not really.  As mentioned earlier it is a tool to use when pricing a home.  It is also important to know the competition!  As said an absorption rate is just one tool.  With that being said, … (0 comments)
