In an interesting interview on CNBC yesterday between David Faber and Mark (Mr. Mortgage) Hanson of the Field Check Group an observation was made that the current inventory of houses is really not the total picture.  Mark calls this the "Shadow Market."
It seems that a lot of the foreclosures from 2008 have not really be released from the bank's inventory yet (the"back end").  More is yet to come.  The interview claims that the banks are busy getting these home priced, etc. before letting them into the open market drib by drab in order to maximize their return.

I would really like to sell more million dollar homes and, until just recently, I thought it was all about the commission.  Now, I'm convinced I was all wrong.
I have this nice listing in Bethesda, MD that belongs to some wonderful past (and present) clients of mine that listed for $1,050,000.  I have another listing in another part of the beautiful MD Suburbs of DC that is nice, is not as spacious or in the "correct" school district listed for $354,900.
The folks who own the million dollar home have no problem fixing the place up and making whatever repairs … (7 comments)

I have this nice listing in a great location in Bethesda (OK, not perfect, but still very nice) that's selling for a tad over a million bucks.  Ther's a sign in the yard as there are on other million plus homes in the area. It's listed in the MLS.
I get a call today from someone riding through the neighborhood asking me about the house.  The caller comes right to the point:  " How much?"  I'm not one to try to "convert" every call I get especially if the caller doesn't really sound … (12 comments)

It's a little bit of a slow market and lots of buyers are looking at "short sales" as a way to buy a home cheaply. I'm always surprised at some of the things people will provide in their feedback about a house they've visited. Some of the things are absolutely valid and even "fixable" by the Seller - things like paint or clutter or rooms that need more light.  Some things are absolutely beyond the control of the Seller and are still valid from the Buyer's point of view.  However, I wonder if people pick out and "intangible" so they don't have to like the house.

I have this nice listing in Bethesda, MD that, for some reason, has been getting a lot of activity even though it's not cheap and it's not a "short sale" or foreclosure.  It's a normal, plain vanilla home sale. The reson it is a little surprosing that it is getting so much activity is because the list on it is over a million bucks.

Well.  I finally went to settlement on a transaction that was both quick and smooth.  I was the rep for some motivated Sellers looking to sell the home of the wife's deceiased parents.  They had tried to sell it through an auction but that didn't work and I was lucky enough to be referred by one of the kids in the Houston area who is a Realtor down there.
