I ask this question with tongue in cheek. I have been talking with some Realtors's and Title agents as of late. They all have one thing in common when a deal goes South ( Dies or has problems)  We agreed that a lot of deals that cancel or end up having an unsuccessful close of escrow do so because a lack of communication. A call or note could have prevented a lot of cancellations of escrow.  Sometimes we Realtors forget that there is more to this world than selling or buying Real Property. It takes events sometimes to remind us. Not the oooooooops I almost hit a curb while talking on the cell phone, but events that make you look at your life. We all have things we like to do, golf, shop, cook or BBQ ( my favorite as I love to eat)  or hobbies.  My brother passed away a weekish ago.  Dealing with that kind of thing makes you take a look at what you are doing. Well the forcast in the Phoenix area is @#$%#%# Hot and getting hotter. So the Prescott area is the place to be. The prices have dropped and homes are starting to move. I just had a site built horse property drop from $315K to $298,600.  A site built  home with stables and room for a arena. WOW.. Anyway if your clients are wanting to get out of the heat. I will pay a 30% referral if you mention this blog.

That is right you canlive adjacent to the National forest with-in twenty minutes from downtown Prescott  and a mile or two from Lynx lake.

Well I was just sitting here thinking about eating. Kinda scary huh.  So while trying to figure out what I want I thought I would be an oxygen theif for a few minutes and mention some places around town. So let's start with some good eats. Now I won't be rippin any places just mentioning ones I like and frequent.
Prescott:
One of my favorite places is the Iron Springs Cafe'  and it's Louisiana flavor. The Crawfish pot pie is mmmmmm mmmmmm and there is always fresh made deserts.. If your in town it is a must stop.

 I get  calls from sellers & buyers that want to talk with me about horse properties.  The biggest item of concern has been that they have worked with agents that claim to be knowledgeable in the horse property area. Then they follow that with questions about horse property.  Well I for one feel that just because it is zoned for or has a minimum acreage for horses doesn't mean it is a horse property.  I sold a fantastic couple a horse property a couple of years ago. Listing agent suggestions to sellers when home is priced in the market? But no offers.. - 05/01/07 09:15 AM
We all have had homes that don't seem to get any offers no matter what you do. It gets hard to understand sometimes. I have one of those homes.  I just suggested to the sellers that dropping the price may help to promote an offer but dropping the price hasn't really helped so far We have gone from $285,000 to $269,000.  Home is well staged and ready to move in. So we are trying a different approach.
 I suggested that they offer a buyer incentive on the home. $269,000 price with $4,000 from the seller to the buyer for closing/down payment needs.

So I am out showing some very well to do people property.  Most of the comments from my clients were some of these Realtor's should be into photography. Because the houses looked better in the pictures. I could see she was not enjoying herself. Well trying to lighten things up and I tried some humor. Didn't work. Matter of fact it made her more irritated as the day went on. But you know something always happens on days like these...
