listing: 9327 Limestone Place, College Park, MD 20740 - 11/06/09 04:55 PM
This home has a ton of appeal and a ton of potential. This house has what we, in real estate, call "good bones". Yes, it needs some cosmetic fix up here and there. However, it could be the perfect home to the right buyer who sees the potential and gets the right mortgage -- a FHA 203 (k) would be perfect.

listing: REO Listing Agents...Let me in!! - 12/06/08 10:12 PM
No, I don't want to take your business. I don't want to horn in on your REO relationship with "the bank". I just want to get into the house you're trying to sell on behalf of "the bank". I don't like the short sale/foreclosure niche, even though it's a huge niche. I prefer to deal with Sellers who have equity and don't need "third party approval" either from the buyer's side or the seller's side. However, if I have a client who doesn't mind the foreclosure that needs lots of work in exchange for a decent neighborhood and good price, I

listing: Open House Theft - 04/09/08 07:10 AM
I'm not a real big fan of Open Houses. One of two things usually occur: Nobody shows up regardless of the advertising or,The neighbors show up to see how your house compares to their home and to get decorating tips. There are other things as well: Monitoring an Open House alone can be dangerous for the Realtor, especially if they're aloneYour things can get STOLEN! Here is an article in today's Washington Post about a woman in Loudoun County, VA who went around to Open Houses and took prescription drugs, credit cards, electronics and anything else she could get her hands on. She also

listing: Realtor.com - Enhanced Listing Package - 10/25/07 08:39 PM
A while back a Seller was really adamant that I make sure their home was on Realtor.com "with the yellow border". Well, I went ahead and got the Realtor.com Enhanced Listing Package (at no small expense) and also their Featured Home package for one zip code (also not cheap). The idea was that my listing would get soooo much more exposure and I would be able to customize my listings with additional photos, virtual tour, scrolling text, custom text description and more. I'm wondering if it was worth it. I haven't gotten any good calls as a result of Realtor.com. What I do

listing: Free sites and a good VA - 10/09/07 04:41 PM
I need to admit that I am not the most tech savvy, internet surfin' Realtor out there so when I heard about Postlets and how they syndicate to lots of sites I was impressed. However, because of Active Rain and a wonderful VA my listings have been posted to no fewer than 10 additional free sites. My guess is that some of the sites are pretty obscure but, hey, anyway to get the listing posted to one more site and my URL out in one more place is OK in my book especially if someone else is doing it for me.
