seller: Incentives? Good or fluff - 08/01/07 01:18 AM

With the market being slow through out the country we are seeing more and more incentives. I have.  So what are the best or worst incentives out there?
Best
Seller to buyer contributions IE:  Seller offering cash for buyers closing cost, appraisal, home inspection ,home warranty.
Broker offering cash at closing to buyer.
Worst
Seller offering bonus to selling agent/broker. 
middle ground
Cash incentive to get a contract accepted by a cut off date
What do you think? What are you seeing out there and is it working or hurting your market?
As a buyer would an incentive sway you from one home to another?

Land can be  a tricky thing to price. Especially when land just exploded a couple of years ago. Man was there a frenzy in the Arizona market.  Well now land has gone the other way. There is over 78 month's of inventory in the Prescott area. So with land price is the usual motivator. SO how do you price land.
CMA  competitive market analysis is one way, that uses solds in the last six months. 
But that is what everyone is doing. As the market seems to be falling I thought I would throw some things out there.

So now the buyers are playing the wait and see game. they don't want to miss a good home and they also want to wait until the bottom reaches on the market place. Where is that?
just in the Prescott area I am seeing price reductions everyday. What I have noticed is the homes are dropping playing the stair case game. So sellers you must ask yourself do you want to drop to each stair before or after someone else does. I just got off the phone with an agent I have known for a long time.  She works hard and keeps in touch with her sphere of influence. She called me to vent. She was really angry. She has been friends with this other lady a long time. She just took her to lunch a week or so ago. They talked about homes in the area and what they were selling for.  Then guess what happens, the friend (or as she says so called friend) lists her home with another agent. The market is definitely in the buyers favor here in the Prescott tri-city area. We are seeing inventory go up and up and prices keep falling and falling. The hardest thing now is helping buyers find the right property and then convincing them when to offer. We have seen offers 15-20% below asking price.  The sellers seem to think we are still in 2005 when full price and above full price offers were coming in.

I ask this question with tongue in cheek. I have been talking with some Realtors's and Title agents as of late. They all have one thing in common when a deal goes South ( Dies or has problems)  We agreed that a lot of deals that cancel or end up having an unsuccessful close of escrow do so because a lack of communication. A call or note could have prevented a lot of cancellations of escrow. We all have our little things we do to clear our BRAIN.. I was playing a game online last night.  It is basically a 7 on 7 match with people all over the world.
