  &lt;h2&gt; How many  homes are for sale in Overland Park,  KS?&lt;/h2&gt;
&lt;p&gt;As of January 7th, 2009 there are 951 homes listed for sale in Overland Park Kansas..&lt;/p&gt;
&lt;p&gt; 

&lt;h2&gt;How many Overland Park Homes are selling?&lt;/h2&gt;
&lt;p&gt;In the last 6 months 782 homes have sold and closed in Overland Park KS. This is an average of 4.3 homes per day.&lt;/p&gt;
&lt;p&gt;In the last 3 months, there have been 211 homes sold and closed in Overland Park KS. This is an average of 2.3 homes per day.&lt;/p&gt;
&lt;p&gt;What caused the difference? Difficult to say with certainty, but there is the holiday season of course, and in mid September the $700 Billlion TARP or Bailout hit the news. Banks started to not lend money as readily and the general population got gripped with a little fear and paralysis.&lt;/p&gt;

&lt;h2&gt; How many homes are for sale in Woodland Creek?&lt;/h2&gt;
&lt;p&gt;As of January 5th, 1009 there are 6 homes listed for sale in Woodland Creek.&lt;/p&gt;
&lt;p&gt; 

&lt;h2&gt;How fast are the home selling and how much are Woodland Creek homes selling for?&lt;/h2&gt;
&lt;p&gt;In the last 6 months 6 homes have sold and closed. During the last six months the homes in Woodland Creek Olathe KS have sold in the range of $180,000 to $251,000. Woodland Creek Meadows sale ranged in price from $180,000 to $211,000 and Woodland Creek Estates had sales ranging from $219,000 to $251,000.&lt;/p&gt;
&lt;h2&gt;What is the sale Trend for Sales in Woodland Creek?&lt;/h2&gt;
&lt;p&gt;The trend, hopefully temporary, is one of inactivity. Of the six sales in the last six months, there has only been one closed sale in the last 90 days. There is a second contract pending which is accepting back up contracts. Some of that could be seasonal with the Holidays. Some of the slow down may be due to the economy and the news media keeping everyone's attention to their channel by saying the sky is falling louder and faster than the other channels.&lt;/p&gt;
&lt;h3&gt;What kind of houses are in Woodland Creek Olathe Kansas?&lt;/h3&gt;
&lt;p&gt;The homes in Woodland Creek, as originally built, were all 3 or 4 bedrooms, 2 to 3.5 baths, and 2 or 3 car garages. Some of the garages have 6' extensions on the depth and   a few have 10' extensions. The size of the homes on the Meadows side range from   1370 to 1900 square feet plus whatever basement finishes may be present. On the   Woodland Creek Estates side, the homes range from 1622 to 2564 square feet, plus   basement finishes and/or possible build out of an extended garage.

&lt;p&gt;As much as the media talked about the $1.2 Trillion dollars lost in capitalization yesterday with 777 point drop - I would like to see more than 15 seconds spent talk about the 800 Billion gained in capitalization gained today.&lt;/p&gt;
&lt;p&gt;It would also be great it the media stopped talking about the points lost, since the real number that matters is the percentage of change, not the points. The longer you have been following the stock market the more drastic the number can seem to you&lt;/p&gt;
&lt;p&gt;I would love it if the media would also talk about the fact that if the market dipped 6% in a day that you still have 94% of your assets in tact. And, lo and behold, the market came back the next day. Consult your financial advisor. I do.&amp;nbsp; No pensions evaporated last night. No diversified 401K disappeared last night.&lt;/p&gt;
&lt;p&gt;I would love it if the media talked about the fact that houses in Florida, Arizona, and California still have market value MUCH higher than many parts of the rest of the country. I would love to live within an hour of the mountains and 20 minutes from the ocean too. I just can't afford it. If the 900,000 home now only has a market value of $700,000...well I am sorry to hear of your loss. We have some great houses in Kansas City, Overland Park and Leawood with great home values and some extremely wonderful people and great schools.&lt;/p&gt;
